I'm hoping for some guidance.
We've recently been told my dh job is being moved to Scotland, we're currently in England.
I know that your house buying system is different to ours and would love any practical advice on combining the two systems, can you combine them or do you have to seperate sale and purchase.
I've read a few things but thought it might be easier to ask here because I'm unsure of it.
You have a survey done prior to putting a house on the market? Sellers pack, presumably that means sellers are more serious than in England because the initial financial outlay.
Houses are listed and you're expected to offer over that price? How much over? Seen something about sealed bids too.
Can you view the survey/report before deciding to view a house or do you only get to see it after viewing.
Are missives the equivalent of searches.
It become legally binding in Scotland earlier in the process, here its very late, at exchange, when does it become legally binding please.
I think this is what's concerning me with the two different processes coming together.

I live in that area OP and the market is moving really quickly at the moment. Properties are going for quite a bit over Home Report price at the moment. It is a nice place to live though and hopefully the market will have settled down a bit by the time you come to move.

Would definitely agree with previous advice to rent and then buy. You have quite a diverse search area. Any idea of your budget for a purchase? What size ? Town or rural.?

celtiethree no don't apologise, this is all great information, dh tells me spring 2022 is the proposed timeline, so that could work. So a higher is equivalent to a-levels and 5 subjects, thats more than they would choose at a level grade here.

Would like detached, min 3 bed, I think town for ease for the children, although my dh wants chickens so possibly rural, helpful I know Grin, budget £320,000ish we're quite open with style of house, new old etc, I just want it to be energy efficient, I hear it's cold up there Grin

It's not really equivalent to an A level, more like an AS level, it's what's used for university applications though, although you can then stay on an extra sixth year and do Advanced Highers (usually two or three) which are worth a few more UCAS points than A-levels, if you want to go to a top uni outside Scotland you really need to stay on and do Advanced Highers. It's worth checking what Advanced Highers are available at schools, it varies a lot and there is not often as much choice as there would be for A-levels.

@hassletassle it might be worth speaking to a local solicitor to see if there has been any other interest in the property or even the owner. I wouldn't put in a offer without your English property selling but not all areas are moving quickly.

I’m trying to think qualifications wise too I think it’s going to be quite tricky for her as unlike A levels Higher are one year courses but usually what happens is in 5th year so age 16-17 they sit maybe 4-5 (max 5 if high fliers heading to uni some will sit two for instance) then in 6th year age 17-18 depending on how they got on they may resit some to get a better mark, sit more or do they do advanced Highers still ? (Mine have not got that far?

So if your DD were to move at the end of fifth year that would be tricky for her if you know what I mean as she would have missed out on her first year of Highers?

In terms of tariff for ucas a higher sits below an A level and an advanced higher is above. They are very different and IMO difficult to compare.

My cousin lives in Balloch, her daughter travels into Glasgow to go to The High School of Glasgow (private). The scenery around Balloch, Alexandria, Dumbarton is very nice but there are some very deprived run down post industrial areas with associated problems so research areas carefully.

@sweetkitty English 5th year is the same as Scottish 4th year so she wouldn't miss Highers (but she'd have to move by the end of May to get all the teaching).

@MinniesAndMickeysNeedCounting I live in Helensburgh and there is currently a planning application in from Taylor Wimpey for a lot of new build houses. That might tie in well with your timeline especially if you rent for a while. I also know a lot of Navy people Smile Is your DH a submariner? Any questions about anything give me a message Grin

@Wbeezer ah I see I thought if she moved aged 17 she’d split inbetween 5th and 6th year I’m getting myself confused and your right most high schools start the higher courses beginning of June now but there’s always those who chop and change come August depending on results.

We've actually viewed a couple of those houses Grin one is absolutely beautiful, but not quite in the right spot for us. We're renting, it's much easier than trying to juggle two systems. The poster who intimated that rural properties are less in demand didn't reflect our experience at all. Rural homes (especially detached) with great views are attracting huge interest and if they need a bit of doing up, even more so. In fact, despite being cash buyers, we've been refused viewings on a couple of properties as they already have so many offers over the home report valuation.

@MinniesAndMickeysNeedCounting Also I'm pretty sure you can put in a placement request for a school even if it isn't your catchment area. Class size numbers obviously decide whether it's successful of course

timeandtune I've had a look on rightmove and zoopla to see what our budget will get, it's one of the reasons I posted, I wasn't sure about the offers over thing, but it seems to vary to much to have a definitive answer unfortunately. I'm trying not to get attached to any houses with my timeline, saying that I really like one that's not in any of the areas I listed. Will see if i can link it in a minute.

The changing from one education system to another sounds a pain, perhaps she'll have to effectively move back a year if she misses the intake.

I'm going to get to sleep and have a read through again tomorrow, well actually later today, to see if I've missed anything. A lot of the education info is going over my head atm, but possibly just cause I'm tired, was planning an easy night.
