Is this mad? V small bedroom

I’m looking at a house in a small town I want to move to.
it ticked lots of boxes, however the third bedroom is small - 7’7” by 7’11”
it also just has one living/kitchen space- big enough I think at 28’ by 15’ but we’re used to having spill out rooms.
we would build a large garden room, but also wondering if we have our bed in the tiny bedroom and very little else! Then have clothes, sofa bed, space for guitars, desk etc in the large bedroom.
its just me and DP most of the time, DS2 home from uni in holidays- he would be in the second bedroom, - and 2 adult DC and partners occasionally.
any thoughts? Does anyone do this? Any inspirational pics?

Uni son has the smallest room, put a small double in there. You have the middle room, use the other room as your snug with a sofa bed for visitors.

The third bedroom in my 1930s semi is 6 foot by 5’8.

Dd has a 2’6” wide single in there (can’t have a regular 3 foot wide single as you wouldn’t be able to open the door, a small wardrobe and a a slim chest of drawers (not very wide) opposite (they are 40cm deep, any deeper, the wardrobe would cover the window and there wouldn’t be much of a gap between them and the bed).

It’s just the norm in these houses.

2 adults living there day to day, sleeping in that tiny box room is bonkers IMO. The box room is 5.5m2. For an HMO, that size of room would legally only be suitable for a single child, under the age of 10! For 2 adults, the room needs to be double that. I realise this isn't an HMO though but just for comparison. You'd literally be crawling from the door into your bed!

Could you share a floor plan? We might have other solutions.
-We had a box room in a previous house, knocked down the wall between into the master bedroom and moved it across.
-Do you have a garage you could convert to a music room?
-Build an insulated garden room as a music room?

Well, they are. Streets and streets of them. It’s not unusual. 1930s houses have small box rooms. The upstairs hasn’t been altered since it was built in 1932.

Here it is on the listing when we bought it.

(Although it says 7ft, i mistyped. And it says 4th bedroom as we have another bedroom on the ground floor which they called bed 3, but this is the original box room upstairs).

Dont be ridiculous, its a 3 bed house, theres millions of em up and down the country, its just a bog standard 3rd bedroom. Ours is considered a large 'small bedroom' at 9x7. Its a standard single room but some are smaller, they are bedrooms nonetheless.

I know the average MN Poster almost passes out at small houses and in particular the dreaded downstairs bathroom or worse, an upstairs bathroom and NO DOWNSTAIRS CLOAKROOM!!!!

But this is how millions live and will continue to do so. Nothing wrong with it

There isn't one single "government minimum" bedroom size for all homes in the UK, but specific minimums apply to Houses in Multiple Occupation (HMOs) and guidelines exist for new builds, with common figures being
6.51m² for a single adult and 10.22m² for two adults, while children under 10 need at least 4.64m²,

so bigger than 6ftx5.8 , which is what the poster said the room was (later clarifying incorrect)

Show me any housing particular that has a 6ftx5.8ft room marketed as a bedroom

I dont know why you're quoting HMOs or 'guidelines' (which are guidelines by the way, not statutory) for room sizes, there is no minimum room size by law for the average private house and certainly not for the traditional 30s houses.

The box room is a common room in a house, the later slight change in size by the poster with the box room is irrelevant. This comes up time and time again on these threads with unrealistic portrayals of what people 'think' is the law or 'should bes' when in fact this is normal for most houses of that age and that style and layout.

Rightmove follows UK legal guidelines: a room must be at least *
6.51 sq m (70 sq ft) to be advertised as a single bedroom for an adult or child over 10; for a child under 10, the minimum is 4.64 sq m (50 sq ft),

DS2 has said he needs more room as he is planning to move home for six months after uni. 🙄
im not sure … if we go mortgage free we will put £1k a month into our (crap) pensions.
i don’t really like the idea of being mortgage free whilst we’re both still working full time and earning more than we ever have in the past. Maybe I should put the pension money into a higher mortgage instead…
ill go for a second viewing and see.
