Before I become majorly defeated, and I know I have not even been on the market a month yet…. But if I can’t sell what can I do to my home ??? I was thinking roof lantern at the back/ loft conversion….. changing everything around! Let me know what you would
do and don’t say burn it down 😩😂 my kids need there own rooms.

I looked at the streetview picture, and am very sure I found your house - the black window frames and the new modern front door.

Sadly the day the streetview camera van was round, your front garden was full of rubbish. There's a wheelbarrow, a large piece of foam, a white internal door ? lying against the porch, loads of rubbish at/around the bin - I guess it was bin day.

Funnily enough if I move my screen to view elsewhere in the road, it reverts to what the front of your house used to look like but by refreshing I found all the rubbish again.

Hi op! I suspect the lack of separate entrance is an issue to some people, as will the fully open plan downstairs. The noise and kitchen smells must be a lot sometimes.
The decor isn't my taste, and to be honest I couldn't remember anything after other than a blue sofa, massive TV, blue bed room, fake grass. I would add some character if you can with softer furnishings and colour to help people remember it whilst flicking through loads of rightmove houses.
The problem with having no walls is it actually makes the room feel smaller. No obvious place for a sofa, other than in the middle of the dining space. Just 1 sofa suggests not enough seating for 5 people too. And the enormous TV must be so dominating..

All that said, there are some things you can do. Add a rug to define the lounge. Put the cinema screen in storage if you want yo keep it and make this space an office. Add real plants both in and out. Some pictures on the wall. A separate entrance as you have suggested. Look on market place and in charity shops, don't buy new, to add character. Maybe add some shelving.

Do the twin beds make a bunk? If so, consider that. Floor space for kids to play.

Must of been when we was decorating a few years ago! How do I get rid of this 😂😂

It's lovely and bigger than I was expecting from the outside photos BUT it's possibly too open plan! I don't like the front door opening straight into the living space and i think it could be hard to heat. Also no room for extension / expansion. I think "guide price" confuses people too. £385 might generate more interest.

The "playroom" makes no sense and looks like a TV room for one person in the photos. It would make a perfect office/study though.

I agree with removing a couple of the kitchen photos that don't show it off well. Other than that though, it's well presented and a nice house. It sounds like you're getting viewings so hopefully you'll get a good offer soon. What has the viewing feedback been like?

It’s fine - perhaps turn what is listed as a playroom, but looks like a cramped tv room, into an office. Other than that it’s down to a slow market, and in a slow market you have to price it well, and the market is telling you it’s overpriced.

The front door opening straight onto the kitchen the open plan layout of the kitchen and sitting room area would be a big problem for me. Also the fake grass would have to go.

The decor is far too white and shiny for me, but I would get round that in the short term with paint and rugs. The splashback tiles in the kitchen are hideous in my mind -sorry! - and would have to go but I know that other people love that kind of style.

I'm sorry I don't like the downstairs layout.
You go through the front door and the kitchen is right there in front of you. The lounge/dining area is around the corner. For the price it seems quite small downstairs.
I like the kitchen but it could do with some colour, maybe some plants?

I would say your house is just not traditional mumsnet, which would be more traditional layout. Your house is clearly well presented and will appeal to lots of people, I agree don't do any further work to it just drop the price.

I think it's really prettily decorated OP - it's not my usual style but it looks clean and upmarket. I'm not from that area (SW) but I think you've decorated really nicely. Agreeing with a pp though about the street view - I'm not sure if you can get anything done to change the outside view?

Yes we took it out for it to be more open (it was only a stud wall so we could put it back up with a sliding / pocket door we took the internal porch door off too and put more insulation in when we was doing the plumbing for the downstairs toilet, it’s too cramped as a porch with the internal door it was awful

I think it's a lovely house and if I was looking in Stevenage I'd be interested (I live 20 mins away). However the price is high for only 3 bedrooms. In your location I would expect a fourth bedroom for that price. I honestly wouldn't take to heart some of these criticisms. If you can't envisage a playroom without a big TV or a garden without a trampoline you need to give your head a wobble!
