Is this mad? V small bedroom

I’m looking at a house in a small town I want to move to.
it ticked lots of boxes, however the third bedroom is small - 7’7” by 7’11”
it also just has one living/kitchen space- big enough I think at 28’ by 15’ but we’re used to having spill out rooms.
we would build a large garden room, but also wondering if we have our bed in the tiny bedroom and very little else! Then have clothes, sofa bed, space for guitars, desk etc in the large bedroom.
its just me and DP most of the time, DS2 home from uni in holidays- he would be in the second bedroom, - and 2 adult DC and partners occasionally.
any thoughts? Does anyone do this? Any inspirational pics?

He can have a tiny room for 6 months then.

I don’t think the house is too small for 2 people and being mortgage free would seriously appeal to me. If the house has character and you like the garden, I’d put you and you h in the mid-bedroom, your son in the small one (suck it up) and use the largest as music room/guest bed. Put a wardrobe in there for son’s stuff.

I just let a house go that had one large bedroom (which I thought would be for 2 adult DCs to share) and then a sort of box room 6 x 9 which would have become my room. I was literally having nightmares over it being claustrophobic. There were so many other problems with the house I walked away, but people were telling me I should have simply used a sofa bed in the living room instead. The living room which had the stairs, kitchen and front door opening into it. So many people suggested it I thought it must be me and that this situation would be entirely workable and normal ...!! Sounds like you have plenty of options either way OP.

but floor plan attached- I would add a tiny en-suite to the big bedroom

Question is.. is your DP going to push for it?

What is the space opposite the shower room, between the stairs and bedroom 2? Large cupboard?

Also, you said there were two other possible properties. Of these, the one you mentioned is larger but needs work - is it considerably more expensive?

I dislike open plan living spaces - it’s noisy when the washing machine or dishwasher are on or if one of you listens to music at the kitchen table and hums along etc. Plus you can’t get away from the cooking smells. It sounds too small unless you extend upwards and outwards.

@LibertyLily the one which needs work if six bed and very scruffy- similar price to this.
@snowsjoke cant go up as the living room is in a (rather lovely vaulted beamed) roof space.

It just seems that neither of these two properties fit the bill. And if you’re not in any rush to move, just bide your time.

In the meantime, start work on your young adult son in not being so selfish and self absorbed! Honestly, demanding that he has the larger room because he needs it for the few months he stays there, leaving his parents with a broom cupboard!
