We're trying to buy a house at the moment and it feels like the market has gone a bit crazy recently. e.g. we've lost out on 2 places that went to a closing date and another place went under offer the day before our viewing was supposed to take place. We saw a nice house on Tuesday and made an offer (at the home report value) yesterday. Today the agents have said the vendors "want to wait till after the weekend" which I assume means they have other viewings areanged and will try to make this go to closing date as well.

I feel like we're never going to get an offer accepted unless we go waaay over home report value which seems madness! Anyone else going through this??

This upper conversion has only just come on the market (within the last day or so - or at least, the sign has been up no longer than that). It might be a bit small for you, but it is in a VERY nice street Wink. The door is round the side.

It probably backs on to the Nithsdale Road one for sale (first one I linked to).

Thanks prettybird and felkov always wondered about that. Expect an on the ball lawyer advises before purchase. I was born on Nithsdale Road (not actually on the road) Grin but now many miles away.Sad

Claudia - it can however restrict the companies you can use for building insurance Hmm. It freaks some of them out that you can jointly own the fabric of the building and that there isn't a freeholder per se Wink.

Though I do wonder why GSPC take such terrible photos . I'm guessing the living room has a 5 light bay window , but I have to guess because two windows are covered with curtains . Because obviously you want to hide the best feature of the room ......Hmm

That house just needs a bit of TLC. Garden could be lovely

No - it's not a 5 bay window. If it's like ours, it'll just be wide wood panelling which may or may not be shuttering ours isn't

Aytoun Rd is lovely. isn't it one of the widest streets in the whole city or something? we looked at a semi on Aytoun Rd a couple of months ago with a huge garden but it was run down inside and another one of the "needs a new roof/kitchen/bathroom etc" category which could become a moneypit. But that conversion looks in pretty good condition so could be promising!

Didn't know that! It gets lots of Learner Drivers practicing. I describe it as like a street from another century - wide and quiet. There used to be a problem with some kids drag racing along it but they've put in some speed bumps which have stopped that. The gardens are indeed enormous Smile.

"Single Dad", the series with David Tennant was filmed in a house on Aytoun Road (opposite where the semi for sale is). People down South couldn't believe that a photographer and teaching assistant could afford a place like that Shock. Little do they know what good value the houses are in this part of the city Wink.

Felkov - I understand why the " needs a new roof " is off putting

But replacing a kitchen and bathroom isn't that expensive , if you can get the house for less . You wil get much better value for money if you buy a house that needs a bit of work in a better area . Most people can't see past hideous decor and a dated bathroom suite

I suspect that if we were to have a survey done now, it would also say that the roof needs replaced Blush

For the moment, we're making so with ad hoc repairs and dh emptying basins in the eaves after heavy rain but we will need to bite the bullet soon Hmm

According to the vendor 15 years ago, the kitchen (in the small room between the two large front rooms) was a "major selling point" just as well he hadn't heard us two minutes earlier saying "the kitchen's got to go" Wink

Kitchen is now in one of the large rooms at the back (and the small room is now a study): the whole job, including cutting a totally new window through 3 foot solid stone walls the only double glazed window in the house so that we could look out onto our own back garden rather than the side of the house next door plus all the appliances including my beloved American fridge freezer came to c.£10k. We now have a lovely bright, modern dining kitchen.

The bathroom does indeed still need to be done - as does the bathroom on the attic floor. After 15 years in the house, I'm finally getting around to making plans...Blush But they are both still fully functioning ok, the one upstairs has crap water pressure because it is beside the boiler and water tank

So yes, it is a money pit - but a manageable money pit Grin

You're right it isn't always really expensive to sort out kitchens/bathrooms. Its more the combined costs in some of the places we've seen, where the owners have been there for 30+ yrs and just patched over the problems!

i quite like places with hideous decor (if there are no structural problems ) as i always redecorate anyway and you can often get a bargain if its got orange wallpaper and swirly brown carpets!
