I haven't actually noticed prices fall very much in York yet. We bought last year (am not fussed about price falls re house as we expect to be there at least 10-15 years) Over the winter things were very, very flat but now seem to be picking up tbh - although how many of the sold signs I see going up will actually translate to sales is another matter. I also think people are asking the same as they would have previously with the plan of accepting a lot less - but they won't ask less because they know buyers are expecting a big discount on asking price whatever it is - iyswim.

alphabetadad - have you seen this one? It's been on the market for at least 18 months - would have thought they are desperate by now! Close to good primary and very handy for city

NorthernLurker - yes I have seen that. I took a look on the Environemnt Agency flood map. It is on the edge of a flood area.

It's in the region of at least 12 feet maybe more above the river - and the river concerned is the Foss which is unlikely to flood due to the protection it receives from the barrier at the junction with the Foss. Flooding isn't the reason it hasn't sold - a smallish garden may be though!

NortherLurker - that is interesting information. I have not been to view the house but I knew about the Foss at the other side of the main road flooding as I remember as child seeing the Foss flooding across the road when it backed up from the Ouse.

I knew it had been on the market for a while and I could not think of another reason. Small garden may be a problem although I do find that is quite a common downside to living right in the centre of York.

Still, I might now take a closer look as a result of your very helful post. Thank you.

My post should have read junction with the Ouse! I guess you worked out what I meant though. The barrier stood up to the floods of 2000 ok and I think they've done more work on it since.

Oh I was ignoring the interior, I always imagine I can redo it when I move in (after i've won the lottery naturally) it was the location by the river I liked.
