Looking to relocate to Warlingham or Woldingham areas. Advice needed on where’s best. Are these nice places to live? Have a dog that needs off lead walking. Also looking for somewhere with community vibe to meet neighbours so do not want to be isolated.

OP in your position I would look for an airbnb in warlingham and spend a week seeing what it's like to live there.

Hi OP. I drove from Caterham, through Walingham to the Horniman Museum just outside Dulwich the other morning at about 10.30 and it took me 50 minutes. However, from doing similar journeys on the first part of that route for school runs and son pickups in West Wickham (girlfriend lives there), I'd say the traffic would be much heavier 8-9 am or 4-6pm due to commuting and school run traffic. I reckon that could easily add what 30 mins to the journey? Maybe 40 mins on a really bad day?

So maybe an hour and a half worse case? Does he have to travel during rush hour? (I forget sorry)

He can travel anytime as retired but just helping out on renovating properties. He might go 2-3 times a week but we will go down and as recommended stay for a few days and do the run ourselves before committing to buying a house. Thank you for your advice everyone!!

I think twice a week, avoiding rush hours eg leaving at 9.30/10 am, is easily doable within an hour Warlingham area to Dulwich.

we find Warlingham is just far enough out to be doable and has green areas around plus a nice centre - not too busy or built up and not too quiet there’s nothing going on. Also we can drive easily to some lovely places we have never been before when not in London. Looked at all the other areas recommended and other than Westerham we prefer Warlingham. Obviously we will come down and check the travel times but now able to sign up to estate agents for new properties coming onto the market. Going closer to London we are not keen on the areas and any further away is too far. Because we like these places we will just have to drive for a bit longer. Hopefully we will be able to find out what is the best time to drive so avoiding school traffic - going later in the day or crack of dawn. Thanks for replying 😃

I don’t do them in the mornings no, evenings if that or weekends. Just giving ideas of potential travel issues. Like I said best to do test runs if you can. Westerham is a bit further out than Warlingham so just add that time onto your commute. Westerham looks like Hayes, Bromley to Catford, approx 45 mins.

@Gonnagetgoingreturnsagain thanks for this. Will look at Eden bridge but all those in Westerham are not suitable - would have to spend a fortune on them. I think it must be a very expensive area compared to other areas around. I have updates if anything comes onto the market in our price range. 🤞🏻

Ah that’s a shame re distance. Re Westerham I didn’t even look at the houses and what needed doing to them just saw a few. It’s always been a popular area though so decent properties in your price range don’t come up much as they’ve been snatched up. Just another note on Sanderstead, the two people I know who’ve got houses there, they’re nice enough but fairly near main road. It says it’s a village but to me it’s more of a high street and no pub! Warlingham village to me is much more villagey.
