Where to buy a house near Birmingham?

We have just found out that DH's job is moving to Birmingham and the likelihood is we're going to have to move pretty quickly - before the end of the year. It's going to be hard for us as we have four small children (all under 6)and no family or friends around there and we don't know the area at all, and also DD1 is really settled at her primary school here which is just a few minutes walk from our house...

Anyway, we need to look to the future and I'd be really grateful for any advice anyone can give me about buying a house in that area. Which areas are good, which to avoid etc... we have no idea at all as we've never even been there.

We basically want to be in a nice area for our DCs to grow up in and as short a commute to Birmingham as possible for DH. We need three bedrooms and a study and would like a garden. Most important, we need to be walking distance to a good Catholic primary school. We prefer older style properties (Victorian or earlier) but we need somewhere that doesn't require any renovation (or preferably even decorating!) as we just won't have the time for at least five years! Our budget is going to be around £250k.

Have heard that Bournville is nice - but there seems to be lots of areas within Bournville, I think Bournville village is going to be too expensive for us. Have also heard good things about Edgbaston, Harborne and Moseley - but again I suppose all of these places have good and bad areas within them... Have also thought about living further out (Whitwick, Malvern?) but perhaps the commuting time would be too long?

I'd be completely grateful for any advice from anyone as we're really stuck - we're not even going to have much opportunity to go and look at houses as we'll need to move quickly and have our DCs to consider (not easy to househunt trailing 4 DCs behind you!)
If anyone could provide me with links to houses for sale that might be suitable for us I'd be eternally grateful!!

Is it? Just seemed like an add-on to Great Barr last timeI was there (in my friend's v lovely 1930s house on street of similar, to be fair)

I grew up in Great Barr and it used to be ok, but it has gone down the pan a bit.

I last lived there in 2000, and i'd not live there again.

Im voting for Lichfield, Shopping isnt brilliant but there is lots of nice little shops and the park is really good.

Not the shops themselves, Nutty, its that grotty shopping centre bunged up so close to the Cathedral close etc.

Warwickshire villages are out of your price range unless you fancy a two up two down.

Warwick itself is nice, but then I am biased. Probably has the same advantages and disadvantages as Lichfield (which is also nice). As in both are kind of not part of bham at all but have good rail links into town, a bit of charm etc.

In terms of living nearer to bham it is true that parts of Solihull are expensive but try around Olton - good schools and there are nice 4 bed type old semis that are probably within your price range. Hall green is also nice in terms of housing, but the schools in bham are not as good as Solihull in general (although Bournville does have a good school).

I wouldn't personally live in Edgbaston because it's on the edge of a lot of areas that aren't really very nice.

Also in Solihull the bit of Shirley by the station is also quite nice and not too expensive

Sutton Coldfield (very nouveau riche (a downside!), fab state schools, Sutton Park on your doorstep, easy commute to Brum) or Leamington Spa (wonderful Georgian property, good shopping, nice parks, a lot more life to it than Warwick).

sutton is cheaper than moseley / harborne bournville side of town. You will get more for yr money north of birmingham

St Nicholas RC Primary has excellent reputation

Think Soilhull might be out of budget, just further out is Olton which isn't. I would 2nd Lichfield as a nice place to live - lots commute to Birmingham from there and it has good schools. Tamworth & environs, has affordable houses in your budget, but commute probably too far at 45m-1hr by car at rush hour. Has a good RC primary though.

I spent years there. Well the bit that's more kingstanding really but hangs on to great barr's coat tails

Quite like lichfield and leamington. Agree with blackduck that leamington is a bit 'ohmygod that's so random' in strange inflection (ie stoody)

shudder at tamworth.. ok to visit the lovely park and snowdome but I would be sad if I had to live there. Its a bit... local

Thanbks so much for all these posts! I have drawn myself a little map with all the places mentioned on it and I think my next step is to narrow it down to the areas which have Catholic primary schools (I think a lot of the villages mentioned don't, and one of my main priorities is to have one within walking distance)

Am interested in masonicpixiesreadthedaily's comment that you get more for your money north of birmingham than south. Would other people agree with this? Is this simply because the south is closer to London, or are the southern areas nicer to live in?

Another vote for Bromsgrove here! Well done Wychbold.

Yes it is suburban - only 24 mins by train to centre of Birmingham. The station is due a revamp soon. Schools are really good. We are close to the countryside as well. THere are lots of Victorian properties around. Well worth a look. We have been very happy here with out little family.

Bromsgrove is nice, Droitwich too

Mind you it is years since I lived there (grew up in town v close to Bromsgrove beginning with an R that strangely no-one has mentioned???????)

We're happy in Warwick. Lots of people commute into Birmingham from Warwick Parkway. I know there are Catholic schools here but I've no idea what they are like.

I'd also recommend Balsall Common, schools are good there.

I'm very fond Alcester and there's a grammar school there too.

Rugby is cheaper than south Warwickshire, you'd get more for your money, as you would do in north Warks.

Some parts of Coventry are lovely.
