Your views on NO bath - Help!

Just wondered really - we have a 4 bed house and only one bathroom which isn't huge. Can just about fit the essentials in and then have a little room to swing a cat your pants.

We never have a bath - are we mad to put in a really, really smart walk in shower instead of a bath.

My heart tells me - yes, it's our house, we would appreciate it we could live here for 10 or more years who knows?

My head tells me - No, if we need to sell, people will be put off by the fact there is no bath.

Any views/advice/experience would be appreciated.

I would be put off with no bath. DC's like one and I love one.

fine if you don't use it, but it would put me off. means i'd have to redo the bathroom if i bought it. if it's a really nice house that might not put me off, but it would have to have potential to put another bathroom in.

I would be put off a house without a bath. would depend on how easy it would be to put one in though.

if you think you'll be there for another 10 years though do what you want and worry about the bath when you want to sell

You need to have a bath for re-sale.

No bath might suit your family fine, but a 4BR house is a family house. Future owners with young dc would never buy a house with no bath.

it has no potential for any other bathroom or adding an ensuite otherwise we would do it.

We are not planning on selling just yet - but who knows?

Would you be put off if we said we would install a bath for you?

I'd be put off buying a family home with no bath - you'd be thinking that straight off you'd end up spending a substantial amount of money on the bathroom.

But if you are sure that you'll be spending a long time in the house, then go for it

hmm i dunno, if you would really love it and you reckon you'll be there for a good 10 years or so then go for it

it WOULD put me off a little bit tbh, but then I think a lot of people change bathrooms and stuff when they move house because stuff isn't to their tastes, so it's not a HUGE problem
if i loved the house and that wass the only thing putting me off then i would probably still go for it.

i would maybe go into it thinking that if i did it then i would be prepared to put a bath back in if it wasn't selling

I didn't even look around one house because it had a shower and no bath. But, it is your home, and if you never have baths it seems such a waste of space. A really smart walk in shower could be a selling point! (nicely sitting on the fence, again!)

i wouldn't buy a house without a bath - but if you're going to be there for 10 years you could put in a big shower and have the bathroom however you want it then put a new and very neutral bathroom with bath in for selling.

It would put me off. I would want it there when I saw the house as a potentially buyer, especially if I had small DC at the time. Offering to put one in would put me off more - loads of potential for delays!

TBH, I'd probably be put off by a 4 BR house with only one bathroom.

Were some bathrooms taken out?

Offering to put in a bath for buyers not a good option. As someone said earlier, potential for delays, shoddy and cheap workmanship, etc.

No earlybird it is 1960's - we are lucky that we have a downstairs toilet cos they weren't the thing those days!

Well we have no reason to ever believe we will move. So we have taken out the bath and have a lovely shower instead and the youngest ones have a bath in the baby bath sat in the tray - 4 year old has loads of room in it still.

If you think you will be living there for a fairly long time then I would.

have you looked at other alternatives such as extra short baths, shower baths etc - these were all options we could have unless we paid to have a new soil pipe!

If you're going to be there for another 10 years then go for it. It wouldn't put me off buying as I hate baths. Also, surely if someone really likes the house the fact there's no bath(something that can easily be changed) won't put them off.

Don't always think of what if I sell you might be there for years & years. Do what you want.

Can you def not fit a bath in? just we have only one small bathroom and we've managed to fit a great walk in shower and bath in it. We do have a separate toilet though but the orignal design included a toilet in the bathroom. Its about 8 by 8 foot

But you didn't ask about all that - it would put me off yes.

I think shower only is going to become more common, it's certainly the norm on the continent.

I know I have decided against buying houses for the lack of a proper shower. It is your house, enjoy the shower you want and that's what suits your needs. In ten years time, it might be the time to replace the shower and then you can put a cheap bath for resale.

And I'm saying this as a person that once made a living of property development, but who also is terribly tired of living in a house built to suit prospective owners rather than my needs and taste.

What about putting in a large shower bath?
Something like this

You get more room to shower and yet there is still a bath for when you come to sell.
This is an expensive model which I happen to like, there are lots out there which do the same job and are mch cheaper.

I think it would be worth talking to an estate agent to find out whether your house has more re-sale value as a 3 bed with a fabulous bathroom with a bath and shower(knocking one bedroom together with the bathroom), or as a 4 bed house with a small bathroom.

I wouldn't buy a house without a bath. I love a good long soak in the bath. Sorry!

There is no room for a Shower Bath

We could have just a bath with a shower over like we have now, but it's not wow and we never use the bath.

You can get a shower bath which is the same size as an ordinary bath

1500 x 700 is the smallest, which is no bigger than any standard bath.

If youre not confident you will be there for at leat 8 years (at which point you could justify changing it as it may have dated anyway) then I would put in an extra short bath so at least the bathroom will feel/look more roomy, get a compact toilet and smallish sink we went for a shallow oblong handbasin and wetboard rather than tiles to make our tiny bathroom bigger.

could you steal some space off one of the bedrooms to make it a little bigger, move the position of the bathroom door to give you more options?

We need a floorplan!
