How much 2 bed flat in west end Glasgow???

Hello lovely Scottish people!

I am thinking of moving up to Glasgow as I’ve only heard great things and am just starting to look into it.

I’ve heard the West End area is lovely and am wondering if anyone has any insight into roughly what a decent solid two bed would be?

Rightmove is telling me around about £250k?? Does that sound right??

It will be just for me and my (small) dog - I would like to be near a park and cafes, restaurants etc so that may limit the streets a bit I imagine.

Partickhill is a really nice location and flats might be a little cheaper there than for instance Dowanhill or Hyndland.
Agree that there's some really nice bits of the Southside and you'll get that bit more for your money too.

Weather aside Glasgow is a good location. You've got really good proximity to the Highlands, practically on your doorstep, plus the Borders, Lake District, Edinburgh.... and property is still quite good value here compared to a lot of the UK.

Finnieston and Hyndland are nice West Endish spots too.

I think property goes really quickly so you’d need to be good to go. I’d get in touch with a good local property solicitor for advice on pricing, procedures, and preparedness.

I’m quite jealous, love the west end

This would be a good one. Youll have the river Kelvin view behind you. Close to the tube. Kelvingrove park a few steps away and the uni.

Glaswegian here. I’ve lived in Shawlands and West End. Now boring and stay in the ‘burbs.

Shawlands is a good place to stay and the areas around it, Strathbungo, down towards Mount Florida if you want stuff on your doorstep. It’s a bit cheaper there.

But…. My heart is in the West End. All areas you’ve mentioned are fab. I lived in Broomhill in a tenement for years, a couple of minutes walk from Hyndland Station. Loved it. Train line so handy for getting about and not a far walk to all the other areas. There’s a few bars / cafes on Crow Road right on your doorstep too and a cute little park. If you’re looking at flats, it’s a bit more reasonable than Hyndland and they’re next to each other. Walking down to Byers Road and wandering down to Kelvingrove on a sunny day is fab. I hope you like it :)

I grew up in Hyndland and my wee granny still lives there. The West End is a lovely place to live, so much going on. I love going back to visit.

I live not too far from here in Scotstoun. I started out looking for flats in Partick as I loved renting there but it was too expensive to buy.

I like it a lot here. West End is right on your doorstep, great links to the centre and Victoria Park is great. I paid £130k for a spacious tenement recently.

We moved to knightswood and love it!
Close enough to the west end and we live on the canal so dog walks galore and cheaper than the west end x

I've lived in both the west end and the southside and I really don't get the love for the West end. It's the southside for me every time although some parts of the West are good for a night out and restaurants. Lots of great parks in the south, brilliant wee communities and shops, bars and cafes. As already mentioned avoid Govanhill but shawlands, strathbungo, battlefield, Mount Florida and cathcart are all nice.

Remember your mortgage lender will only give you a mortgage up to the value of the home report, you will almost certainly pay more than that so you need to be able to make up the difference yourself. Glasgow is a great place to live, enjoy.

Two bed ground floor nice tenement flat, good street , offers over £189k, I don’t know the home repost value - I’m guessing 210 or 220 - so you might get it for around 250.

SimIlar flat in Broomhill, good area and street, slightly less studenty than Thornwood. Same price as above

I’ve not linked to other flats in Cleveland Drive, Kelvindale, Knightswood and Bearsden currently on the market as they are more residential areas and a bit further out that I suspect you want.

I should have said that the market in Glasgow is very hot right now and many properties are sold within 7-10 days. So realistically you’d need to sell where you are and rent up here for a few months.

Most good west end flats will go to a closing date ( sealed bids ) and you are very unlikely to be successful if you have a flat to sell in England, which could take months. Most people here will want a date of entry (exchange ) in 6-12 weeks.

Some estate agents won’t even let you view if you’ve not put your own property on the market / sold in Scotland, let alone down south.

You will need a Scottish Solicitor . Do not I repeat NOT try to do this with an English solicitor as the system is totally different here and you could get in a real mess.

Eg offering on several flats at a time, trying to withdraw after missives are concluded, not understanding that you can’t view again until missives are concluded, trying to gazump, trying to make offers on properties that are SSTCM , not understanding that your mortgage lender will only lend against the HRV, not the purchase price.

Other random thing - some modern blocks of flats don’t allow dogs, so just check. Tenement flats will be fine.

op-have you been to glasgow?
if you like bustle,cafes,town..ut not jam packed falkirk perth or dundee might be more for your money

Haven’t actually been there yet but am going up in a month to have a look around and see how it feels - will def try and get to those other places to have a look too!

Am renting at mome so nothing to sell which does make it easier

Just wanted to add that while the Scottish system of offers over is mental and annoying. Once you have an offer accepted things are a good deal more straightforward than in England. You don't see the gazumping or gazundering that goes on there.

It's because of the "offers over" bidding system @FFSFFSFFS
A bit like auctions start with a much lower price than people are expecting.
But some people do advertise in price brackets ridiculously much lower to generate interest!

I think that would go for more than £250K though. DD bought in the west end in 2020 and we were surprised by how much over the o/o price and HR valuation things went for. We were told to assume 10% over HR value so I think you'd have to start from assuming 10% over the offer over price.
