New forest or south Gloucestershire?

Hi all, would love some help from a load of mums please. We are moving house, relocating away from very suburban Surrey. We have a 21 month old and a baby due in March. After a year of thorough research and several Airbnb stays, we have narrowed it down to the village of Sway in the New Forest or Tetbury/Malmesbury/Cirencester area. We don’t have family in either area although my in-laws are in Gloucester (not super helpful in a practical sense but good at entertaining the kids if we need to go out briefly and would also be good at cuddling the baby so that I could have some 1 on 1 time with my toddler). My parents visit the new forest quite often as they have friends there and they have a boat in Southampton that they like to use to visit Lymington.

We’ve found a house that we like in both Sway and Malmesbury. The Sway house has a really wonderful garden, a good size for kids to play even as they get older and it fulfils a dream of mine to teach the kids how to grow fruit and veg and to have a surface pool for all these hot summers we’ve been having. The Malmesbury house itself is better in accommodation and condition however the garden is quite small, about half what we are used to, only 10m x 10m and surrounded by lots of other houses as it’s on a large estate.

The main issue behind not being able to decide is that when we stayed in Sway for a week, other than at the baby group I went to one day, I didn’t see any other young families at all. I spent a day alone with my toddler when my husband tried the commute into work and I felt really quite lonely. It was a slightly drizzly day on and off to be fair, but I didn’t see anyone else at the playground, no one under the age of 70 at the local cafe and not even really anyone on the pavements to say hello to. We did drive to the beach in the afternoon but it took 25 minutes. I enquired about play cafes or soft plays on a local Facebook group but most of the recommendations were 30 mins drive away. We tried a walk into the forest and my toddler screamed when we dragged him out of the car park where there were ponies and then wanted to be carried home, it was not the idyllic walk I’d hoped for! I also worry about how often we’ll actually make it there with the toddler in a buggy and the new baby and I can’t help that feel that a play cafe like the ones we have in Surrey would be a much easier way to solo parent two little kids. I’m sure when the kids are older they’d get more out of it and maybe I’d get used to having to drive further distances for any activities, but I’m quite worried about feeling lonely, trapped and bored over the next few years. In Surrey if my toddler is driving me mad we can jump in the car and be at 3 different play cafes within 10 minutes and whatever time of day you go to the local garden centre you’re guaranteed to see other mummies and kids.

In Tetbury and Malmesbury we saw mummies and kids everywhere, the playground always had people on it and socialising. There seem to be lots of things to do and you can drive to either of those 3 towns in only 10-20 mins so more options in each town. When we stayed there, I just felt more comfortable somehow. But the gardens are so small and I worry I’ll feel trapped there too! Life would be so easy in the Malmesbury house we’ve found as it’s so well laid out for family life and it’s also much cheaper than the New Forest house so would take a lot of pressure off financially.

Staying in Surrey unfortunately isn’t an option because we just can’t afford the mortgage we’d need for the sort of house we want on a single salary. We’ve had to sell our beloved house because our finances were just falling too short of our outgoings and never want to end up at risk ever again.

Would love any advice, especially from parents who have moved to a small village in a rural area with young kids. Thank you so much!

You will find that toddlers very quickly become school age and beyond. NF ponies will be fascinating in a few months

That’s really helpful thank you. The beach we went to was Avon beach and my toddler loved it, even in slightly cold wet weather. Would we ever manage to go there in the summer months or is there somewhere better that the locals know about that avoids some of the tourists?

My toddler isn’t great in the car to be honest and I’m not great at getting him out of the house quickly in the morning or after his nap so I do worry about 30 minute drives as it would take up so much of the available time before the next meal or sleep is required! How old is your LO now?

Avon beach is great, highcliffe beach better in the summer as it is shingle as well as sand, so beach goers tend to avoid it. But there are huge patches of sand, and my LO wears shoes anyway- so no problem! We had fish and chips on the beach August BH- was lovely. you do have to learn what places to avoid, what places to do at different times, and what places to substitute! Some of the forest car parks get ridiculous in the summer- so we would never go! In the winter a lot better!

My LO is now 2 and a half. At around 2 it became a nightmare to travel with her, but now it’s fine. Guess it was just a phase!

I love the new forest, but you do need to be aware driving is essential, and you will be outdoors a lot- even in (or especially in) the kind of weather where you can’t be bothered! We just wrap up in waterproofs and she jumps in the puddles!

