Feel free to critique the listing, we had a fluke viewing the day after it went live and radio silence since... Would love to sell, the kids need their own rooms and we desperately want a garden

If we sell at 220 then we'll need to use some savings to boost the deposit for the price of house we're looking at moving onto so potentially yes... but I still think we have put it up for drastically over what it should be. Idk why the agents all priced it so high, all 3 came back with 240. Surely none of them want it sitting on their books forever? The fact that the other flat for 220 hasn't sold is most concerning

What was the contract length you agreed to with the EA? If it was super-long (> 8 weeks) then they won't care about misleading you on price. They'll say whatever they have to get you to sign and get locked in.

If you get a sensible contract term (<= 8 weeks) then the EA is more incentivised to give a more realistic price estimate.

I've been watching Rightmove for months and loads of houses have been reduced by anywhere between 10-25k a time. Some have been reduced more than once as well.

A colleague put their new build house up for sale (shared ownership) before Feb half term. It went live on the Friday, they had someone come on the Monday, they offered on the Tuesday and by the Saturday, my colleague had an offer accepted on the house they wanted to move to. So there is movement in the area but I guess you have to have the right property at the right price for it to be snapped up like that

It's a weird one, we don't have a set contract length. As long as we give 28 days notice, we can pull out at any time

That's not weird. That's good. They are pretty confident of selling (and getting their money back via commission) or that you won't think of cancelling.

That's good to know, I've never come across a contract like it but if it's because they're confident they can sell it then happy days. Our agent is supposed to be calling with an update next week so will see what she has to say

And some have been reduced a lot more than 25k, depends where you look I suppose and how aspirational the original asking price was. Problem now is that with the issues in the ME banks are going to be ultra cautious when valuing for mortgages.

I live in this area and that flats overpriced I'm afraid. There's over 30 flats for sale in Worthing and 2 small houses at that price. Do you need that much to move?

Bungalows around here were selling in days now it takes a few weeks. Flats aren't really moving except the small one beds which suit first time buyers and the really competitively priced bigger ones The big properties have crashed in price. We looked at one at Christmas that was on for 1.1 mill it's just sold for 875. Worthing has a lot going for it and is 2/3 or less the price of Brighton with arguably better schools. Swimming pools, gyms and a much more family friendly seafront. The food scene is great but the shops are dismal. Sl

The thing is they think that if they price it too low then you will go to an agent that has priced it higher.

I suppose they think it's better to have it on their books overpriced than not at all.

It does work, but your market is Durrington. 51 2+ bed flats.

Load the Area360 add-in for RM. Keep an eye on how long each has been on the market, their price per square foot (especially the block flats that sell) and whether proximity to West Worthing station or Goring Station influences the price sold.

As saw as I saw your flat at £240k in Worthing I was very surprised at the price as I thought it would be cheaper that that as comparable 2 bedroom flats in a very expensive area of the south east (excellent links to London in 20+ mins) where I live are going for £290k. I would have estimated that Worthing flats woukd be around £220k.

Yes you may get better views and less noise from the flat below. But hauling a families worth of food up the stairs and a families worth of rubbish down isn't much fun.

It’s definitely an advantage! We sold a top floor flat very easily. Just ask an estate agent!

its a lovely flat and you will sell it (at a lower price that it’s up for) so don’t despair. I do think people will look at what you paid for the flat and see the increase as think you are having a laugh! I think a top floor flat is a huge advantage even without a lift. And so is the loft space. Why hasn’t the estate agent shown which way the fiat is facing? It would be another advantage if the room you are in most, say the lounge, is south facing.

The lounge is south facing, as is the master bedroom. It is a bit of a blessing and a curse as it's lovely and warm but the sun is in your face for a couple of hours every morning 🤣

I'm contemplating moving the sofa to the wall door but then don't know where to put the poang as having furniture in front of the radiator is not my favourite thing and we already have a lack of furniture according to other comments 😬

Just to add that we don't find the sun too much of an issue as we both work and the kids are at school/nursery when the sun is in an annoying position. It's most notable at the weekend and especially in the winter when the sun is lower in the sky

Otherwise that all sounded very negative and it's really not that bad 😅

Are you in Durrington? If so you really need cheapest way your husband to be more realistic about price. In terms of Worthing it's one of the worst areas.

I may have this wrong but south facing rooms get the sun more at mid day rather than the morining! Maybe it’s south east facing? Definitely a plus!

In the grand scheme of things, it's not an unrealistic price. The flat next door to us sold for 243,000 a couple of years ago. It's just unfortunate that the world has gone to shit since then and we won't achieve the same sort of price. I think he's slowly coming to terms with the idea though

Bigger price drops to come I would say the way things are going at the moment, never got the appeal of Brighton TBH, always preferred the beach at Bournemouth, out of season of course when it is just locals walking dogs more or less.
