Where to buy a house near Birmingham?

We have just found out that DH's job is moving to Birmingham and the likelihood is we're going to have to move pretty quickly - before the end of the year. It's going to be hard for us as we have four small children (all under 6)and no family or friends around there and we don't know the area at all, and also DD1 is really settled at her primary school here which is just a few minutes walk from our house...

Anyway, we need to look to the future and I'd be really grateful for any advice anyone can give me about buying a house in that area. Which areas are good, which to avoid etc... we have no idea at all as we've never even been there.

We basically want to be in a nice area for our DCs to grow up in and as short a commute to Birmingham as possible for DH. We need three bedrooms and a study and would like a garden. Most important, we need to be walking distance to a good Catholic primary school. We prefer older style properties (Victorian or earlier) but we need somewhere that doesn't require any renovation (or preferably even decorating!) as we just won't have the time for at least five years! Our budget is going to be around £250k.

Have heard that Bournville is nice - but there seems to be lots of areas within Bournville, I think Bournville village is going to be too expensive for us. Have also heard good things about Edgbaston, Harborne and Moseley - but again I suppose all of these places have good and bad areas within them... Have also thought about living further out (Whitwick, Malvern?) but perhaps the commuting time would be too long?

I'd be completely grateful for any advice from anyone as we're really stuck - we're not even going to have much opportunity to go and look at houses as we'll need to move quickly and have our DCs to consider (not easy to househunt trailing 4 DCs behind you!)
If anyone could provide me with links to houses for sale that might be suitable for us I'd be eternally grateful!!

Yes it is, it depends on how often DH is going to be in the office (we don't know yet) - in reality he would probably prefer soewhere nearer unless there are going to be huge benefits for our DCs in living further out.

If you wanted slightly further out then i'd look at Lichfield. Nice town centre, fabulous park and again good schools, transport links etc. Quite similar to Sutton, but maybe a bit greener.

Malvern is lovely to visit but I sometimes wonder if there is a higher-rate of depression there because of the oppressive presence over the hills, which sort of brood over the town. Or have I read too many horror books?

We'll never get to the pubs anyway with four small DCs and no family around to look after them - so Bournville still in the running!!

If your dh is in Brindleyplace, then staying south side of the city will help with the commute a bit.

Edgbaston is the closest/easiest commute, but is very variable (home of b'ham's main red light district for example). Harborne is still an easy commute and is much leafier. Bournville village is quite nice but there are no pubs.

Personally, I would look further out towards Hagley/Clent/Belbroughton type way. About 40-45 minutes commute in rush hour - semi rural and some lovely houses. A much easier commute than Malvern and just as nice imho. Andrew Grant, Walton & Hipkiss and Lee Shaw (Hagley) estate agents are worth a look. I unfortunately know nothing of catholic schools though.

Solihull and Sutton Coldfield are the other nicer areas but are the other side of town and can be very expensive. I would agree about some of the Warwickshire villages. Lapworth, Claverley, Balsall Common, Hockley Heath etc are all lovely. Have a look at Hunters estate agent (Knowle office) and John Shepherd websites for house ideas.

If you get an idea of which Catholic schools are good/have places, then perhaps you can come back on the thread with their locations and we can advise from there ?

Small Heath is Birminghams red light district - Edgbaston was cleaned up years ago. Agree about Hagley etc. but not cheap out that way, so would need to look at prices/budget.

What about Bromsgrove? Small market town, easily commutable, countryside, no crime.

You could either live near College Road (very nice, central) or out towards Aston Fields (near train station - same line as Bournville, just further out).

imo living in bromsgrove or a "village" is just all the hassle of a city and no benefits

Or you could come out the other side of birmingham into stratford upon avon,warwickshire or mickleton/chipping campden way excellent catholic school with links to a catholic high school in Alcester called st benedicts. Its an easy commute to birmingham about 45 mins. There are 2 catholic primary schools near me St marys in Broadway,worcestershire and st catherines in chipping campden. This is a fab area to live with children.

Edgbaston, Bournville, Selly Oak, Selly Park, Barnt Green, Harbourne, Moseley all nice areas in Birmingham.

Or if you don't mind commuting Warwick, Leamington, Stratford, Solihull, Sutton Coldfield, Streetly, Great Barr, Stourbridge, Worcester, Wolverhampton are all easily accessible.

To answer your query the things I like about Malvern are:

Good schools - primary and secondary state and good private schools too (do not have experience of the catholic schools)

The hills....love walking up on the hills, sniffing the fresh air and seeing for miles.

Most of the architecture is appealing

Not too far from M5 for holiday journeys. Has train services to London and Birmingham (although a little slow)

Has Waitrose!(and I gather M & S too) - other shops so so. Not too far from Cheltenham for better clothes shops. I think there is still a theatre in Malvern.

Has a semi rural feel but is not quite "the sticks"!

However I do not live there at the moment so don't have up to date knowledge and don't know the other places people have mentioned in this thread.

Great Barr/Streetly - vile.
Sutton pretty good
Lichfield, Stourbridge, Hagley, Clent - nice, semi-rural feel but convenient for commute. Hagley has good Catholic high school.
Bournville vllage gorgeous, surrounds nice too.

yes the only prob is hagley is a bit of an Island int he Kings Norton, selly oak environs

that s why i was reccying sutton or solihull
