How much 2 bed flat in west end Glasgow???

Hello lovely Scottish people!

I am thinking of moving up to Glasgow as I’ve only heard great things and am just starting to look into it.

I’ve heard the West End area is lovely and am wondering if anyone has any insight into roughly what a decent solid two bed would be?

Rightmove is telling me around about £250k?? Does that sound right??

It will be just for me and my (small) dog - I would like to be near a park and cafes, restaurants etc so that may limit the streets a bit I imagine.

Not sure if you're currently in Scotland or moving from elsewhere in uk OP?
Do remember Scotland has an "offers over" system and you can expect to have to offer 10-20% over the asking price. In popular areas it can be more.

Some properties are advertised at a fixed price but that's quite rare at moment.
Sorry I'm not in Glasgow but hopefully someone who knows the area well will be doing shortly

What areas in the west end were you looking at in particular? There are some parts more expensive than others but for a decent flat 250k is probably about right I think. There are also some nice areas over the southside with parks, restaurants etc but since I come from the west end so to speak I'll leave that area to someone more local.

The West end market is buoyant at the moment
Any decent property wil go for in excess of 20% over Home report value

Thanks all - really helpful - I’m moving from s/e England - am coming to Glasgow in a few weeks for a reconnaissance but it ticks all the boxes on paper. Not too big but is stuff to do, friendly, not as expensive.

Yep offers over does sound like a new system to prepare myself for!

West end is what has come up mostly in my research so far but interesting to hear about the south end.

Hillhead or Kelvinside look to be the best areas in terms of being near a good park for dog walking???

@prettybird has more recent knowledge but I would also recommend the Southside. Shawlands is very vibrant and has Queens Park, Pollokshields is quieter in terms of cafes etc but has Maxwell Park and the streets themselves in west Pollokshields are lovely. Good transport links to the City Centre or West End from Shawlands or Pollokshields

Oh thanks so much that’s really interesting re Southside.

I don’t want to be right in the middle of the action but do want to be near cafes etc - I live on my own so like being out and about a bit.

We are currently looking to move to Glasgow in the summer as specifically the west end. I've been tracking the market and almost every 2 bed flat is going for about 12% over the home valuation report. Scottish system is very confusing e.g. Offers over £249,000 - Home Valuation £285,000 sold for £322,600. If you want to pay £250,000 you need to be looking at houses on at around £200,000. Remember to look at the free Home Report as this has the actual valuation in it.

OP looking at rightmove currently and bearing in mind the offers over system I'd say that's a smidge too little for the heart of the West End but you could certainly get something very nice nearby in a perfectly nice area.
It might be a good idea to post any specific places you have in mind on here as people will know the areas in more detail. For instance Queen's Park is indeed lovely but it's next to Govanhill which.... isn't.

I'm originally from Glasgow but moved to England 20 years ago and live in York. Husband is quitting his high paid job and we can get so much more for our money in Glasgow, and be mortgage free. He is from Ealing in London and really loves Glasgow. Huge fans of the architecture in the west end and the bars and cafe culture. Also I work for university of York and both of us hope to work for one of the 3 Glasgow Universities. Glasgow is great for transport with trains, roads and airport. Also 30 mins to loch Lomond. Brilliant shopping and great culture. Our house goes on the market in July. We plan to rent for a few months and hopefully buy in Dowanhill, Hyndland or Hillhead.

Thanks @FitAt50 - I’d honestly never really thought of Glasgow until a friend suggested it and the more I research it the more wonderful it sounds!

You will find Glasgow much wetter than you're used to so as long as you're ok with that.
West of Scotland is quite wet.

Yep the rain - theoretically I don’t think I will mind it. But I realise that I may struggle with it more than I anticipate.

I’m actually from Australia and I LOATHE hot weather and burn in a second. But I do realise that I may be over correcting…

I live about 35 miles east of Glasgow and it is markedly drier here but a bit cooler.
There is a definite rain line as you head west!

The west end is great but in normal times, full of students. Some love that but others don’t. In the south side, in addition to Shawlands, look at Strathbungo which is just at Queen’s Park but at the right side of the park, you want to avoid the other side which is Govanhill. The other good thing about Shawlands is that Pollok park is within walking distance and it’s fabulous!

Oh can you imagine what strathbungo comes out with in my Australian drawl - I’m not sure if they’d let me move in!

But yes that area does look lovely and maybe a bit more chilled than the west end -

The west of Scotland might be wet, but when there’s so much green in the surround areas. Beautiful

Have a look at Partick : some estate agents lump that in West End but it's really an area on it's own. Walkable to victoria park for the dog. It's very bustly and has a train station.

Yes definitely post areas/streets you're considering. Agree re Govanhill (sadly). Also yes to Pollok Park - fab. Also Bellahouston park.
