Offer at asking price rejected in favour of lower cash buyer, any advice?

Hi

I’ve been searching for a house since September 2025 and finally last week, I viewed a house and it was just perfect!

It ticked all the boxes! For me and my children. It can imagine it as my forever home!

2 offers were made, myself and a cash buyer!

The cash buyer did not offer full asking, it was below asking - and myself offered full asking £495,0000.

my offer was rejected. The chose the cash buyer.

I am heart broken. I actually feel sick. After months and months, this perfect house came on the market!

Any advice..:

Conveyancer here. Firstly if I had a pound for every “cash” purchaser that then said “oh, but we only need a small mortgage/remortgage/bridging finance”! Some people also consider that they are a “cash” purchaser because they don’t have anything to sell, not that the cash is in the bank and they still need a mortgage! I would also be wary of agents pushing forward buyers that have confirmed they will use the referred legals. We don’t pair referral fees but we know lots of (very shit) firms pay agents up to £500 for each client they push their way. I would put a note a through their door and explain your circumstances and how you feel about the property.

someone I know did suggest a note letter posted to the house.

But would it freak them out? I mean I don’t think I’d post it myself. I’d use Royal Mail so it’s less intrusive but at the same time I want to still do everything I can

I do have an account- that I cannot get into- I am trying to resolve this with mumsnet- but due to my ex partner who has hacked every device I have - it is proving quite difficult to do as at this moment.

It is very easy to be unkind to people without understanding their circumstances and mental health so please don’t assume and just ask. X

Are you sure he hasn't sold it to one of his friends?

I would put a note through the door and tell them that you are really keen and if anything happens that you would like to be considered.

Also mention that you offered the full asking price in case the agent has lied to help his friend.

I put the offer through Friday at 1pm and was told today at 1pm that it was rejected.

It was really difficult getting through the agents and getting any updates - they knew I was super keen too.

It baffles my mind if agents can do that though! You put all your faith into them…

It’s been quite difficult as I cannot access my emails at the moment and usually the agents email a copy of your offer in a letter format so I don’t know what offer has been forward to the sellers.

The agents have been communicating via WhatsApp to confirm offer has been sent to the sellers

They are obviously not supposed to but how can you stop it and how can you prove it?

I would also put on the note that you are a dentist and that you will easily get a mortgage and you have nothing to sell..

You do realise not all family members stop speaking when relationships end? May be weird to you but don’t say as if this is the norm for all. It’s certainly not the norm for myself and some of my friends!
