Someone else has put in an offer on the house we desperately want but it hasn't been accepted yet.
Problem is we can't put in an offer till we're under offer ourselves but we've had no takers yet.
We need a buyer now.
Please send me some good luck vibes - I'm desperate!!!

Why can't you put an offer in? Has the seller stipulated it?

They want to move quickly because they've already found somewhere to move to.

Good Luck Lyra - if it's any help I'm sitting in the house we loved and lost a total of three times last year. After 1 lot of buyers lost their nerve we found our man with the cash and we're in and loving it. Hold on to your dream - it took us 8 months, a lot of frayed nerves and a lot of me stressing on mnet but we got here. I believe you will too!

i'm currently sitting in my dream house too! we lost a total of two buyers for my flat but stuck with it and eventually found a third who progressed quickly (i kept whipping everyone involved!)

Would we be foolish to put in an offer before we've sold ours? The other party apparently has nothing to sell though.

you could put an offer in but they won't accept till you have a buyer - but if you put an offer in that's higher than what's already on the table then they may wait for you for a little while. Downside of that is that you don't want to pay more than the house is worth - or do you - if it's your forever house?

Could be our forever house so I'm willing to pay whatever it takes but DP wants to spend as little as possible. Also, there's no way of knowing what the other party has offered so we could end up paying way over the odds.

You need to sell yours quick and the only way is to lower the price and make it irresistible to a bargain hunter.If the others are chain free it doesn't look good and as nl says you may pay over the odds just to get it.

re the chain free other party - no that's not good - but - our house was 'sold' to chain free people in December and by the beginning of March they still hadn't exchanged, the vendors wanted to take more viewings and we swooped in before anyone else because I was watching Rightmove like a hawk and kept in touch with the agents.

I agree their sale may never come to anything.I have just pulled out of a house at the weekend when i realised i could probably get cheaper and better in about 6 months.The market is unstable you might get lucky.

Well, we've been number crunching all weekend and we reckon we've got enough equity in our house to remortgage to release a deposit to put down on the other house, then get another mortgage for the balance.
we put in an offer on Friday which hasn't been accepted but we're going to increase it on Monday.
Then we'll rent out or current house to cover most of the mortgage and move into the new one. Last night I was so excited I couldn't sleep
So wish me luck that our offer in accepted tomorrow

To add to the positive vibes, I'm a month into my dream house, and our sale fell through 3 times, and we were on the market for nearly a year in a supposedly fast-moving area of London..... anyway, when people said to me - it'll work out if it's 'meant to be' i thought yeah yeah but - hey, now i'm on their side....

We are doing exactly the same - let to buy on our present home (keeping an asset must be better in the long term anyway), letting it out and buying our forever house on another mortgage.

Problem is our forever house has just gone under offer with some other B**rds, not fair we saw it first and have tried to sell our house for the last 4 weeks but no takers despite a price reduction and me becoming the mum from hell with two DC under 3 keeping the house looking immaculate in case we have a viewing !

Its a repo so they have 28 days to exchange and are in a shakey chain of 5, so not wanting to wish ill will on another family, but l hope it falls through. Even if it doesn't as soon as we find a tenant we are going to offer more than they have and hope the bank will switch to us as a safer and speedier option.

We have lined up the finances this week as well so we can show an agreement in principle along with a better offer.

Good luck - god l know now why they say selling and moving home is one of the most stressful things you can do.

Haylo, the same's happened to us! Our 'forever house' has gone under offer and we made an offer on Friday which was about the same as his, which is why we're increasing ours on Monday to try and snatch it off him. I know it's not a nice thing to do but ultimately we have to put our family's needs first.

We've been on the market for four months and still no takers despite two price reductions. Tbh I don't want to sell it for peanuts so hanging on to it for maybe five years makes much more sense in the long run. Then with the capital growth in a few years we can pay off the mortgage on the family house.

I would say don't put your life on hold waiting for the markwet to recover.The IMF says prices are overvalued by 30% and will take until 2011 to fully bottom out and 10 more years before they reach 2007 levels.This is a major correction it seems not just a case of wait and prices will rise again.No first time buyers = no housing market.

Letting property seems to be the silver lining in the current housing market cloud, its really good at the present. As long as you do the maths, get a well vetted tenant, look after them and don't charge silly money you could have a AST for the next 2-3 years - but as ever its all about location.

l am hearing that the financial markets and mortgage lenders will be better towards the end of this year, whether first time buyers have their confidence back is another thing.

It is starting to remind me a bit of the northern rock situation, as much as people are told its ok leave your money put and we'll be collectively ok the media drive a frenzy of doubt and worry and everyone tries to protect their own, or in this case won't buy any property for fear it will be worth a lot less next year. Its understandable l guess.

But you know what they say about entrepreneurs - they do the exact opposite of everyone else and it mostly pays ....
