Edinburgh family property...

I am posting this with very little prior knowledge so be patient please! We are British expats thinking that we will hopefully move to Edinburgh in next 2 years. I am tentatively looking at property. We have 2 dds who will be 10 and 7 next year. We will probably send them to private school, but open to state options too. If you were spending £700,000 and definitely needed 3 beds and outside space, where would you look? I have a lot of family in Scotland but more in the countryside towards St Andrews. My DH will be travelling quite a lot, and I prefer to be in a city. I don't mind an apartment if it has high ceilings...! Any thoughts greatly appreciated.

My friend lives in Ramsay Garden. It's a fantastic location but Tourists constantly shoving their cameras everywhere and not moving out the way while she drives out the car park. She often needs a permit for the festival and concerts too. But it's fab to sit in her window and listen to the concerts or watch the fireworks.

Edinburgh New Town, Morningside, Colinton, Bruntsfield, Murrayfield would be where I would pick rather than the old town (pain for parking)

Murrayfield would be my choice. Lovely houses with gardens. Close to town. St George’s girls school. A nice local pub. Murrayfield stadium for rugby.

Agree about Murrayfield. Nice family area, a couple of private schools nearby. St George’s and Mary Erskines. State primary is Roseburn, which used to have very small class sizes as it was undersubscribed due to the amount of local kids who go private. Not sure if this is still the case. State secondary is currently Craigmount, but there may be a boundary change in next few years to Tynecastle.

I don’t like the Broughton St property (above a shop). I wouldn’t fancy Ramsay Gardens with kids. No outside space and that kitchen is odd. Likewise, the Ravelston property must have a separate flat on 3rd floor. I’d want a whole house. Nice style though.

Also echo New Town, Bruntsfield, morningside, colinton for flats with high ceilings. Trinity and Corstorphine more family areas.

thanks all! having a look now. Where is the best area for a house with garden in that budget? I was presuming we couldn't afford a full house to be honest. I want a buzzy area, I think...

Where would you recommend that is a very easy commute, ie. when daughters are teenagers they can get into town on their own etc. but could afford full house and garden? Sorry to be so vague. The whole idea is new and trying to get a sense of our options. I immediately go for high ceilinged vintage property (probably because of where we live at the moment :)

Morningside/bruntsfield are very close to town and have houses with gardens just off the main streets. Lots of pubs and restaurants.

I love these threads.

I wouldn't purchase anything without outside space EVER. Especially since we all saw what happened in lockdown to those in flats. But I am sure you are factoring that in now.

I haven't a clue about Edinburgh except it is a great place to visit.

Colinton/Morningside/Bruntsfield for me without a doubt. There are some absolutely gorgeous houses there, Morningside and Bruntsfield have loads of little cafes, restaurants and shops and are within a very easy walking distance to the city centre. I spent all my uni years in Morningside and loved every minute of it.

Morningside/Bruntsfield. Beautiful, close to town, lots of outside space, great café culture, pubs, library etc.

Can't go wrong. Plus good state schools and a stones throw from Heriot's and George Watson's if preferred.

I’d start with schooling first and decide a) what schools you like and b) where your kids can get in. For example, if they can only get into George Watson’s, there is no point buying in Murrayfield as you’d spend all your time in your car.

I’m out of touch with prices in the South Side but you are unlikely to get a 3 bedroom etc in Murrayfield for your budget. And I’d steer clear of Trinity as it’s a nightmare to get to and from with all the traffic on the Ferry Road.

Blackhall may be a good bet- houses are cheaper, close to both ESMS schools as well as Fettes and St. George’s and also on the bus route for Heriot’s. Good state school provision too. Mostly bungalows but I am sure you could get something within your price range.

Newington/ Grange area in south side might work. Great buses but only 20 min walk if that to Princes St. Lots of lovely houses and close to the Meadows (huge grassy park area with superb children’s playground) and Holyrood Park and the Commonwealth Pool. Parts are very ‘students/bohemian’ rest large stone houses on residential streets. You won’t get large detached house for that budget but may get half house or semi. or lovely flat. Good state high school catchments - Boroughmuir or James Gillespies or numerous kids in Newington area go to private George Heriot’s school age 4-18) within walking distance through the Meadows.

I know someone who lives in Ramsay Garden too, whilst beautiful and her view is AMAZING, it’s an absolute bugger in the festival. Parking is a nightmare.

I’d look at Stockbridge, morningside, inverleith.

Stockbridge Craigleith/ Orchards or Blackhall all close to centre, houses have reasonable gardens. There is one on Orchard road sorry I cant do the links. It's a shell but with cash spent on it would he fabulous and well within price range. Have a look on espc. Can walk to city centre and the botanical gardens. Close to ESMS and St Grorges also Flora Stevenson Primary at the end of the road. Good luck!
