Leigh-on-Sea/Westcliff-on-Sea/Southend-on-Sea?

Am looking to move to this area, and have been looking in the Leigh-on-Sea/Westcliff-on-Sea area within 10 minutes walk of Chalkwell beach (for sea swimming), but since then beautiful houses have come up in Clifftown and Milton conservation areas. What are these areas like to live in?

That's a gorgeous house, in a great location, though trying to downsize from a 4 bed house, now my youngest is nearly off to uni. Ideally looking for a 3 bed, for around £700k, and now after all your advice, south of The Broadway/Leigh Rd. Also ideally would want a semi-detached and also ideally have a drive, though appreciate I might be waiting a while for a house like this to come along!

I do love that a lot of houses in Leigh-on-Sea have balconies. Just imagining morning coffees, outdoors, in the summer......

I constantly look at downsizing in this area. The house that PPs have linked is the best I have seen, at that price, in that area for a while.
I have to say, If you really want to live in Leigh you have to accept that, close to The Broadway, close to Chalkwell beach, close to Chalkwell, with off street parking

I really like Westcliff. My niece has got a beautiful original semi and done it up a treat. It’s near all the things she wants to be near, the same house in Leigh would be £850,000 now. She paid £300,000 and a developer has just sold one two doors down to her for £550,000. There is a lot of work going in Westcliff, especially as a few of the old landlords have either died or selling up because slumlords can’t operate any longer

I know, I'm most likely going to have to compromise somewhere. This house, whilst cheaper than the house I'm selling, is quite a lot larger. I'm just conscious of when my daughter eventually moves out properly, it'll just be me, and my partner, rattling around in a large 4 bedroom house.

There are of course loads of apartments then that might suit. But in my opinion they are overpriced. They can however be brilliant for downsizing, and if I could afford a seafront apartment, near Chalkwell station, that would be my perfection.

Argyll House in Westcliff is a beautiful building, but wouldn't want the worry of a leasehold, plus I've got into growing veg recently!
I've got very bespoke requirements!😂

How about this bungalow? Only 2 beds but meets all other wants / needs beautifully.

ETA: I know it isn't a perfect place, there are things I would definitely change (I hate the tiled floor for e.g.) but it's a great location and great plot so everything I personally dislike could be changed!

Hi, i do love the outside of this house, but even though it's been recently refurbished, I'd want to rip the whole lot out and start again! So £675k is too much (and I expect priced higher as refurbished), though it's detached, which is great. And yes those tiles are horrendous, why are they all over the house?!

Totally agree someone has done a poor job with a basically good house in a great location. Maybe they had dogs, hence the (very ugly) tiles.
As always with house hunting, it's going to be about where to make compromises!

Still looking for a house, but not a lot on in the locations I've been looking, either need a lot of work, and priced as if already done, or just overpriced and already done, and these houses just sit unsold, or are perfect and at the right price, but end up going to first time buyers.
Viewed a beautiful house overlooking Chalkwell Park today, on Old Leigh Rd, with a drive, which will need quite a lot of work, which I don't mind if that's priced in, but wondering what that area is like?
Have been looking at houses south of The Broadway, with no parking, and now appreciate how difficult it is to park, how long it takes and how far away you can get a space!

Yes, that's a nice area. You can get to the heart of Leigh very easily and be in the sea / at the station within 10 mins (when the new ramp by the station is built anyway). Obviously it's a slightly busier road than some, with a primary school (& parents) nearby and the park which brings both plusses and minuses.

@Chewbecca to be fair my house only sold a few weeks ago, so have only just been proceedable anyway. What's the minuses of the park? Old Leigh Rd seems to be a bit of a cut through, next to the park, but not as busy as Leigh Rd, and you can hear London Rd a bit from the front of the house, but couldn't hear it at the back

I think if you like something then go in with an offer...they can only say ..no...I do one day a week in an estate agents and we havent sold anything for the pass 24 weeks...prices are coming down so keep looking and offering.

The estate agent trying to sell me this house hasn't stopped going on about how busy he is, and that April was such a busy month for him for sales, etc (though appreciate that this may not be true, as it took me much longer than expected to sell my house in North East London, unfortunately timing the launch with the start of the Iran war, and my estate agent has been saying how dead things have been and they're usually only this quiet at Christmas time).

House is not on the market yet, and have been told that I'd have to make a good enough offer to justify to the owner it not going on the open market. But then on the open market, it's kind of a niche buy, has no kitchen (apart from the kitchen sink), a beige 70s bathroom, needs a decor update (carpets are an acquired taste and smell of piss, though could be due to cats!), plus it will need at least a partial rewire, maybe heating system updated, secondary glazing, back render fixing, wooden window and door repairs, plus the internal original doors reinstated from the nasty 60s ones. To be honest, it's my kind of house as not particularly a fan of "modernised" and don't want to pay for the privilege of someone else's taste, but also trying to work out what this house is worth by looking at comparables in the area.

And also trying to work out if this particular part of Leigh on Sea is a good area, as I've been concentrating further down, nearer the sea) but now realise that further down, the house I want might not exist!

Congrats on finding a buyer!

I think I just mean parks in general are quite people-y places, not that there are specific issues with this park!

A small circus was there last weekend, there is a function room in the middle (hosts monthly comedy night, bands, receptions), there's often an annual festival, a big travelling fair in the summer, cricket pitch is on your side so people are coming and going. It's not necessarily a problem, might be seen as a bonus for the convenience as well as the green and interesting outlook, just awareness is good! It's big so you wouldn't be on top of events.

There is a poor condition house in old Leigh road going to auction this week I believe, be good to know what that goes for as a comparative?

But turns out it isn't terrible condition at all and is on the other (much busier) part of the road. I just knew I recalled seeing one overlooking the park & thought DH would enjoy watching the cricket from there! No parking.

I am in NE London !....I am vaguely looking at Folkestone and so much is reduced down there, the one house we really liked was suddenly reduced by another 20k and sold in days before we could go and view....seems Leigh has its own market, it is small so not as much on market etc.

@bumblebee1000 Folkestone was on my list of seaside towns, but chose Leigh on Sea in the end as it's the nearest to my family in North East London, commute isn't too bad into London, and not ridiculously expensive (as Folkestone is!)

I’ve lived in Milton conservation area for years and absolutely love it! Walking distance to both C2C and GA stations, the seafront, Southend High St, Hamlet Court Rd, the cinema, both theatres, countless shops and restaurants and less than 10 mins drive to Leigh Broadway. There’s a great community here, very friendly, and it’s within walking distance to Chalkwell Beach for swimming. Plus the Victorian houses are absolutely gorgeous 😍
