Property in Glasgow, help!

We're trying to buy a house at the moment and it feels like the market has gone a bit crazy recently. e.g. we've lost out on 2 places that went to a closing date and another place went under offer the day before our viewing was supposed to take place. We saw a nice house on Tuesday and made an offer (at the home report value) yesterday. Today the agents have said the vendors "want to wait till after the weekend" which I assume means they have other viewings areanged and will try to make this go to closing date as well.

I feel like we're never going to get an offer accepted unless we go waaay over home report value which seems madness! Anyone else going through this??

Band G is £2,550 in not so posh lanarkshire

( assuming you mean the total you pay to the council , which includes water and sewerage and not just council tax alone )

You will be. Look out for the crazy people drinking bubbly in their driveway! we even sometimes offer it to people we know and have plastic glasses for that purpose! Grin

I live in one of the popular school catchments that has been mentioned. Everything that has gone up for sale locally recently has gone to closing date and then under offer within the week.
My advice in these areas is to not pay too much attention to HR value and go in with your best offer. If you don't someone else definitely will. Good luck.

If you look just outside Glasgow and are willing to commute, then there are some areas where properties go for under the asking price.

we're going back to see the house we offered on last week. No closing date (yet!!) so maybe we will be in luck at last...

Ooh prettybird that would be brilliant.

Budget is ideally £450k but we can go a bit higher for the perfect house.

we've stayed in the west end since 1996 and love our little flat but its just too small for us now. it'll be sad to leave but hopefully we can stay in the new place just as long!

This is in a nice part of the world Wink. It's well within budget which allows for "offers over" but might not be big enough for you.

It's very similar to our house (which we love) but ours is an upper conversion rather than the ground floor. It means that it is only 3 beds, unlike ours (which also has the attic) which has 3 beds, study and separate dining room (as well as dining kitchen). Lovely large rooms with beautiful high ceilings.

It'll be in Bellahouston's catchment but you'd be able to get a placing request for Shawlands (only a 15-20 minute walk). Think it's Glendale Primary school catchment, which is a great primary school (new, bigger Glendale with Gaelic medium unit currently being built).

Upper conversion - this is similar to the configuration of our home (better not let dh see it as he'd like to do that to our attic floor - where ds currently has his room). Not sure how "hot" the market in Polloshields is at the moment - suspect this one might go for more than the asking.

We've viewed both of the semidetached ones. They both need quite a bit of work (think new roof etc) and have been on the market for ages as a result so could be a bargain if we can do the work needed. we did quite like the one on Shields Rd but until you mentioned raved about Shawlands Academy i wasn't sure the schools were any good Wink

Looking at the floor plan, your entrance would be at the side, not the fancy front door (I remember being slightly disappointed at that when we first visited our place). Doesn't stop the inside being fab - you just have to accept a lower hallway that's a bit narrow - but then fabulous light rooms and space on the upper floors.

We were sold by the time we got to the lovely stairwell with double height arched window, before even going into the large lounge with marble fireplace and original elaborate frieze and coving Grin

I think that part of the Avenues might be shared catchment between Shawlands and Bellahouston. Can't remember the detail of that bit, but I remember there was one part that was strange (was recently involved in a consultation about catchments but more about the other "end" - Battlefield and Merryless)

A primary school friend of ds lives across the road from the Shields Road one - he went to Holyrood.

Shawlands would be a 10-15 minute walk from that one.

Apparently there were lots of placing requests this year for Shawlands Academy (judging by my neighbour, whose ds is in P7, a lot of them from Glendale Primary) and all were able to be accommodated. Smile

Does the upper half of conversions have responsibility for the roof or do both share? How easy is it to negotiate if large sums need to be spent?

You both share. In the same way that you'd share problems with rising damp. Our downstairs neighbours are responsible for the bit of roof that just goes over their back bedrooms (the old "servants quarters") as that's not "common".

We've never had problems with our neighbours and agree joint work. Our neighbours before them always went with the cheapest quote though - with the result that problems would recur.

We have a problem with our dormer window at the moment - that's up to us to sort, as that's not really an "integrity of the roof" problem.

"Law of the Tenement" applies if there were ever a major problem that you couldn't resolve - although obviously you'd hope it never got to that stage.

claudia We've dealt with loads of communal repairs on our flat over the years as we don't have a factor at the moment.

the title deeds usually say how any costs like roof or garden maintenance are to be shared between the owners.
