Any suggestions to improve our Rightmove listing after 12 weeks?

Feeling brave and hope fellow mumsnetters may be able to give some thoughts about my house listing on Rightmove. It went on end of Feb, right before the Iran war started and since then had about 18 viewings but only 1 offer that fell through within two weeks. We are now at week 12 and feeling a bit stuck...

Photos were taken on a sunny day in Feb, but I've asked if we can update for some sunny May photos.

Anything else that stands out that I could update / tidy / clean / remove? I know you will all say the issue is price, and we could drop it some, but I thought it was a pretty decent price to start with.

I’m sure my comments have already been said but, google maps is pointing at the wrong house so the satellite view shows parking for 2 cars. Might be a negative for viewers when they turn up? Get the EA to change to the correct house. And I think buyers will have to factor in adding a top-floor bathroom. Nice house though.

Many people like an ego boost and to hear that they are wealthier than they thought, yes. Some of it will come down to whether the sellers actually want to sell or whether they just want the ego boost. With the internet, it is very easy to research your market yourself and see what is likely to be a realistic price yourself (unless you have a v unusua property, of course).

Yes, a few rate hikes should focus minds a bit more as well.

I agree that they should know but I'm not sure they do. Lots of people seem to be posting that their agents have said that 'there are no buyers so there is no point in reducing the price' or similar. Someone has already made this comment on this thread! I understand that agents are concerned about not being given instructions if they value accurately and honestly. The problem is that some of them must be making very few sales anyway! I think that some sellers could be persuaded to sign on if the agent was to give a full and frank explanation of the market conditions.

No buyers so no point in reducing price? That points to a very large drop in demand, but if the price doesn"t also drop there will be no chance of ever getting a sale in that case?

It's a lovely house! The front steps might be an issue for some. I would move the photos around and have the kitchen as the first one. Sometimes that helps.

Nice house. But the problem is that Reigate is historically for those moving out from London with a family. And house/ flat prices in London have been stagnant or falling for years (since 2016 in some areas). So a couple selling up in London no longer have a big profit that they can use to move out.

That"s right, unless you bought years ago in London the bubble money has evaporated.
