Is Hampton a good place to live with kids?

Following on from yesterdays Isleworth thread!
ive looked at the schools online, and whilst there are some brill primaries, the secondary school there seems pants, and it says there a lot of students from Hounslow (rough?)and bad league tables.
There is a good girls school further away but dont know if its too far from the houses i would be looking at?

Anyone know anything about Hampton? the houses i can afford back on to the race course, does anyone know if this is a local authority estate?

DEFNITELY not the posh end of Hampton!

fymandbean · 04/07/2008 19:26

Have to say I'm going to move somewhere like Guildford or Reading when the kid(s) are older to get the grammar education as I like the system better than the rich go private and the poor go wherever!

allgonebellyup · 04/07/2008 19:29

thumbwitch, i do have a dd already - she is nearly 9! so the girls school sounds great, but just worried about ds !

oh i wish i could afford Richmond (sigh)

Or even most of Kingston...anyone have 20k they want to lend me? cannot make mortgage any bigger whatsoever..

Pigeon Lane any better?? (nearer Hampton Hill)

claricebeansmum · 04/07/2008 19:42

Probably about the same as the other one - maybe better.

allgonebellyup · 04/07/2008 19:49

hmm, i really like Kingston but i really need a little house rather than a flat!(with 2 energetic kids!)

I'd say worse myself - it's round the back of ex-Rectory Hampton Community College and although they might not come back, there is a traveller's site near there, I think just off Dean Road somewhere. Please don't shoot me for being non-PC about traveller's sites.

Areas of Kingston are pretty unpleasant as well - what about Teddington?

claricebeansmum · 04/07/2008 19:52

Teddington v expensive

allgonebellyup · 04/07/2008 20:19

so basically i have to live somewhere scummy as i cant afford teddington or posh areas of kingston!

i am

Twickenham? or is that too near the dodgy areas of hampton?

OP posts:
Uber · 04/07/2008 20:22

most of hampton is lovely

other places worth looking in this neck of the woods

Raynes Park (I was v keen on Raynes Park, good train links too)
Colliers Wood
Morden
East Molesey

with that sort of budget you either need to move further out or compromise on the area

Uber · 04/07/2008 20:24

depends what you need to be near

do you need to be close to public transport into central London?

because if not, you can get a house in Twickenham (towards Whitton way or towards Hampton say) - if you are far from the train station, it will be cheaper

allgonebellyup · 04/07/2008 20:28

no, dont need station at all!!
but do want good primary and secondary schools!!!

oh, i have already fallen in love with a 2 bed house in kingston but alas, it is £250k.
On Hampton rd.

OP posts:
Uber · 04/07/2008 20:32

www.findaproperty.com/searchresults.aspx?loc=Twickenham&minprice=230000&maxprice=&bedrooms=3& res=0&salerent=0&edid=0&f.x=73&f.y=14

they are around the £250k mark but I reckon in this market, if you wait a bit, you may start to be able to get stuff for £230k

Uber · 04/07/2008 20:33

where is hampton road in Kingston? I know that area quite well. Can't place it.

Uber · 04/07/2008 20:33

you can offer £230 on a £250 priced house

Uber · 04/07/2008 20:36

if you mean hampton road in hampton, it's a big main road (just in case you don't know)

allgonebellyup · 04/07/2008 20:37

hmm i think the house is actually in kingston, a few roads below the Tuffins school, (i think!)

OP posts:
Uber · 04/07/2008 20:52

you should go for it. You have nothing to lose!

(see if you can find the road if you don't mind, I can't see hampton road on the map in Kingston)

allgonebellyup · 04/07/2008 21:09

ok, the Hampton rd is actually a little road, off the larger Cambridge rd - which heads south where it turns into Kingston rd.

OP posts:
Uber · 04/07/2008 21:13

do you mean Hampden road? If you do, I know someone who lives on that road and can tell you the ins and outs if you like.

Uber · 04/07/2008 21:17

ok, quite a lot of estates around it

they had a problem with cars being vandalised on the street last year (got done over by kids a few nights in a row, then nothing, then again in a few weeks time)

some industrial properties on the end of the road

they didn't get into the nearest v gd church school (not sure of name)

having said that, they love the convenience - they walk into Kingston to go shopping and the houses are nice, lovely imo, a nice size. V V convenient location.
