After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

Tentatively joining the thread (if allowed!)

My bf and I are FTB and after having 4 viewings (in a week 🫪) we think We've found the one and today put in an offer.

And got told they want to have their other viewing on Friday and get back to us 😬 and now I'm really bricking it and thinking we have massively screwed up cos everyone (including mortgage advisor) said to make an initial offer under asking (10k) and now I'm regretting it and wishing we had just offered the damn asking price and feel completely out of our depth and have no clue what we are doing!!!! 😩

Someone tell me there is still a chance we might get it? 😭 The sellers we think (based on the fact they had already moved out) may be looking for a quick sale...and we are praying being no chain may be at our advantage?

Being no chain is a huge advantage. I think if the other people make a better offer they’ll probably come back to you for best and final offers.

Hello! Can I join please? We sold our flat last Wednesday and had an offer accepted on a house on Saturday 🥳

Our buyer is a FTB and the people were buying from has a second viewing on an empty property this week so hopefully we'll be quite a short chain.

It's been a long time since we bought our flat so I don't really remember the process 🤣 We're waiting for our buyer to get their solicitors details to the agent but we're pretty much ready to go with solicitors and surveyors

We’re selling in the Scottish system and had 3 offers in 10 days. Went with the best cash one. They want to be in by June! We are still waiting for their return contract to finalise and set an entry date. When have been told this week!
I'm sitting here all on edge unable to pack or get rid of furniture in case we have to go back on the market.

Wow! That’s a tight time frame. Are surveys etc all done before listing a property in Scotland? What I know of the system, it seems so much better than in England.

Yes the survey ‘Home Report’ is done before marketing the property. All was good. We also completed our Missives ( a bit like the searches in England) promptly. I’m going to go out and indulge in coffee and cake to distract myself!

Interesting! Sounds like June is achievable. I feel similar about the not wanting to start packing just in case it all falls apart.

I’ve booked a charity shop van for a couple of weeks time, so at least that means I’ll have a biggish clear out!

I haven’t posted for a while but we’ve just completed on our sale today and it’s been INSANE.

We went on the market in the middle of Feb and there was ZERO interest. It was really disheartening. We dropped the price and had two viewers but it was still tumbleweeds and both those viewers ruled it out for reasons we could do nothing about.

A couple of weeks later, about 6 weeks after going up for sale, both of those viewers asked for second viewings, and one of them put an offer in a week later which we accepted.

Turns out they didn’t need a mortgage, so they didn’t have to have any searches. They didn’t need to sell to move. They chose not to have a survey. The whole sale from getting their offer to completing today was FOUR WEEKS. I can’t really believe it’s happened.

Ours goes live next Friday! Hoping for a quick sale so we can have our offer on the house we love officially accepted by the seller.

Bit of a weird chain for us as we’re also reliant on my parents house selling in order to buy. Theirs went up yesterday and they booked four viewings for week in the first eight hours. I’m less worried about their house as it’s priced to sell and in a really desirable area.

So scared that the house we love will go in the mean time 🫠 The seller confirmed he would take it off the market if either ours or mum and dad’s sells so I have everything crossed that theirs goes soon!

I feel stupidly helpless as there’s absolutely nothing I can do but hope the house we want stays as unpopular as it has been. Estate agent said it’s been listed for months and ours was the first offer.

My brother had a similar situation. They found a house they loved and had their offer accepted the next day. They put their house on the market, sold in 48 hours and were in the new house by the end of the month.

It’s very quiet here. Went on Thursday evening and had one viewing. They have said it is perfect but they need to decide if they want to move out of the city or not and I think they lied to agent about being on the market.

We have got slightly cold feet about moving now situation next door is improved and house is lovely now finished. We are going to see one that has been on for months though and maybe another couple and see how we feel having seen our options.

We are 4 weeks down the line and still can’t find anything to offer on! Everything is just so overpriced or needs loads of work!

@Chickenandegg8 we've ended up offering on a house that isn’t perfect but is “good enough” just because we’re so keen not to lose our buyers and it is better than where we currently are (but not perfect)

we are still waiting on the draft contract and deeds. It's two months since our offer was accepted. Apparently it is in the post between our solicitors now. Christ knows how long it will be before we actually see the deeds and know whether we're definitely buying it (it's not registered and has land so we're keen to know what gremlins are lurking in the paperwork!).

Great to hear some people are making progress!

Just spent an hour filling out the TA6. It's such a long document 😭 now we need to send all of the supporting documents over. There's more to do to be fully onboard with the solicitor but DP has decided it's time to watch the boys (I can't sap all the fun out of his day, it is his birthday after all)

We are fully onboarded with the solicitor! 🥳 Just got to send the supporting documents off and that's all done. Got the memo of sale through as well so our buyer has finally given details of their solicitor.

The people we're buying off have a viewing tomorrow so hopefully they like it and get their offer accepted. It's not an empty property though so it adds another link to the chain. They showed us around on Thursday evening and talked about the house in depth, they've really taken care of it and we're very excited to live there and continue loving it!

Can I join? We sold our BTL after the first viewing back in Feb. Still no completion or exchange date and the buyer went back to view today! Argh! If they ask to drop the price we are going to say yes but must exchange within the next few weeks or it's going back on.

Cheap house good area so it will sell. I have a gut feeling the buyer can't proceed and is pushing about as a FTB.
