Would you rent a 2 bed flat with only a shower, no bath?

I’m doing up a flat my mum has, it’s been derelict for years so it’s a full refit. I’ve been mulling over the bathroom, it’s long and skinny, with the loo at one end and the bath and sink at the other. It all needs to come out and I was thinking it might just put a walk in shower, no bath. The flat has a double room and a single room. I don’t want to limit who might want to rent it, but so few people have baths these days I did wonder if it was a waste of space. I could have an over bath shower of course, but I thought what’s the point? Opinions please?

Good walk in shower any day of the week.

I hate over bath showers, cramped, slip hazard etc.

And no one in my family ever has a bath.

But it depends on the target market for your rental. A bath is more important with toddlers and small kids.

I used to love a bath. But apart from when I was at a spa a number of years ago I haven't had one for about 10 years. The sheer effort of getting in and then out put me off.

They are useful if you've got DC but I wouldn't have thought not having a bath installed would put people off?

I live in a 2 bed with a young child and I'd want a bath for 2 reasons...

  1. I love baths! They're my way to relax after a busy day once my child is asleep. Also when they were a baby I'd have a bath with the door open so I could hear if they woke and started crying
  1. Baths are easier for washing my child. When they were younger it was a necessity, now its preference but its much more convenient and less mess than showers!

I hardly ever use my shower over the bath but do find it useful being there when I'm in a rush.

However, my parents have happily lived without a bath and only have a shower. So the target audience is definitely a thing

I think it would put off families with young children but supply and demand at the moment you'll probably have no problems finding someone else if the place is presented well.

In my old flat we got rid of the bath and got a massive walk in shower, had no problem selling. I have a bath in my new flat and I’ve had about 4 baths in 2 years.

Rental properties are becoming like gold dust so it doesn’t really matter tbh. A nicely done flat with a new bathroom will be snapped up regardless.

Yes I suppose it’s just stepping into a tub is scary, you’re right. I haven’t done it for at least ten years

Walk in showers are more accessible for people with mobility issues and safer. Plus usually a lot better shower.

In a small bathroom like that, a decent shower will be more pleasant than a cramped bath.

If you do decide to put an over bath shower in, make sure that the flooring is non-slip unlike the person who fitted out my bathroom. Trust me, lying naked on the bathroom floor with a broken rib isn't a good look.

Didn't you have a bath mat to step on.

Thanks for input everyone… interesting to hear everyone’s views. The flat is ground floor but there are steps up to the front door so not going to be suitable for less mobile people. The bathroom is very narrow, so I thought a shower would make it feel less cluttered. Excuse the photo, the flat currently looks like a crack den. This is the space where bath or shower or bath with shower would go.

This photo reminds me of my first flat (except my room was actually smaller). Once I could afford it I removed the bath and put in a corner shower. What a difference. It felt like luxury.

I prefer a bath and have bath with shower over it.

Someone I knew changed their bathroom to a wet-room getting rid of the bath and he’s regretted it ever since (council did it for him).

Its so hard baths are important for small children. Walk in showers are better for older adults. Walk in showers make a bathroom look much nicer but its personal choice everyone will have a different opinion.

Id prefer a shower or a wet room. But it would have to be a bath sized shower not a tiny one. I cant stand tiny showers, and good quality, no corners cut.

A spacious shower at the end would look a lot nicer, the sink could then be where the foot of the bath is now perhaps ? At the moment the arrangement says “dismembering a body” rather than “lying in a relaxing pool of bubbles”.
Where is the loo ? Does the room widen again at the other end, so only the central doorway strip is extra narrow ?

The room is really long and narrow, with the door in the middle, so the loo is at the other end. It really does look like the kind of room a body has been dismembered in! Prices for rents aren’t the highest there but I still want it to look nice so I’m trying to picture it with lovely clean white fittings and nice flooring!

Yes I would as kids are older and we don’t use the bath. Been in my flat 3yrs and not used the bath once. Only time in my adult life i’ve had a bath was during late pregnancy, to aid those aching joints. It might put off parents with young kids but most people have a shower these days.

Just having the bath taken out of our main bathroom in a refit. No one's been in it for over 5 years. I haven't had a bath for about 15.

I would, I hate baths. I never have one yet still had to clean the damn thing before it was removed. If I was buying a flat I wouldn't buy one which had a bath.
