Would you rent a 2 bed flat with only a shower, no bath?

I’m doing up a flat my mum has, it’s been derelict for years so it’s a full refit. I’ve been mulling over the bathroom, it’s long and skinny, with the loo at one end and the bath and sink at the other. It all needs to come out and I was thinking it might just put a walk in shower, no bath. The flat has a double room and a single room. I don’t want to limit who might want to rent it, but so few people have baths these days I did wonder if it was a waste of space. I could have an over bath shower of course, but I thought what’s the point? Opinions please?

Showers over baths are a much better idea especially if there's someone living below. Less leakage and young kids are better with a bath.

I would rather have a bath than parking. A bath is v v important to me.

I have a 4 bed house with two shower rooms (no bath) because thats what suits my family (teenagers/adults) however if my dc were little I wouldn't have removed the bath as it was so useful. So I'd want to know what is the target market? Is it a top floor flat more suited to a couple/individual who want an office/occasional guest room? Is it an area where young families cant afford to get on the property ladder so will rent a two bed flat? Is it a ground floor flat that someone with mobility issues would rent?
I think this would sway my thinking, more than what id want if I was living there.
If in doubt ask a few local estate agents/look whats available at present and which are being rented quickly.

I think people care far less when it’s a rental but do you think you will be looking at selling in the future, as that is normally when it becomes an issue.

Shower over the bath would be the best option if you're potentially in the market to sell to young families.

I last had a bath in 2013.

I have rented out a flat with just a shower since circa 2010. The absence - not lack!! - of a bath was never an issue.

Some people can’t live without a bath, whereas others prefer showers.

Shower over bath is your best bet. You’ll really widen the pool of viewers who will want to rent it.

If you do decide to put an over bath shower in, make sure that the flooring is non-slip unlike the person who fitted out my bathroom. Trust me, lying naked on the bathroom floor with a broken rib isn't a good look.

Personally no; I love a bath and specifically looked for one when renting and when buying our first flat.
We have a shower upstairs in our house due to space, but I retained the downstairs bathroom (rather than converting to loo + utility room as most neighbours have done) as I wanted to keep a bath.

Thanks for input everyone… interesting to hear everyone’s views. The flat is ground floor but there are steps up to the front door so not going to be suitable for less mobile people. The bathroom is very narrow, so I thought a shower would make it feel less cluttered. Excuse the photo, the flat currently looks like a crack den. This is the space where bath or shower or bath with shower would go.

Would you rent a 2 bed flat with only a shower, no bath?

Im a shower person, hate baths washing in the dirt im trying to wash off.

Who is going to rent a 2 bed flat in your area?
If it is a family with a small child, you need a bath.
If it is only ever going to be adults, or adults with a teen, I'd put a shower in.

hell yes ! I have only a shower room, it was a big plus for me as i dislike baths, I’d much rather have a decent sized shower.

From an alternative viewpoint, I once rented out a property that only had a walk in shower. Shower went wrong and it was a nightmare trying to get the problem resolved quickly. If I had left the bath with an overhead shower it wouldn't have been a problem for the tenants.

A spacious shower at the end would look a lot nicer, the sink could then be where the foot of the bath is now perhaps ? At the moment the arrangement says “dismembering a body” rather than “lying in a relaxing pool of bubbles”.
Where is the loo ? Does the room widen again at the other end, so only the central doorway strip is extra narrow ?

Reverse situation, I have a flat with a bath, no shower and it drives me insane not to mention my water bill! Shower only is fine.

I own a 2 bedroom flat and removed the bath to install a walk in shower. I agree with comments regarding small children, but really more folk have showers than baths these days and I think you could create a nice space in that room with just a shower.

It is a bit of a marmite question.

My ds has just re-done the bathroom in his house and taken out the bath completely as he reckons he's not had a bath in the las 15 years or so and isn't going to for the foreseeable future, so why not do his house the way that suits him?
I'm looking at houses to buy, and not having a bath puts a really negative slant on any property for me.
