Feel free to critique the listing, we had a fluke viewing the day after it went live and radio silence since... Would love to sell, the kids need their own rooms and we desperately want a garden

I dont think buying some IKEA cushions is going to take away from the fact that nobody wants to drop a quarter of a mil on a council-style flat in a farflung suburb of a faded coastal town. People can talk about Worthing being "regenerated" all they like, Brighton it ain't and never will be.
This flat is worth 190K max.

Why? This flat isn"t going to sell for quarter of a million, and to make any profit you would have had to downsize ( everything else is getting more expensive in a rising market) so would have had to move to a 1 bed to actually get any real money. Unless you really wanted to live in the 30k flat it wasn"t an outstanding investment, not better than actual money in the bank or in stocks.

Yes, I would have wanted to live in it! Unfortunately nearly all my money from my two low paid jobs went on rent, bills and food back in those days, so was exceedingly difficult to save for a deposit by myself and with zero parental support. No need to be so snippy.

Just one of the many reasons I moved away from the South - where I grew up.

Fair enough, I am just making the point that property isn"t the goldmine people used to think it was, you basically only made real money by downsizing ( or doing BTL with cheap, 30k, flats and bailing out before the tide turned on unlimited immigration)

I live in this area and that flats overpriced I'm afraid. There's over 30 flats for sale in Worthing and 2 small houses at that price. Do you need that much to move?

Why is top floor such an advantage ?

Yes you may get better views and less noise from the flat below. But hauling a families worth of food up the stairs and a families worth of rubbish down isn't much fun.

You don"t have a flat above is the main advantage, but you are most impacted if there is any storm damage to the roof, get food deliveries to save carting it upstairs and take bin bags out before they are really full, easy for younger people to skip down the stairs with bin bags, good exercise.

We also have the benefit of an absolutely massive private loft space which is incredibly important given the flat itself has very little in the way of built in storage.

We moved in when my son was 3 and my daughter was born here so going up and down the stairs with small people, food shopping and bin bags is part and parcel. The people we bought it off of raised their kid here too.

DP has changed his mind. He's contacted the mortgage broker to see what we could get if we drop price but hasn't and won't make any commitments until he's heard back. It's sensible I guess but frustrating

You haven't gone mad with the decluttering. It shows the size of the flat, and you can tell it's very clean and looked after. I agree with pp that cushions and tie backs won't sell it.
It's got to be a good price for the location.
You're going to need to drop the price.

You are in a good area for the seafront, the beach, the swimming pool and your estate agent doesn’t seem to have used any of those selling points? Surely they could have put in at least one photo showing the nice surrounding area as a suggestion?

That should be in the description then as it adds extra value.

I think it presents well. Add a few plants and maybe splashes of colour in the living room and that's all you need to do. No idea about price as I'm not local.
One (major) negative in my view is lack of outside space/balcony, and I wouldn't buy on that basis. But nothing you can do about that.

It doesn't have much identity. Until I saw the children's room, I assumed it was an ex-rental flat for sale. The grey and black furniture looks cheap and make-do, as opposed to chosen. Curtains and duvet cover don't say modern family or professionals live here.

It looks like a flat furnished for rental or a lone male who doesn't care too much about home furnishings. It needs some personality so potential buyers think 'people like me live here'

Either make it look like a homely flat for a couple with a baby, or present it more stylishly/modern for young professionals.Or even an older single downsizer (Whatever the typical person in the area is)

It looks like it has good room sizes but they look too empty.

It's funny, I made another thread a couple of weeks ago before the listing went live and the overwhelming majority said make it look like a show home. Now the advice I'm getting is it's too empty/cold/unwelcoming, make it look like a family home 🤣 can't win!

OP you should at least ask the agent to add measurements on the floor plan. People will think you are hiding the size on purpose. Your rooms look spacious enough so why not include this - everyone looking will be out off by not having the measurements.

Has he decided not to change the price because he thinks you won't have enough ££ for your onward purchase or is it a different reason?
I doubt you will sell at this price given that the flat being marketed nearly 10% lower isn't selling. Good luck though!

If we sell at 220 then we'll need to use some savings to boost the deposit for the price of house we're looking at moving onto so potentially yes... but I still think we have put it up for drastically over what it should be. Idk why the agents all priced it so high, all 3 came back with 240. Surely none of them want it sitting on their books forever? The fact that the other flat for 220 hasn't sold is most concerning

Most agents seem to do this in recent years. I agree with you that it makes no sense and about the likely over pricing. I don't know what house as opposed to flat prices have been doing in your area but perhaps you can negotiate a good discount.
