I'm in love with this property but ..

Lovely evening Mumsnetters,

Just saw this property on zooopla and I'm completely inlove ....but what would I do with all the land?
Decor is not to my taste but that's easily fixed.
I'm more worried about maintenence and what I'd actually do with it all.

What do you think? What would you do? Any ideas ?

Wow! If I only had 600K. Not sure what grade or type the land is or if you could rent it out. You could with planning permissions etc use it for glamping, camping if you had the time and inclination. If not, then it is going to be quite an upkeep and just to keep it mowed, hedges cut etc will cost a fortune, not to mention the basic garden area requiring many hours of work.

Very very nice, I like the bathroom and the two larger bedrooms, nice window style, is there a name for that type of window? Could you hire someone part-time to maintain it?

Unless you have a lot of money to pay to keep the grounds upkeep, or an amazing amount of time.
I would proceed with caution,

whilst big houses and lots of land sounds like the dream. The reality is - it’s A LOT! I mean - a huge amount.
cutting the grass alone - looks like a days work on a ride on mower. Every 10 days in the summer.

I know what I’d like to do with all that land I’d have a boutique dog hotel on it. I’d fully enclose the grounds and then they’d be able to run around on supervised off lead walks. I’d employ a full time gardeners. The house definitely needs a makeover but I love a challenge.

Whatever you do, don't inflict the hell of barking dogs on other people. Jesus. Even worse than a campsite. Just let it out to someone with a couple of Shetland ponies or goats.

Do you know the area? Silloth is quite remote. It does have quite a good stream of tourists though so you could possibly open the gardens to visitors / put some kind of attraction in (adventure playground for children?) Alternatively you could sell sections off to local farmers.

I'd hire a Gardner/groundskeeper to maintain it exactly as it is, it looks lovely. I can imagine strolling round those paths with the dog.

I'd get some geese too and if it was suitable fence off some of the open paddock land and keep donkeys. It does say potential equestrian so I'd maybe do it up and get horses again.

Aaah it'd be lovely.

I'd retain the orchard area, and use some of the rest for a veg patch and polytunnel. There would be an acreage left over, so I'd either acquire my own sheep or ponies, or rent it out to other people for their sheep/ cattle/ ponies, or get someone to cut it for hay/ silage for free so long as they maintained the boundaries.

And if nobody wanted to rent it, and I didn't want my own livestock, I'd gradually cover it with trees and make it into a woodland.

It’d be very limited on numbers 6/8 dogs maximum due to it being boutique. I’m already registered as a dog sitter in my own home and have been for years with a 5* ratings. Repeat bookings year in year out. Never had any complaints from neighbours that type of property would be a dream come true for someone who lived in that area. Sadly it isn’t anywhere near me and my garden looks about half the size of that one.

It's only less than 7 acres! And you don't mow meadows every 10 days, you make hay once or twice a year.

We have a fair bit more land than that and use it as a wildflower meadow. It is fantastic for nature, provides food for loads of insects which means we get some beautiful birds. It's not high maintenance for the meadow side of things.

However it does have a very beautiful garden that it would be a crime to neglect, so unless you are a dedicated gardener or willing to hire one you should leave it for someone who will do it justice.

From the front it is pretty ugly and really close to huge house next door. But it’s def a lot of land if you like that kind of thing. Wonder if the farmer would buy the useless back bit, you keep the gorgeous orchard area.

Main concern - near cockermouth, Lake District. Huge flooding risk?

Allotment
Chickens
Ducks
Horses
Goats

And anything else I could rescue. I've so much love to share ♥️

Gosh, there’s almost nothing I like about this house. No kerb appeal, awful windows, awkward layout, complete disconnect between amount of floor space upstairs and down, rural but weirdly close to next door. Not for me!

It’s not currently meadow thoufh! It’s currently - not particularly well kept grass (in the main). And to keep it looking like it’s currently looking, would need cut regularly.
It’s also a very big well established garden, that’s going to take a full time gardener to keep looking that well.
(Only 7 acres) hahahahah only on mumnet.
