What noise levels should I expect living near the Duke of Wanstead?

I’m interested in a property about 100 yards from the Duke of Wanstead, but I’m a bit concerned about noise levels coming from the pub. I’ve seen that they have live DJ sets every Friday, and monthly live music sets.

Can anybody who lives or has lived close by shed any light on what to expect?

Also appreciate the replies. My intention is to absolutely visit again, but I also wanted to hear the perspectives of anyone that has lived around the area before.

The Duke is one of the nicer pubs in Wanstead. It used to be rough, but gentrified and is now the most community minded pub in Wanstead. Holds lot of events, and their summer street party is great fun (road gets closed, to bear in mind). My house is less than a 5 min walk away, and I’ve never noticed any noise, but I’m not an immediate neighbour.

I would visit over a couple of weeks, on the Friday and Saturday. They tend to be engaged with neighbours, and respectful. There’s a Facebook page called Wanstead Community Hub; you won’t get away with posting asking for views, but you could do a simple search.

Oh, and Wanstead High Street is very long; it runs from Wanstead tube at one end, to Snaresbrook tube the other (very handy to live mid-way as your potential house is). The pubs are therefore well spread out, with the exception of The Duke, and The Nightingale, which are one the same road, just a few minutes away from each other, and like night and day in terms of clientele. The Duke is more family oriented.

The other pubs are all on the high street; the George & Dragon opposite Wanstead tube, the Bull about 5 mins down, and the Cuckfield about half way down.

The Duke and the Nightingale bizarrely have more relaxed licensing hours, but are slap bang in the middle of residential housing.

Given the World Cup is on, I’d visit on an evening when matches are on. The Duke isn’t really a football pub (this is the Nightingale, owned by Lampard senior).
