Looking to relocate to Warlingham or Woldingham areas. Advice needed on where’s best. Are these nice places to live? Have a dog that needs off lead walking. Also looking for somewhere with community vibe to meet neighbours so do not want to be isolated.

Woldingham is generally deemed posher than Warlingham with access to green space. Westhall Road is one of the more popular areas of Warlingham, with easy access to the stations and the green.

I live between those in Whyteleafe. Woldingham has lots of large, expensive houses. Warlingham is nice, but a walk uphill from the station. Warlingham
has more shops / pubs etc, Woldingham has very little in way of shops.

Thank you for this. We are looking into a house in the golden triangle. Never heard of this area - is it worth the higher price bracket? We are a retired couple

we never went to Woldingham - is it hilly? The gardens appear to be on slopes at the rear. Well the ones we have looked at on Rightmove.

Yes it's all hilly round here.

Woldingham is posher but has nothing in terms of shops or services. Not ideal for retirees who may need to stop driving at some point.

Warlingham is nowhere near the station. I like Warlingham Green.

What is the "golden triangle"? (and do I live in it?! 😄)

Warlingham is very quiet with not much there. I always think you should aim for amenities on your doorstep when retiring

we viewed a couple of houses on Tydcombe Rd and Overhill. The estate agent said it was in the “golden triangle” which is best known for being a nicer part of Warlingham. We are relocating south to be an hours drive from our children in East Dulwich. We are only 60 and fit and active so walking not a problem. I will be looking after a new grandchild so will be out walking and looking for things to do with a toddler. Obviously we have no idea where is best and not really bothered about train to London as will be driving. Are these villages safe neighbourhoods would you say?

Definitely safe but have you looked at moving closer to London if you are doing childcare?

Thanks Ladyrinths - need green space as we have a dog who needs country walks and we would hate living anywhere built up hence looking around Warlingham. Is there anywhere else you can recommend. 45 min drive is fine twice a week

My husband says it’s near Bromley which isn’t as nice an area and would rather drive further out. We also liked Eynsford and Walton on the Hill but nothing going on hence thinking Warlingham has the green and a community with events going on around the green for children at Christmas and shops etc

Bromley is a borough, like all boroughs there are nice bits and less nice bits.

I personally think Beckenham & Chiselhurst are much nicer than Warlingham 🤷🏻‍♀️

I’d be surprised if Dulwich is within 45 minutes of either, Beckenham is close on that. Certainly longer from Walton on the Hill.

I mentioned Chislehurst on another chat and was told there’s no green space as it’s all built up around. I think we need to check this out when we come down next.

Woldingham houses only have house names not numbers. There is a tennis club, a railway station, garden centre and a couple of shops. No pub.
Warlingham has a fairly busy vibe. A couple of pubs and restaurants, it also has a Sainsbury’s.

I live near these areas. There is lots of green space! Beckenham might be too built up but has some lovely parks (Beckenham Place Park) and gazillions of cafes/ restaurants. Bromley borough has lots of nice (expensive) areas. West Wickham or Hayes might suit you - I live here and regularly visit family in East Dulwich.

The large Sainsburys is at Chelsham iirc, between the two, and a garden centre nearby. There is a very steep hill from A22 up there, which get icy in winter and an accident black spot.

Having lived in the area (Warlingham) doing East Dulwich in an hour would be a very rare event.

Chislehurst, I agree, Beckenham, I would say is much the same.

I live nearby. You need to be closer to either Upper Warlingham or Whyteleafe train station to do East Dulwich in your time frame in which case Caterham might suit better. More mixed demographic but some nice housing, 3 train stations on 2 lines to choose from. potentially and much more going on than Woldingham and a bit more than Warlingham. Absolutely crammed with walkers and dogs an loads of nearby green spaces for dog walks, Kenley aerodrome, Happy Valley, Viewpoint etc. Good community with a festival, street party, annual firework display etc.

Warlingham is fine but have to drive further to stations and not really walkable. Woldingham has pretty much all posh million plus houses if thats your budget, but I find it very soulless and no amenities.

Sorry I see you are planning to drive to E Dulwich, not train. In which case you can do in about that from the area (I drive to pick up my son from his friends in E Dulwich and its a little under an hour most times depending on time of day). Warlingham is nearer than Woldingham.

Warlingham is a perfectly nice place if you have a car. Quiet, safe, maybe a little boring but short drive to lots of more interesting places with theatre, restaurants etc. Woldingham is very dull/Stepford Wives/WAG territory imo.
