Before I become majorly defeated, and I know I have not even been on the market a month yet…. But if I can’t sell what can I do to my home ??? I was thinking roof lantern at the back/ loft conversion….. changing everything around! Let me know what you would
do and don’t say burn it down 😩😂 my kids need there own rooms.

It wouldn't be for me because downstairs is too white and shiny, I don't like the floor and I don't like the kitchen, the kitchen units also seem to really dominate, just units everywhere. Also the layout is odd with that corridor into the kitchen, and to fix those things would be major works. That tiny room with a giant TV and one chair it looks really cramped. You could redo that room as a home office but the rest of it would be far too expensive to change to sell

It's the price. It might be a nice area of stevenage but still stevenage! A quick look at nearby sold prices show 3 beds going for much less. The living area (and the house generally) are quite small. I think it's nicely presented and looks smart.

Not worth 400k, very overpriced for a 3 bed house. It’s lovely but it’s a no from me.

You’ve had some harsh comments @Bunbun22 I think your house is very nicely presented. Very modern of course which is not to everyone’s taste but you can never appeal to everyone.

Don’t go spending more money. If the price is the issue (for the area) then spending more is a mistake. A month isn’t long to be on the market so if you’re getting viewings, I would try to be patient.

If you’re not getting viewings I would reduce the price to the lower Rightmove band - 375k?

Just to add - I don’t think buyers like “guide price”. It would have been better just to list it at 400k because the way it’s listed may be putting people off making offers.

It’s a nice house, but quite a personal taste with some of the wall papers, do the kids use trampoline, if not take it down, it dominates the garden, artificial grass isn’t popular, can you soften it with some pots of colourful natural plants? If you decide to stay, would you be able to go up into the loft? Have you tried reducing the price? It’s a really difficult market atm. Lots of vendors struggling to sell. Good luck.

I have to agree its a nice home but a bit overpriced for the area. Maybe it would have sold at 400k, when interest rates were still low, but not since they went back to normal and we had an added cost of living and inflation shock.

It was just a playroom but my dad died and I have nowhere else for a huge tv I’m sure it’s 80 inches 😩😂I could get a desk though. Thank you

The lack of hallway- front door opening into kitchen is a deal breaker for me. I don't want to see coats and bags and shoes while I'm in the kitchen- and the different wallpaper? I think it's generally too open plan downstairs. I like proper separation between kitchen/ dining and living room. Walls and doors.

It is beautifully presented-( but I do wonder if you have over-done it? has doing it up inflated the price too much?) but it's not my style. I prefer warmth and texture over shiny white. Having said that, I would expect it to be right up enough people's street to get viewings.
I would not be investing in further work such as a roof lantern, particularly if you will also need to get a return from it in your pricing.

Ok I will ask estate agent to change from guide price. Thanks for your comment. I have had really good feedback from viewings. Lots of people coming from London, so unsure of areas. 4 viewings this week. I’m just sick and tired of having it spotless with 3 children

Thank you. I think I am going to put a stud wall up and close the hallway off with a sliding door 👍🏻 won’t cost a lot as hubbys a builder

4 viewings this week is very good in this market.

I would take that as a positive and not go lower than 400k - not yet at least. I do understand though that having your house on the market is mentally draining.

Could you maybe do something with the kitchen as that is what would put me off, it feels really narrow with the wall of storage and just feels a bit odd. We've just bought a house, and the main things for me was kitchen (potential as we bought an old house), having enough space in bedrooms and a nice garden where we could dry washing. The TV also makes that room seem tiny. I also do agree with others, it seems a tad pricey and I would personally reduce x

I'd 'lose' (or rather the EA would) pictures 8 and 10 they make the kitchen look weird. The huge mirror is a bit odd, looks like it's on it's way somewhere else. The huge tv too as someone said, a bit off-putting. Other than that the house and garden look great. #patiencegrasshopper :)

I would definitely redo that small TV room, it looks overcrowded and as though you don't know what to do with the space, I'm sure different furniture could show it's potential better.
I prefer somewhere with more colour and more clutter, all personal taste. The lack of hallway would put me off too.
Fake grass would be a no for me as I love gardening.

I don't think you should do anything to the house, if you need to sell quickly, just drop the price a bit if you can. Sounds like you're getting plenty of people through the door

I think it's a lovely home, although I am not a fan of your downstairs floors - they are a bit white and shiny. But that's personal taste.

I do agree with people saying the huge TV looks odd in a small room - wouldn’t stop me viewing or buying a house though! The room would look better dressed as a study and the TV put into storage or leant to a family member/friend until the house is sold.

HI OP,
I agree with other posters here; it doesn't feel like a home. The one room that works I am assuming is your bedroom, it has softness and green plants.

The photo from the kitchen to the blue sofa is stark, get some pictures /mirror on the wall and a big green floor plant. the room needs texture and interest.
Get some pictures on the walls of the blue bedroom.
Fake grass is also undesirable for most people.

Definitely change to a price rather than guide price which I find very irritating! Your house is lovely, you just need to be patient. However if your dream house is waiting for you, you could reduce it a little.

Thank you 😂 I do indeed have cupboards of junk my loft is fully loaded too so don’t stress it doesn’t stay like this without being exhausted 😭 I think I will drop price Monday/Tuesday if I have nothing to go with
