Any suggestions to improve our Rightmove listing after 12 weeks?

Feeling brave and hope fellow mumsnetters may be able to give some thoughts about my house listing on Rightmove. It went on end of Feb, right before the Iran war started and since then had about 18 viewings but only 1 offer that fell through within two weeks. We are now at week 12 and feeling a bit stuck...

Photos were taken on a sunny day in Feb, but I've asked if we can update for some sunny May photos.

Anything else that stands out that I could update / tidy / clean / remove? I know you will all say the issue is price, and we could drop it some, but I thought it was a pretty decent price to start with.

I could, but presumably someone is going to sleep in the top rooms or they may as well have stayed as loft space.

I don't know the market locally and it sounds like £1.3m won't buy the perfect house. Given a choice, I wouldn't buy this one, but one of dozens of others that do have bathrooms with the bedrooms.

Tidy up the front aspect. Cut that tree right back, so you can see the front door. Put some nice pots of flowers out. Tidy up the shrubbery in the back garden.

Otherwise, it’s lovely.

Second photo with the car in the drive makes it look more balanced, without a car it looks like a sort of long deep hole (I'm not explaing that very well).
Definitely get the description rewritten, I read them to see what practicalities are mentioned, and the flowery language e.g. 'to die for' and 3 lots of 'incredible' in the initial bullet points would just get my back up.

I wouldn't buy this one either.
I don't necessarily think that every family needs a bathroom on every floor, but if they do then they obviously wouldn't buy this house.
My point is that it would be a waste of money, time and energy to install a bathroom on that floor without the certainty of recouping the money.

It’s lovely inside, not to my taste but lots of people would love it but the outside just doesn’t have kerb appeal! I can’t quite put my finger on it but it’s definitely to do with that bottom white window area as when you’ve blocked it with the car looks better. Those steep steps need a jet wash too! Can you trim next doors tree as it looks like it might become a problem and make the inside dark.

No, it’s not the listing, it’s just the market. Your house is fab and people want to buy it I’m sure, it’s just everything is running sluggishly especially with the stamp duty being so ott. The shift in Reigate council just recently might be unnerving for anyone thinking of coming into the area. Not sure if there will be council tax price hikes etc.

I agree. I live in a 3 storey house so have no problem with stairs. I just want to be able to go for a wee at night without the stairs. We moved last year and toilet placement was high on our list of non-negotiables!

Outside steps, improvements on drive and I think there needs to be more stripping back of personal possessions, some areas a bit too cluttered.

I would want a bathroom on every floor though so I would discount this house if I was looking. It probably wouldn't matter to some people, but it does to me.

Not AI in the photos although they are a bit whitewashed as the house is more colourful in real life.

This pic is so much better , i also think the steps don't look as steep as in the 1st pic.

It’s a lovely house but I’d be put off because the first few steps out of the front door don’t appear to have a handrail and I’m really clumsy!

True. Not very house suits every family!
My point - again - is that the installation of a top floor bathroom by the OP would not necessarily be economically wise.
However, it's just an opinion!

It’s a beautiful house and very well,presented. The only thing I can think of it to add some colour in the garden with plant pots etc. it seems a big increase in what you paid for it but maybe you have updated the house and therefore spent a lot. Good luck. Feel sure a buyer will come along very soon.

Agree with others that the outside is the only thing you could improve.

It looks better with the car and the tree in leaf. Yes to jet washing and some nice pots of flowers at the bottom of the steps.

Also you should cut off some of the lower leaves of the palm tree because it makes it look unkempt as if you have to fight through it to the door.

To be honest the things that would put me off are quite difficult to solve in the short term.

The smallest room on the middle floor is very small, only really big enough for a study so it’s not a true 5 bedrooms.

The restricted ceiling heights on the upper floor make those rooms really difficult to use as proper bedrooms as kids grow up, they need proper furniture. Maybe the photos are poor but where for example are full height wardrobes going to go? I also wouldn’t want to have to go down the stairs to the loo in the night if I was spending that amount of money on a house.

So all in all a number of the bedrooms would cause an issue for me.

Presentationally I think it looks great though, I just couldn’t get passed the bedroom issues.

I think it is a nice house, not that much wrong with it.

The problem is you have changed style from when it was last sold, but not really added that much value IMO.

It's a very nice house, but for me I don't like open plan living areas. I know they are fashionable, but I would prefer to have folding doors dividing the areas.

Invest in some beautiful pots and potted plants for the patio.Perhaps a water feature and I would plant lots of flowers perennial around the lawn. The house is beautiful but the garden could look even better.

I think we have added value in the last 9 years. There’s been no floor space added but new kitchen, new bathroom, new utility room, new w/c, new double glazed windows throughout, new boiler and water system replaced all radiators throughout, underfloor heating in the bathrooms and ground floor, new patio and fencing so there is something to show for the price increase since 2017 as well as decoration and carpets.
For those advocating for a top floor bathroom - my teen agrees and it is something I would look for in the next house.

We wanted to move to go up the next rung of the ladder - bigger garden, more parking, more family space. All the things people have pointed out this house is missing.
Plus I quite like renovating houses as it keeps me busy.
We’ve seen a house we love, but unless I can move sharpish it will likely be sold before we can proceed.

It’s a beautiful house. For me it would be the bus stop and parking that would put me off. Especially for that price.
