I am posting this with very little prior knowledge so be patient please! We are British expats thinking that we will hopefully move to Edinburgh in next 2 years. I am tentatively looking at property. We have 2 dds who will be 10 and 7 next year. We will probably send them to private school, but open to state options too. If you were spending £700,000 and definitely needed 3 beds and outside space, where would you look? I have a lot of family in Scotland but more in the countryside towards St Andrews. My DH will be travelling quite a lot, and I prefer to be in a city. I don't mind an apartment if it has high ceilings...! Any thoughts greatly appreciated.

This is a fantastic area right by blackford hill. The train line you see is very very quiet freight only.

Posting those ideas coz they look lovely to me, interested to hear pros and cons.

I do think as an expat looking at a 'return' (though I have never lived in Scotland before) one feels rather at sea Confused

We def wouldn't live anywhere without outside space. We come with a rescue dog

You’ll need to add about 10% to the offers over price in that area. So waaay over your £700k budget. It is also VERY city-centre not a residential area at all. But if that’s what you prefer..l.

Echoing others - Morningside and Bruntsfield - lovely independent shops and close to the city centre

Costorphine/Murrayfield way you'd get a nice big place with a garden for your budget. There's lots of old high ceiling buildings around. It's about 10/15 minutes on the bus into town and about a 20 minute bus to the airport for your husband.

For me, Morningside and Bruntsfield (particularly the former) are too far out. I think the New Town or Hillside areas are way more buzzy but also residential, and transport routes across town are excellent (def for Hillside, depends where in the New Town). I disagree that Cumberland St is not residential - I think it’s very residential. But that property is way above your budget. We don’t have outside space and I’m happy with that - even during Covid it hasn’t bothered me because there’s excellent outdoor space all around. Which ever area you’re in around the city centre, there’ll be several easily accessible private school options, and really easy for kids to get around town by themselves.

Morningside is becoming a bit suburban - Victorian suburban that is. You probably want Stockbridge, bruntsfield, bits of Marchmont, trinity....

I think Trinity is a bit suburban. To my mind, anything that’s more than 10 mins walk from Princes St and/or the High St isn’t central.

If you want to be really central, with 3 beds and outside space £700k isn’t going to be a big enough budget in my opinion.

Are ex manses not normally the biggest houses in the blumming area? Likely to be detached too. That’s a nice house tho.

I also like the Learmonth property. My friend lives in that street. V central. Easily walk into town or down to Stockbridge.

Start looking at prices £625k ish. Offers over for popular areas do go well over. Or fixed price £700k

If £700k is the absolute top of your budget then you need to be looking at properties below £700k as most prices are "offers over" - unless there's a serious recession offering at price or below won't get you anywhere.

Cramond is nice but not really central Edinburgh. Closer to town I'd look at Morningside or Colinton.

edinburgh is a small city with great bus routes so areas like stockbridge, morningside is walkable to the centre
