Will we regret being too practical with our forever home?

My husband and I are 44 and 42, and because of his career we’ve never really had the opportunity to settle into a proper “forever” home. We’ve moved around and, for a long time, have talked about eventually finding somewhere that feels like the one.
Recently, we found what we thought was our dream house. It was £925k, in the perfect location, with the road and garden we really wanted. The downside was that it needed a huge amount of work — around £450k, and potentially more once we got into it.

We ended up missing out on the house. I was genuinely upset initially, because it felt like we had lost our chance at the home we’d always imagined. But, with a bit of distance, we actually felt quite relieved. The numbers were pretty scary.

We have now found another house and have had an offer accepted. It’s £200k less than the first house, but it will still need around £450k of work, if not more. So it’s not exactly the “cheap and easy” option!

The compromise is mainly the location/road and the size of the garden. The house itself doesn’t bother me too much because we will essentially be replacing everything inside anyway, so we can make it exactly how we want it.

We also have a child in private school, which costs us around £25k a year. In some ways, I think of that as already being the equivalent of another mortgage payment, and it’s a significant ongoing commitment.

On paper, the second house makes much more sense. We’re spending £200k less on the purchase price and hopefully putting ourselves in a much more comfortable financial position. We’re also at an age where I’m conscious that we shouldn’t overstretch ourselves just to have the “perfect” house.
But I keep wondering whether we are being too practical. Are we going to spend the next 10–20 years looking at the garden and thinking, “I wish we’d bought the other one”? Will we regret compromising on the road and outdoor space when this is potentially the house we stay in for the rest of our lives?

I need to know whats going to cost 450k on a property close to a million. For that downstairs layout, id be wanting a large kitchen for the price of house.

Call house number one agents and see where it stands. I think u shd avoid hse number 2 as you will always compare it. See if you can get house 1

I've asked twice and not got direct answers to what the 450k is for.
I suppose the question is actually if you pend 950K was it plus stamp duty and moving costs then 450k does that become a 1.5m property?.
also, if the quotes are 450k is there contingency budget.

Get a decent garden. You can upgrade the interior and exterior of the house, and even extend, but you can't increase the garden size after purchase! And a big garden doesn't have to be hard work. Planting the right colourful shrubs and using a robot mower makes it very low maintenance. We're still deciding on what we want for next year's move, and there have been a few with a couple of acres. I'm not worried so long as the robot has somewhere to charge up.

I don't get buying a house to rip everything out of it. If it's not 70% good inside as it is then walk away - unless you're buying an old farmhouse that needs properly updating. Spending 450 on renovations is crazy unless it's been let go and you're getting it really cheap.

Also, spending well over a million to live on a busy road would kill me. That's going to be a daily irritation and it's going to get worse as traffic continually increases.

Overall it sounds like you're not happy with the available option and so you're using the unavailable one as a distraction. I think you need to look at other houses, where 80% budget is the purchase, and 15% is for work. The other 5% gives you a 33% contingency.

(Can't wait to post up my dilemma on my house move, I'm going to get torn to shreds for having completely different properties vying for my top spot!)

I fell in love with my house instantly - perfect location.
Justc knew I wanted it and although I hate the expression ‘forever home’ can’t imagine ever wanting to live anywhere else.
Paid a similar amount to yours and similar amount in building work. (Victorian cottage that hasn’t been updated since the 70s.)
Everything was done -completely new plumbing/electrics/extension/walls taken down and walls put up/completely changed layout and location of bathroom and kitchen and installed downstairs shower room.
I was lucky in having a fantastic builder who wasn’t cheap but can’t fault him in any way.
The extent of the work meant that I had to move out for 6 months last winter hadn’t factored that in my initial plans so was camping in friends houses. Was a completely miserable time and I often regretted having got into it. Luckily I had amazing friends who kept reassuring me that the building was terrific and that it would be worth it in the end.
And it is /but I woruldn’t go through it for any other than for a location that I truly loved.

Slightly less scarey figures, (just pre Covid) house we wanted was 675 and needed 299 spent on it and house we bought was 485 and needed 250 spent on it. I regret not buying tthe first house as it had better off road parking, larger garden, I’m a gardener, and better downstairs layout.

house we are in is perfectly lovely but the garden is a downside, it’s very small. And the parking is a bit of a pain.

we could have afforded the first one but I was too cautious about DHs job going forward. It’s actually been fine and we’d be paying the mortgage off now.

I say go large.

Eek, you need to be a strong, on the same page team to get through a reno OP. It's very stressful and expensive. If you are currently frugal to the point of not getting haircuts I think maybe you are not on the same page as your DH. Don't rush into this. Good luck.

You can change the house but not the location …….. so I would go for location each time. As long as you are in the right location, it seems you have budgeted for making the house what you want,

people fall in love with houses for various reasons. As a family we are quite lazy and would love to live in a bungalow. However, we now live in a four storey property on a slope because when we saw the house, we knew it was our “home”

he wants a big garden, but he doesn’t do any gardening so it would be on you.

this is madness!

Plus you discount done up properties that are £1.25million as too big but want to spend that on a smaller one - sounds like you will be spending more than it’s worth?

this is crazy to me. Trust your gut.

Before you choose your forever home, I think you and your DH need to work out what you both want in terms of a forever home. It seems that you both want different things and you would be bearing the brunt of it by having to overseas renovations and potentially not being able to charge your working hours.
You also sound more realistic and your DH a bit of a dreamer!
It is exhausting being in a house with building works going on - I've had it on and off for much of the 10/12 years I've lived in my house. The largeish garden has also been a drain (my DH likes the size, but I'm the main one that has to sort it other than mowing the lawn!)

Location is absolutely key. It's the one thing you cannot change. We chose to have a small house and garden in a perfect location and I have zero regrets.

Also sounds like you only have 1 child, why do you need such a big house?
"But imagining my daughter come stay with the grandchildren (she’s 12 so it’s a long way off!)" - she might not even have children?
Seems ridiculous to buy and maintain a massive house for hypothetical future scenarios. Work less, buy a smaller house and have some amazing holidays instead.

It sounds like you dont really care for the house, you don't like the garden or the location and want to spend over £1million for the privelage!

I just think this house isnt for you. You dont really seem to like any of it!

You can choose a practical house and turn it into a dream house. But I don’t think either of you are being practical. You’ve just chosen a slightly cheaper house.

How realistic is it to expect that you won’t end up moving for your husband’s career again? I can’t help but wonder if putting silly money into a house that can’t be recouped is a sort of insurance policy against moving.

My DP was very hesitant to spend too much on a house. We bought one he was comfortable with (well within our mortgage affordability), did a back to brick reno, and now 5 years later we’re mortgage free and he wants to get a bigger house with a bigger garden, which is intensely annoying (and costly). In your position, I’d wait for the perfect house. You can’t fix the location or size of the garden, just as we can’t make this house or its garden any bigger (we’ve done all the extensions we can) and moving is expensive!
