Your views on NO bath - Help!

Just wondered really - we have a 4 bed house and only one bathroom which isn't huge. Can just about fit the essentials in and then have a little room to swing a cat your pants.

We never have a bath - are we mad to put in a really, really smart walk in shower instead of a bath.

My heart tells me - yes, it's our house, we would appreciate it we could live here for 10 or more years who knows?

My head tells me - No, if we need to sell, people will be put off by the fact there is no bath.

Any views/advice/experience would be appreciated.

If you have room for a bath & are selling you could get some drawings done of the room with a bath instead of a shower & some price quotes. Go with a shower as it's your home

No bath is a PITA with babies and toddlers IMO. I have a 3yo and a 1yo and I don't think I would buy it unless everything else was totally perfect and the bath was really the only problem.

we only have 1600mm worth of wall so no room for anything other than bath or really smart walk in shower

You can get a shower bath which is 1500mm long www.betterbathrooms.com/baths/shower-baths/aqualine-1500-x-700-standard-straight-shower-bath/

The 1600 is just a square bath but with a shower screen.

We have already bought a bath from Bathstore, but the bathroom fitter threw in the curve ball of having walk in shower.

We only had room for a 1400 bath, otherwise you couldn't open the door

Oh I see, didnt realise you had a bath already....
I still think you are better off with a shower over bath, but as the others say it does depend on how long you'll be there for,
If you did go for a walk-in shower is there somewhere you could store your bath, so that installing it would be easy for buyers?

That would be the plan panacotta, but others have said they would still be put off even if I offered to put the bath in.

We have no regrets at all but we really don't anticipate moving, the bathroom is so much more roomy we could actually fit in proper storage so it looks all tidy and sleek.

Thanks Cargirl - I totally believe you but I'm just unsure of following suit.

Like I said it wouldn't make any difference to the layout or space in the bathroom, but it would give it 'the wow factor' rather than 'here's the bathroom'

I'm just abit scared of taking the plunge

It's your home. I think it's terribly sad when people compromise on what they want because of what prospective buyers might like when they've got no plans to sell! It wouldn't cost more than a few hundred quid to replace a shower with a bath if and when you come to sell. You need to enjoy living in your home and (completely bonkers plans like excepted) worry about resale when the time comes. IMHO

four bed houses sell to families almost all families want a bath. If you want a walk-in shower fine, but be prepared to replace it with a bath again in 10 years if you decide to sell.

It would not put me off buying a house without a bath - we have 3 ds's and cant remember the last time any of us had a bath.

I have thought about removing bath but as its there we will just leave it

we've got a shower bath with two curved glass doors so it makes a roomy shower cubicle. inside door folds back against wall for when bathing the dc. have then got a very fancy modern shower system with a bath filler tap and a massive showerhead. 'tis lovely. and our bathroom is tiny.

the other thing we did which made a HUGE difference was to rehang the door so it opened outwards onto the landing. give loads more apparant space in the bathroom if your landing's big enough.

Can you really not steal any space from an adjacent bedroom? If we didn't have 4 dc in a 3 bed house that would have been an option for us.

mololoko your shower bath sounds great, can I ask where you got it from?

It would only add to the width of the room and the bath would be along the length - it wouldn't give anymore room for anything else due to proximity of the doorway

I know it's hard to imagine what I'm taking about, but do appreciate all suggestions.

Steal a bit and completely move bathroom doorway and install shorty bath across the width?

dh and I still can't decide......but it is heavily swayed to keeping a bath.
