Is anyone else trying to sell their house and wants to come and rock quietly in a corner with me??

We've had our house on the market since November. We've had about 10 viewings (ish). One couple and another single buyer really wants to buy it but neither can't sell theirs.

We've had a few people in rented accomodation look at it but one thought it was too small and the other didn't even bother to give feedback after their viewing. ARGGGGGGGGGHHHHHHHHHHHHHh, I don't know what else I can do. It's always clean and tidy when viewers come round. The garden looks crap at the moment but not much I can do about that! Actually I'm happy with how it looks, I've decluttered, we've freshened up the paintwork and it looks good! This is just SUCH a frustrating market to be in. Aaaaah, it's good to rant. Please, come and join in

weve had 30 viewings and silly offers - so we decided to stay and add even more value and stuff the ppl trying to get a HUGE bargain!

LOL! Good for you hertsnessex I just have the moving bug SOOOOOoo badly, and the house that we bought as the perfect house for us as a couple and to have our first baby in is now bursting at the seams!

my dad has just accepted an offer on his home. he HAS to move, and he is really disappointed by the offer, but it's the first offer in 10 months.

He is just hoping other's will move down on thier price. the way it's going i hope people do realise they can't expect last yrs prices. The stalemate has to stop, somehow. This recesion is only getting worse, and tbh if my dad hadn't accepted this offer he could have been there another 10 months.

Gaspod no not trying to sell (would like to but no imminent plans). We own a house in London, but had to move when found out expecting twins so rented out place in London and moved to bigger rented place in Hampshire.

Was just being nosey wondering where you live, kind of thought maybe fate would step in and you lived in a perfect 4-bed house 2 mins walk from where we are renting this place and you were selling it for £200k .

Wish we had sold our London house when we moved (Aug 07) as it was worth a hell of a lot more than it is now . It was hard enough trying to re-rent it out in the summer (was on market from June to October, but thankfully previous tenant was only moving out in September so not empty for too long, but had to drop price to get anyone interested).

We're selling ours to National Homebuyers finally after years of timewasters, dodgy agents, wasted money on surveys and solicitors fees. I can't wait to get rid of the fecking thing, been a source of stress and worry for so long.

Sorry to hear about your Dad having to take a low offer PirateCat. It is definitely a strange time to be doing anything in the property market. You are absolutely right about the stalemate situation. It's strange because as a seller there don't seem to be any buyers out there but talking to one of the viewers we had who was in rented accomodation, they said there was nothing out there to buy and they'd been looking for ages!

How much under are they offering you though Chief? These companies must be rubbing their hands with glee. We looked into it when selling our last house and they offered us 40% under market value then (Aug 07)

well, what they have offered, and we accepted, is just short of the amount outstanding on the mortgage. The agent that came round said that it will be put on the market for £25,000 more than they have offered us. God knows how long it will take them to sell it though.

thanks, ithink it was a shock tbh, but he has been wanting to sell for ages, as retirement approaches.

I know the money was supposed to go towards his 'pensiom' iyswim. I guess we can't pick or choose what happens to the market. I am glad for him tho, as god knows when there would have been another buyer. he only got these two viewings as they had to drop the price. Who knows if he has made the right decision on a monetary basis, long term. Yet on a personal basis of being settled hopefully somewhere else soon, i think its great.

The properties he is looking at, well i am sure that those vendors wil have to make the same decision, about the 'worth'. iyswim

Had my fourth sale fall through on Monday since June last year.

One couldn't get a second morgage, one the women had an affair and he found out pre completion, one said they would sell theirs at auction but have decided to sell via an agents (so the offer is still there but not proceedable) the latest one they were buying for their son and he's decided to go for custody of the kids and the family home!

Had one viewing yesterday and have a diferent lot coming round on Saturday.

I feel like life is not moving. I keep seeing other houses - mentally moving in etc etc.

Can't make any plans re holidays (can't afford one anyway unless I sell).

Really don't want to start my youngest at school in September and then have to move him.

Sometimes I don't feel like rocking quietly I want to scream from the roof.

I tried one such agency and they said I was too rural and kind of lost confidence. I guess a phone call wouldn't hurt.

It's not the ideal scenario, we wanted to at least make a few thousand on it, but realistically what they offered could actually have been so much lower, and then we would have had to carry on renting it out, and it also may need work doing on it at some point in the future.
The thought of not having that stress and worry hanging over us far outweighs the financial losses.
Hopefully it will all go through quite quickly now. We've sent back the solicitor's documents, so not long now I hope.

Don't bother ringing national homebuyers, it's a massive scam and I really don't know how they are getting away with it.

Nh have come back and told us that the agent who went in to look at the place has valued it much much lower than their estimate and now they have reduced their offer by £10,000.
The agent actually told my dh that they would be putting it on the market for what nh valued it at, but now suddenly it's gone down in value.
I'd read a few reviews from people who said they had done that to them, but you always tend to take those reviews with a pinch of salt.

yes then definately a scam. I suspect they also revalue just before exchange and offer even less. I think you are right pulling out.

Thank you Molly, it's all a bit raw right now, but thankfully we only paid half price for the valuation. They are extremely tight with their advertising and small print, very cunning and clever. Dh also told me that watchdog were onto them at one point. Ah, hindsight hey.
