Round here it seems to be in the area of 8m plus! I'm not sure I'll have the patience for that.

We have got at least 4 properties that we like. But we are reasonably safe in assuming they will still be there when we do sell as nothing is moving.

We went on the market on 4th April. Accepted asking price offer on 1st May so waiting to exchange atm. We're on holiday for the first week of June so getting a bit worried about completion being quicker than we thought.

Ahh the saga of our house...

We put it on in Sept 07 (i.e just when the credit crunch started). Agreed a sale with a neighbour but then withdrew as they were messing us around. During that time Northern Rock collapsed and the lending dried up. We reduced the price a few times but always seemed to be chasing the market.

As we were relocating for work, we rented it out, and took it off the market 6 months after this as we didn't want to mess the tenants around. In June last year we agreed to sell to the tenants. Their survey showed up a serious structural problem. The tenants understandably couldn't wait for it to be fixed (I needs monitoring for at least 12 months to establish the cause), so have bought somewhere else.

Fortunately we have a new set of tenants. We are hoping to have the problem fixed at some point over the next year, and then hopefully we can sell again.

Prices seem to have picked up again so hopefully we won't lose as much as we were set to lose 12 months ago iyswim. In the meantime we are renting in our new location, as we can't get a mortgage until we sell.

Not as desperate as it could be. Although now we have DD I would love to have a place of our own, there are people in worse situations - it is just frustrating.

We've just instructed the Estate Agents, photos and room dimensions/floor plan taken on Monday and we're just waiting incase they scrap the HIP before we put it on. We're in the NW too though so expecting it to take a while.

Anyone want a big house with granny flat near the seaside??

HIPs have gone with immediate effect bubblerock... can be summed up by me in one word .. bugger! (put our flat on the market last month so now we have more competition for buyers and am nearly £500 down before we start !!)

my house has been up for sale since July 09 , we've only had 3 viewers & twice other viewers haven't turned up which really gets annoying . we have dropped our price by 35.000 , & lost out on 4 house we really wanted to buy . we are getting sick of trying to sell at this stage tbh .

Hmm pressed submit too quickly!

DH started a new job in March which means he has 1.5 hour commute each way to work, so we are trying to move closer to his work (I'm a WAHM, fortunately).

We are now advertising the house at £25,000 less than we paid for it 4 years ago - we bought it just be for the peak house prices and everything went to hell.

So far we haven't had a single viewing - hence dropping the price again yesterday. There is a similar house up for sale on our street for £15,000 more than we are advertising ours for now, but it is detached (though ours is bigger), however I know they are not prepared to drop the price - they have had a couple of viewings but no real interest.

DH is fine with the commute, but a) it'll be hard when the summer ends and the nights draw in, and b) I'm sick of him leaving a stupid o'clock in the morning and only getting home just as DS gets to bed!

We can't let it as our mortgage is higher than what we'd be able to rent it for, and cash buying companies can't offer us enough to cover the mortgage.

Just pinned the EA to his desk, (metaphorically, down the phone) and forced him to give us all the feedback from the viewings! No real negatives re the house apart from one chap who asked about some damp stains on the ceiling. But some people were concerned about nearby building work (nothing we can do about that) and the fact that it felt hemmed in(er, yes it's a terrace ).

But it seems we were second choice for 2 viewers. FFS! Not much use to us. Grrrr!

We put ours on the market at the beginning of September. Changed EA mid April and had an offer within a week. Waiting for it all to go through, and struggling to find somewhere we like (relocated for work and currently renting)

On the market in Jun 09, offer in Dec, finally sold in april 10...thank god. Was on south coast.

Getting the feeling from this that London and home counties moving quite quickly but elsewhere not? Is this correct? Any of the quick sellers out of London?

Yes that is correct. London and Home Counties ave been bouyed up by the burst of City bonuses and European buyers last year. Now the stock market has started to fall again and the Euro is in collapse the London/SE money will dry up again. In the North and Midlands I am seeing top end use stat have been on two years or more now being cut in price.

Last month saw the lowest amount of new mortgage borowing for a decade. The market is drying up again - except perhaps for school catchment area hotspots.

The potential imposition of capital gains tax on second properties, removal of other tax benefits on holiday homes, VAT rising to 20% plus public spendng will add further pressure.

Interest rates are now rising across the world as well as banks struggle to get funds in the interbank markets. There was a rumour of as a run on southern European banks 2 weeks ago and the ECB had to step in. A Spanish bank had to be rescued over the weekend. That is bound to affect mortgage rates and availability of mortgages.

If you can sell and get an offer near asking - take it. Rent for a while.

Wow! that's amazing! I am in Surrey too and about to put our house on the market! Can I ask which estate agent you used? And with 14 viewings were you getting offers before the monday? How can you hold out if you have an offer to see whether there will be more interested and potentially higer offers? Well done! Its given me some hope!

ooh, have just accepted an offer only a little under asking price - we will make a loss on the flat overall given the work gone into it but 6months ago I was worrying about negative equity so am trying to look on the bright side.

Have been on market for 5 weeks. Just hoping this buyer follows to completion and we find someone nice to rent or my blood pressure will need urgent attention!

Just over 2 years, although not actively advertising - no sign and E/A not on rightmove. - About 12 viewings (mostly time-wasters). Had 3 offers below asking but found it a struggle to find anywhere to buy where the vendor would reduce as well. Not prepared to take a silly offer and move to a smaller house for more money IYSWIM. Luckily no pressure on us to move at all - just fancy a change.
