After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

Yesterday’s viewing cancelled. Because she wanted to know our position had booked 2 viewings for today, one sold over the weekend after being on market for a year.

The remaining viewing for today is the only thing on the market I am interested in now other is gone and the one we saw last week turned out to be awful. I think we are likely to give up at the end of our 6 weeks with agent. One village I am interested in has just one detached house on market, everyone is understandably holding off for now.

@Seaitoverthere similar situation here. It’s the second time we’ve listed our house though, so because we’re frightened of not being able to sell again, we’re making some compromises with the house we are buying. Hoping we’re making the right life choices by doing this!

Good news is that Mum and dad’s house had three on the spot offers from their viewings tonight and potentially more tomorrow 😬

Bad news is that today I was made at risk for redundancy so now we’ll never be able to leave this shoebox house in the sucky neighbourhood and my dream house will likely go to someone else 😭😭

Our chain is complete! There's our flat, the house we're buying, the house they're buying and the house they're buying 🤣 so only 4 houses which I don't think is too bad??

We've started our full mortgage application this evening... I don't really know what else we need to do right now so will leave it at that until we're told otherwise

A week into our property being on the market, we have only had 1 enquiry which is a viewing appointment in 2 weeks' time. Apart from that .... silence.

we were really hoping to have 2 or 3 viewings lined up for the long weekend. Not sure if this is normal at the moment. Is the market that bad....?

I searched my area on rightmove, including sold houses, ordered from newest on the market. Only 2 have sold so far in May. We had 2 viewings last week and now nothing lined up.

We’re 2 weeks in today and had one viewing , another got cancelled. It’s us though I think as some stuff is selling but not necessarily the new stuff. Agent on viewing the other day said there is currently no logic in what is happening .

We had a fluke viewing the day after we went on the market and then nothing for 5 weeks so from my sample of one, I'd say it seems normal 🤣

For everyone worrying about viewings I think it’s really hit and miss at the moment. It only takes one person to want to buy your house though! It’s just hoping for that lucky person.

I'm feeling a bit frustrated at my solicitors. Our buyers are getting antsy as they’re keen to push on. The solicitors took 4 weeks to even request searches 🤯 so these still aren’t back!

We've finally got the deeds from the place we're buying in hand, after over two months of waiting. They are insanely complicated - 100 pages and eight separate conveyances to figure out. The solicitor posted it with the comments he hasn't read them yet and he looks forward to our questions!!

joining as we had an offer and put in an offer a few weeks ago and just had our mortgage fully approved today. Solictors have contacted today to say they have now received the title information and can begin searches! Not sure what’s taken so long.
We have first time buyers buying ours and our new house is empty so depending on searches it should be quite quick.

Any tips?
I don’t know when I can get excited!

Got told dependent on buyers/solicitors there is a possibility it could go through in as little as 8 weeks 😱

But still not allowing myself to really get excited until it's actually done 😭

Thinking positively, this weekend is the last of the Bank Holidays so that means there are several months when solicitors will work 5 days a week. Also there could be people who think if we can find our new house and offer accepted, we stand a chance of being in by Sept or if not, possibly Christmas.

Clutching at straws maybe, but May is a good time to launch onto the market when everything looks nice and bright, rather than the dull days of winter. Just hope we're not still in this position in winter!

totally agree @PyjamasForever it only takes one person, the right person, to want to buy your house.

We got the boundary to the house we’re buying today and it’s a corner plot and the house on the other side of the corner has taken part of ‘our’ front garden. They technically don’t have a driveway but have made one using part of ours using block paving.
Solicitor hasn’t very helpful so far but we are pushing for more info as it is annoying. We thought the boundary was strange as it’s not in line and did ask the estate agents where the boundary was when we viewed but they said they didn’t know

What would you do?

@BraOffPjsOn definitely get your sellers to get it sorted. Either the offending house removes their materials off the land or they buy the land off the current owners and the deeds are changed to reflect this.

My in-laws did this when they were selling their house. They took it off the market once they realised there were boundary issues with the house opposite and they made an agreement with said house to adjust the deeds and change the boundaries to reflect who was currently using the land.

Otherwise when you buy it, you put your car there 😁

Still no mention of a completion or exchange date. Offer mid Feb. No chain or us or buyer. Freehold. Asked the solicitor to prove the buyer was pricedable on Monday. They said the buyers solicitor has seen the mortgage offer. Then said our witnesses didn't fully put their address down - two months after signing the forms! Extremely pissed off now..

@DyslexicPoster how much of a boundary have they encroached? And if it’s a small amount, does it cause you an issue? Can you easily still get on and off the driveway with ease?
Whilst legally it needs sorting you also need to consider if you mind that land becoming theirs or if you need/want it?

What would you do?

I wouldn't buy a property where there was ambiguity over the boundaries. It will cause you problems both during your occupancy and when you come to sell. Dont buy into a problem. If your solicitor can resolve the issue cleanly and fully without costing you an arm and three legs then fine, but if it drags out your purchase and cannot be resolved in a reasonable amount of time, I would walk away.

how helpful have your vendors been in clarifying the problem, because really it is theirs to solve. Your solicitors not knowing is a concern. If it isn't clear and there is a lot of back and forth, that will rack up your legal costs.
