Offer at asking price rejected in favour of lower cash buyer, any advice?

Hi

I’ve been searching for a house since September 2025 and finally last week, I viewed a house and it was just perfect!

It ticked all the boxes! For me and my children. It can imagine it as my forever home!

2 offers were made, myself and a cash buyer!

The cash buyer did not offer full asking, it was below asking - and myself offered full asking £495,0000.

my offer was rejected. The chose the cash buyer.

I am heart broken. I actually feel sick. After months and months, this perfect house came on the market!

Any advice..:

Keep looking. Most vendors will pick a cash buyer as they are a dead cert. The cash buyer may negotiate hard on a structural survey, to the point it falls through. You could tell the agent you’d like to leave your offer on the table in case of a fallout?

There’s not much you can do other than to leave your offer in the table, and start looking for somewhere else.

Devastated. My heart feels sore right now which I know in time will go away but searching for home is stressful itself and when you find the perfect one- it is just numbing

Do you have a property to sell? A mortgage in principle ready?

Leave your offer on the table and make sure you are as ready as possible

Could you up your offer?

i am chain free- my house sold and completed last month. Cash is in the bank - large deposit of 370,000 and rest will be mortgage.

the mortgage has been obtained and approved.

I can increase my offer up to 505/510 thousand but they have accepted the cash buyer today.

OP one thing that made a difference for us when we were selling was knowing that we have a very keen buyer…we went with a lower offer purely based on the fact the our buyer called the agent a few times a day to enquire and she seemed super keen compared to another one who was much slower to respond. They were both in a good financial position but the buyer we picked really made it clear how much she wanted to buy our house. We weren’t wrong and she stuck with us through a couple of failed onward purchases as she was so keen. We also liked the fact she was a single parent with a daughter so we were happy to offer a home to her and her child. I would call the agent and tell them what you have written here, it won’t hurt for them to know how keen you are. The buyer they picked might fall through and you might be next in line. Other than that, don’t despair the right house will come along. Yours might not be on the market just yet.

You could engage a buyers agent and get them to negotiate for you, but you will have to pay them a percentage or two when you complete

370k can buy you a house, you don"t need a mortgage?

Are you sure the seller understands your position? You are virtually a cash buyer as you have no chain/property to sell. I don’t see why you are more risky in these circumstances than the other party?

Most cash buyers aren’t actually cash buyers.

Same thing happened to us. And then when the seller realised they weren’t actually cash buyers pulled out and put it back on market.

Rung us up and offered it again to us. We reduced our offer to the ‘cash’ price.

They understandly were peeved and said no 🤣

What is a buyers agent??

370 cash but the house is 495 so remaining balance will be a mortgage.

yes, mortgage has been approved and all good. Finances and accounts been sent and all agreed good to borrow x amount.

Yes, this is what I was thinking. Some people might fall over themselves for a cash buyer only because it means they are chain free. Make sure your EA has relayed your correct position to the sellers.

She's not a cash buyer as she needs a mortgage to buy. Mortgage offers can be withdrawn if circumstances change so a buyer needing one is a greater risk to the sale falling through.

Most sellers would probably chance it for an extra £10 or £20k though.

My experience of cash buyers is they try to sneak a mortgage in later in the conveyancing.

I now ask explicitly & the agent asks for proof of funds before we start the process.

The seller can sell to whoever they like . It could be as ridiculous as they liked the look of the other buyers car or they both know Sharon the barmaid of the local pub .
You have to shrug your shoulders and keep looking . Shit happens .

Agreed, that’s why I said “virtually”. With the size of the cash deposit the lender would have plenty of equity and incredibly limited risk so I wouldn’t really distinguish between this offer and the other on that basis.

If you’re heartbroken, and really want the house, then do more. Call the agent, increase your offer to £505k. Make it clear that you are not in a chain.

They’re Legally obliged to pass on your offer, and it’s worth checking that everyone is clear on your chain free position.

This is correct. During the late stages of legals they decide to take a small mortgage. They are cash buyers in principle often, rather than completion.

Some cash buyers may have a large portion of the cash tied up in notice accounts - as much as 95-120 days or more. I would keep calling the estate agent and enquire about the status of the sale.

As for EAs responding with👍, that’s par for the course… They’re only eloquent when they are composing their sales particulars…

OP - there might be a reason they accepted a buyer who does not need a mortgage - a reason that comes up in the searches or survey for example. Golden goose might turn out to be a dodged bullet.

Bit it is all SO stressful.

like an old estate agent but works for you rather than the seller. They source homes, find off market homes, not yet on the market homes. Do initial viewings for you and negotiate for you and see the whole process through. They normally have strong relationships with the agents and so have influence too.