Lymington has a minor injury clinic and buses to it regularly. I would look more at Lymington or Brockenhurst, than Sway.

Unfortunately after 10 months of looking in Lymington and Brockenhurst we just can’t afford anything suitable there. We’ve lucked out finding an off market property in Sway so it’s really this or not living in the New Forest.

Re Sway, I would be very wary if there is only a single suitable property in the area. This usually means that there are underlying costs you have to pay (which may not immediately be apparent) which would then bring it in line with other unaffordable properties.

I really feel for you being burnt out and wanting to nest in your new home before baby comes. I would aim for straight forward living over renovations, overstretching yourself etc. It sounds like you have concerns about both houses / locations, so could renting be an option to get to know the area more before commiting?
I know you will probably get swamped with rightmove suggestions, but if u say what your budget is, then there are quite a few people on this thread who know the areas well and can give you more focused advice. Eg I think somewhere like Sherston west of Malmesbury would suit you, but no idea if it is in budget.

I will certainly get a survey on the property if we proceed. I’m a surveyor too so fingers crossed I haven’t missed something obvious on our viewing. We did also make a couple of offers on other things but they were rejected. The house we’ve chosen is smaller than some of the others we offered on but in better condition so it’s a good balance.

Our budget is preferably around £750,000 but could stretch a bit closer to £800,000. We really want a four bed detached house with a good size garden and walkable amenities. Straight forward living with no renovations is exactly the dream! We did a huge project on our last house which caused us to both have breakdowns and be signed off work (!), got to live stress free in it for about a year, and then the mortgage rates shot up and we eventually felt like we had no choice but to sell or be repossessed :( it’s been really awful having to sell it and we never want to be vulnerable like that or do building work ever again!

  2. You would be in catchment for Foxhills Infants & Juniors (so no issues when they are both in different schools)

  3. or you could send them to Netley Marsh & Bartley

  4. Then you would be in catchment for Hounsdown

  5. Your DH could commute from Totton (more trains than Ashurst NF)

  6. Commutable NF locations have a premium because they are commutable. Day return to Waterloo prices are eye wateringly expensive if your DH needs to be there between 9 - 10.

  7. @Talkinpeace are you trying to sell the house in Ashurst? I'll offer you £725k. Thought you were in a Test Valley postcode

Malmesbury, Tetbury and Cirencester are all fantastic family towns with good schools, plenty of young families and beautiful walks.
Plenty of culture, theatres, art centres etc.

We are really, staying temporarily with parents and expecting a baby in March so we really are desperate to just put this to bed and buy a house. Waiting until the new year feels too torturous and also puts us at risk of not having anywhere to go again when our Airbnb kicks us out at the end of June.

So sorry to hear about you having to give up your home.
Can't comment on New Forest, but on Glos/Wilts border with your budget, you are looking at either renovated family home or special garden but not both. Sounds like the house isn't that negotiable, so you would need to compromise on garden (but maybe throw in an allotment as compensation). Main thing is to be walkable to good school and good amenities. If you have that with your Malmesbury house, then go for it. Or if you think you can get both in Sway, then surely this is the better option?

Having lived in West Moors for 15 years it is not a good place for facilities (doctors, buses etc). I would say Malmesbury. Look for a house with a bigger garden if possible.

IN which case, you will have to weigh everything up and then also listen to what your gut is saying. Both sounds like good choices in different ways.

With all the new info:
Kemble
Chippenham
Stroud (although your info suggests you don't really like)
Cam and dursley but that's not direct.
Bradford on avon but again not direct.

Malmesbury tetbury and ciren - he's going to need to take the car to Chippenham or Kemble.
I've lived in both. Chippenham would be preference - cheap, good for families and great access.
Kemble is quiet.
5 valleys would be good for your parents in Gloucester. Don't underestimate how nice it will be to have them on hand.
Tetbury is quiet.

Many many years ago a Big 4 partner I worked for took out a £1m bridging loan to buy a property on St Cross Rd as it was too good an opportunity to miss on a doer-upper. Somehow I doubt if I could persuade anyone to lend me the same for that one. Still, there's plenty of cash sloshing around in Winchester.

A friend flipped a do er upper for a £1m gain in six weeks a few years back !
THere are also weirdly cheap potential homes there

If you want forest and Gloucestershire, have you considered the Forest of Dean?
