Moving to Glasgow from England for work - can we get semi-rural but commutable?

As the title says, we’re relocating to the Glasgow area for my husband’s job. He’ll be commuting 3 days a week, while I work from home. This means we can be more flexible in location as it won’t be a daily event.

Ideally we’d like somewhere semi-rural but which has reasonable transport links to Glasgow centre (public transport). We don’t know the wider area at all, as all friends are city-based. Is this plausible? Are there any areas where we could narrow our search to (my husband is up there currently and has been taking the train around, but because Glasgow is so big there are so many potential places and have no idea where to start)?

General requirements that might be useful: we have no children and won’t be having any, so schools are of no concern, but I’d like a large garden at minimum, with an acre+ of land ideal. I keep chickens and want a bigger flock than what I can currently fit in the garden of my 3 bed ex-council semi! I’d also like to be more self sufficient in general. My husband and I both grew up with large gardens in which fruit/veg were grown, and I want the room to do that on a larger scale. We’d want at least 2 bedrooms and either room in the house for a study, or room outside for a garden office (which is what I have now).

We have lived semi-rurally before in Lancashire (only shop in village was a small Spar, population of the local area which had 3 villages was 2k) so we know what that entails). We aren’t looking for a ‘nice’ area particularly, as we lived in the mainly council side of our village in Lancashire and on a mainly council estate now in the midlands. We have always got on well with neighbours.

Budget is probably £400k, with a tiny bit of wiggle room. We know that Scotland has an offers over system, so how much lower than £400k should we be looking at in our search? Do we need to have sold our house in England before making an offer (rather than just accepting an offer)? We shouldn’t have a big chain as we’d be a first or second time buyer’s house, but I don’t want to jeopardise anything with such a big move!

Thanks for any advice you can give (even if it’s ‘don’t be ridiculous, you can’t get that’ so we know to lower our ambitions).

More great tips! My husband’s job will be city centre which is why we’re looking at public transport options primarily (so rail links to the city - he can do a Park and Ride/cycle to a station and then get the train). We have no ties or preferences for any location as long as it ticks the big garden/land + 2+ bedrooms with relatively easy commute.

That’s a huge budget for what you want- you will have lots to choose from!

The posher rural areas are Balfron Dunblane, Strathaven, East Renfrewshire, Bridge of Weir/Kilmalcolm but if you don’t need schools you will get more for your money in Ayrshire or Lanarkshire- look up the rail map and focus on villages close to the stations.

South Ayrshire around Alloway is also lovely but a bit further away or up towards Loch Lomond/ Helensburgh.

Some people even commute from Dunoon/ Rothesay if you want really remote!

We’re making the move too. DH already there. I’d be careful about putting in offers before you’ve completed in England as buyers in England can pull out far more easily than in Scotland, so you might find yourself committed financially in Scotland but with your buyer potentially pulling out last minute.
We’re going into rented first to avoid the situation.

We’re looking around Lanark.

I have a few friends in Dunlop who love it there - it's a quick journey in to Glasgow city centre by train.

Stewarton is nearby - not sure if there is a station there or not.

Thorntonhall or the areas around eg Carmunnock are nice - but the latter does not have a direct rail link. Same with Eaglesham.

Parts around Houston, Bridge of Weir, Quarriers Village, Kilmalcolm are nice - again I am not sure about the rail links but the villages are nice.

I would say Killearn is nicer than Balfron. Blanefield may be worth a look too.

There are two trains an hour between Glasgow and Stewarton, it takes 30 mins.

You won’t get anything with land for £400k in Thorntonhall, Carmunnock or Eaglesham.

I stay in the Dumfries and Galloway area you can commute from lockerbie via train 58mins into Glasgow central. Lots of rural areas around lockerbie. Its also an hour to Edinburgh from lockerbie also.

Helensburgh would probably suit you well.
Lots going on if you want to join in, an independent cinema and shops, plus a pretty good restaurant scene.
Trains every 30 mins to Glasgow/Edinburgh.

Largs is an hour in the train, on the coast, golf courses, sailing and a wonderful wee community. Low crime, excellent school and safe.
You may want to look at the local papers online for some areas.

Lochwinnoch, Kilbarchan, Houston, Bridge of Weir are all communtable - half an hour - the first two having a railway station nearby. The latter two having a first class state school.

Helensburgh too, is beside the sea, close to the Loch lomond area and a naice area.

We're in lennoxtown, 10 mins drive to train station, and 10mins on the train from there to city centre. £15 in a taxi home from town. 20/25 min drive. We moved here a year and a half ago and I love it!This is the view from our bedroom window.

Might struggle for a huge amount of land (although there are some more secluded/farm properties that you might get that with) but plenty of amazing lovely walks etc

The house across the road from us is going up for sale any day!

South Ayrshire, Alloway, Doonfoot, Carrick hills area.

Train, bus or drive to Glasgow in 50min-1hr. Rural but facilities near by, costal, hilly and woodland.

Helensburgh every time!

40 mins by train to Glasgow. 15 mins drive to Loch Lomond.
Loads of good places to eat, drink & be merry. Good selection of independent coffee shops. Local butchers, fishmongers, fruit & veg shop. Lots of local retailers.
Oh, and lovely folk too! Tis a good place to be 😊
