North of London character towns - help please

I'm contemplating moving somewhere North of London, along the A1/M1 corridor, and I've asked Chat GTP for ideas. My prompt was to find locations that combine historic character, greenery, a reasonable chance of finding flats in converted Victorian houses, and practical road links for journeys to both London and Newcastle.
It came back with recommendations for Stamford, Market Harborough, Ampthill, Oakham, Hitchin and Newark (and a few others).
Does anyone have local knowledge from these areas - say around Nottingham, Leicester, Bedford etc to back that up?
I honestly don't know how much to trust ChatGPT and would love some local knowledge!

P.S. An important criteria for the search was to find flats for sale in converted Victorian houses (my dream....) but if you have other suggestions I'd be very interested!

I’d pick Market Harborough, we’re in a large village just outside the town. There’s loads of leisure activities, quick train to London, restaurants and good shops, both chains and independent ones. Excellent schools as well. If you want John Lewis it’s 13 miles away in Leicester.
Oakham is very quiet with not a lot to do and little atmosphere, in my opinion.

Bedford has some nice areas and absolutely loads of lovely Victorian houses.. it also has some grim bits. If you stay close to the north side of the river and castle road/russell park/ embankment or near Bedford Park you could well find what you’re looking for. There are some decent pubs and cafes these days too

Stamford is Beautiful, lovely vibrant high street, market, bags of bars and restaurants, lovely feel to it, plenty going on socially, close to lovely countryside, good for the A1 in either direction.
It’s quite expensive due to all of that however but it’s a great place to live. You get more for your money in the surrounding villages and towns-Oakham, Oundle and any of the villages around the town. (Looks a lot like The Cotswolds without the price tag). Highly recommended.

Oakham is ok. More a large village than a town really but it’s got plenty of stuff going on-but nowhere near as large, charming or vibrant as Stamford .

Hitchin is very over priced and the shops are not good for such a large town. It thinks alot of itself, and it can be quite cliquey. We didn’t love living there tbh though people rave about it. Handy for London though.

Hitchin is quite nice, other than a few rough areas, but it is far more expensive than anything about it can justify IMO. Handy transport links though, and a Waitrose!

Stamford is lovely but a long way from London.

You couldn’t pay me to live in Newark or Nottingham. I used to drive a weekly delivery round up there and hated the area.

I have friends in Harborough. It’s pleasant, and well connected.

Be aware that there are great swathes of new housing being built in your search area, and don’t be swayed by a lovely view as it could get swallowed up.

Bedford is a shit hole. I agree, some lovely houses, but the town itself is an utter dump. See also Northampton. Nice villages outside both towns though.

By the way, a pp says Bedford is a dump, as is Northampton. I know both fairly well and would 100% choose Bedford as being far less of a dump than Northampton. 😁Don't touch Luton with a bargepole! Mind you, Bedford is halfway between the A1 and M1 and the traffic to get to either can be a nightmare.

Mid and north Beds villages are lovely, but also considerably more expensive (eg Woburn). Ampthill is an historic market town just south of Bedford, but doesn't have a railway station, you have to go to Flitwick a couple of miles away.

If you want to get to Newcastle, then you'd be better off looking at the towns nearer the A1. The railway line from Kings Cross to Edinburgh pretty much follows the same line as the A1.

Maybe look at St Neots, Huntingdon & Peterborough as well. Possibly also Grantham.

Budget is between £250-£300k for a 2 bed flat (looking for something in great condition and large square footage)

Schools are also a consideration, I'm a teacher and I am not far from retirement so I would be looking to work in an independent school - I know, I know..... but I'm too old to face 30 secondary age pupils six hours a day......

I like Letchworth. The cafes and independent shops, the Lido, the park, all the green stuff, great housing stock plus 25 mins into London on the train and easy access to the A1M.

You definitely want to consider Bedford then. Lots of independent schools (4x Harpur Trust: Pilgrims, Bedford Girls’, Bedford Modern, Bedford - plus Polam and Bedford Greenacre).

I'm starting to realise that I should look at villages rather than towns, even small ones. I click on "street view" for some of the flats I like, and oh my lord. There are cars and vans parked one after the other on both sides of the road, and I know that would drive me bonkers. I need a place that will not be swarming with cars parked everywhere in sight. I'm getting very old and curmudgeonly.
Can anyone suggest villages I could look at please?

What about Royston? A10 rather than A1 but you can get to the A1 fairly easily. Handy for London and Cambridge. Baldock? Near A1, good trains, lots of Victorian housing stock.

Villages in Herts near A1 : Ashwell, Weston, Knebworth, Gravely, Pirton.

Villages near Stamford: Exton, Ketton, Casteron, Empingham, Uffington, Collyweston, Wansford.

I love Stamford. I have a friend in Stamford that I visit regularly. It is just off the A1 and within easy reach of Peterborough for trains to London and the north east.

Does it depend on where you could get a job ? Will you need the income .?
In which case you can’t just look near an independent school and assume you can get a job there.
There are nice properties like this all over the country. You find the job and we’ ll find you the nearby property!
