I'm trying to find out if my fence is mine or shared with next door but I can only find thease screen shots of what I have so I'm not sure what I need to look for.

I 'thought' fence ownershjp was normally shown by a T shape projecting from the fence. I can't see that on any of our pics though. Are these the deeds? I'm no help, but a bump to someone who can.

I think talk to the neighbours. Ultimately fences are effectively shared.

I think, happy to be corrected, as standard if you look from your house the fence to the right is a neighbours and the fence to the left is yours.

If no one can prove ownership, the fences are presumed to be shared.

Maybe the roadside fences are yours (if not council...) ?

I believe the boundary and fence ownership are two different things. So you might 'own' the fence' but it's on a shared boundary.

You need to read what is says in the deeds, it often says whether they are shared (party) or maintained by one side or the other.

Not sure what happens if there's no wording.

In my experience people just muddle along and one side decides to replace fences if they think it's needed.

Assuming England (and maybe Wales?), do you have a copy of the plans from.the land registry? Normally you would receive a copy of these when you buy, in your solicitor's report- if not, then you can buy online for £7. This may show boundaries and ownership (it has done for the various purchases we have made).

If you are in Scotland or NI, there is probably a different way of doing things.

This. Read the accompanying conveyance/ transfer and it should have some more information.

There's some wording from your title documents covered up by that plan. What do they say about the 1928 Conveyance?

Agree, you need to read the deeds, it often has more information. If nothing is in there, I'd just assume it was shared.

local council when I phoned them once to clarify my position with regard to replacing all of ours.

Fences usually have a 'good' side and the people who paid for them and had them put up usually want to see the good side. So that might be a clue. So is whether they are fixed to your side or the neighbour's side of the fence posts.

Having said that, the neighbour who put up the fence is not necessarily the person responsible for maintaining the boundary.

If you stand outside your house on the street and look at your front wall there’s a clear joining line in the mortar. The fence is above
Everything To the right of that vertical mortar line is yours

LReg boundaries are set by whats visible on the land and your wall clearly isn’t new

If it was a shared wall we wouldn’t see the vertical mortar line
so if there are no T marks on your LR plans and nothing clarifying anything different in the deeds ( as a worded or dimensioned explanation ) this is your identifier and what boundary surveyors would use as evidence

If you own the fence Youre supposed to put the structural part on your side
Some people chose to ignore this ( as it’s not so attractive ) so it’s not a great way to identify ownership tbh

@Stirabout I suspect the OP is asking about ownership of the fence between their back gardens, not the frontage onto the road.

Thats the front wall and the boundary runs behind that at right angles set by the joining in the front wall

I haven’t looked at their rear garden wall. I’ll see if I can find a marker

Here’s the side of your house OP

There are cars in the way on Google maps so difficult to tell but at a guess I’d say your neighbours arch on Sunnydale sets the boundary line
ie the arch is all theirs and everything to the left yours

but you could do a walk around and see if there are any other markers

( again assuming no plan T marks or descriptions in deeds )

Our fences have the “good” side facing out. I know they are our fences because we put them up.

Sometimes the deeds say who is responsible for maintaining the boundary. However, that could be done with nothing more than a piece of string or a line of stones painted white. It doesn’t need to be a fence or hedge etc.

More often than not, a fence belongs to whoever put it up.

You can’t tell just by looking at the fence as people don’t follow the correct rules on which side to put the structure on

My late DM told me that if the fence posts are on your side,it's your fence. Not sure if this is an urban myth though!
