Moving to Glasgow from England for work - can we get semi-rural but commutable?

As the title says, we’re relocating to the Glasgow area for my husband’s job. He’ll be commuting 3 days a week, while I work from home. This means we can be more flexible in location as it won’t be a daily event.

Ideally we’d like somewhere semi-rural but which has reasonable transport links to Glasgow centre (public transport). We don’t know the wider area at all, as all friends are city-based. Is this plausible? Are there any areas where we could narrow our search to (my husband is up there currently and has been taking the train around, but because Glasgow is so big there are so many potential places and have no idea where to start)?

General requirements that might be useful: we have no children and won’t be having any, so schools are of no concern, but I’d like a large garden at minimum, with an acre+ of land ideal. I keep chickens and want a bigger flock than what I can currently fit in the garden of my 3 bed ex-council semi! I’d also like to be more self sufficient in general. My husband and I both grew up with large gardens in which fruit/veg were grown, and I want the room to do that on a larger scale. We’d want at least 2 bedrooms and either room in the house for a study, or room outside for a garden office (which is what I have now).

We have lived semi-rurally before in Lancashire (only shop in village was a small Spar, population of the local area which had 3 villages was 2k) so we know what that entails). We aren’t looking for a ‘nice’ area particularly, as we lived in the mainly council side of our village in Lancashire and on a mainly council estate now in the midlands. We have always got on well with neighbours.

Budget is probably £400k, with a tiny bit of wiggle room. We know that Scotland has an offers over system, so how much lower than £400k should we be looking at in our search? Do we need to have sold our house in England before making an offer (rather than just accepting an offer)? We shouldn’t have a big chain as we’d be a first or second time buyer’s house, but I don’t want to jeopardise anything with such a big move!

Thanks for any advice you can give (even if it’s ‘don’t be ridiculous, you can’t get that’ so we know to lower our ambitions).

Not sure about transport links but balfron area is nice and close ish to Glasgow.

These are 2 lovely country properties . Larger than is ok and about 45 mins to Glasgow. Port of Mentieth is 40 miles from Glasgow which might be too far.
For easier commutes the Kirkintilloch/ Lenzie are fine . They are in North Glasgow. I kept chickens in my back garden there as did a lot of neighbours.
Balfron is nice in North Glasgow and it’s possible to commute from Stirling and surrounds.
There are lots of villages on the south side - bridge of Weir, Eaglesham for eg .

Commuting into Glasgow purely by public transport is possible but would take a while/co-ordination, but i presume that park and ride is possible? About 10 miles into Dunblane or Bridge of Allan station and just over 30 minutes on the train into Queen Street station.

Maybe think about Strathaven, although the transport links could be better.

Budget wise, I would look at properties with offers over £350k and you don't have to have sold, but being under offer is preferable, as it probably would be anywhere.

Houston and Bridge of Weir are nice, and easily commutable for Glasgow. Plus they have good primary and secondary schools.

So many gorgeous places! I’ve been saving to my rightmove account and forwarding them to my husband, thank you all so much!

Good to know that we can probably start offering as soon as we have accepted an offer! We’ve rewired, had gutters/fascias/new boiler/new windows/new bathroom all in the last 3 years so hopefully there won’t be shocks for people on surveys that would make them pull out!

Also sensible to look around the £350k mark. We can stretch higher (could go up to £450k if we got max mortgage and cashed in all our savings) but the lower the better of course. We’ve bought under budget on both last houses and don’t regret it!

You need to hire a local solicitor who will advise you on the process here and how much to offer. Do not I repeat NOT even think about using an English solicitor, they will get you in deep shit I promise you.

If I were you I’d spend some time travelling around the areas you are interested in and crucially checking out the commenting time. Which, you will appreciate, is not the same as google maps tells you now at 8pm on a Sunday evening. It will help if your husband has flexible hours in his job.

To get the land you want within your budget, you will have to go a fair way out of the city I’m afraid , so that’s a longer commute.

That means you have a lot of areas to choose from. Which is good but it means you have a lot of areas to look around.

A tip - East Dumbartonshire and East Renfrewshire generally have very good schools which puts up the local prices. And it’s of no benefit to you as you are child free.

Better options , as Pp have suggested , are probably Ayrshire, Stirlingshire, Lanarkshire ( huge country , has some grim bits ), Renfrewshire .

I would start your search based on where exactly your huband’s work is. If it’s city centre, base your search on places with good public transport links as driving in during rush hour and getting parked is a pain in the arse.

Also, you would want to avoid a commute that would take you from the outskirts of say Ayrshire to somewhere on the outskirts of the north of the city for the same reason especially as your not tied to a location at the moment and you can find amazing places both north or south of the city.
