Hi all,

I'm planning on selling soon, and am looking for some feedback on staging.

I live in an area where the houses that sell for most are a bit eclectic and 'have character' and colour. The ones that sell for the least are plain (which goes against everything I'd heard about making your house a blank slate!) so I'm thinking of leaning into this and maybe painting the chimney breast wall green and painting the kitchen, which is probably the most bland bit.

I'm also wondering if the living room is too busy and if I should just have one chair and fewer accessories.

The wardrobe in the second bedroom blocks light from the window so would it be worth swapping it out for a desk?

Please do point out anything else – if something looks cluttered etc.

Also should I remove all cat equipment? Planning to remove the litter boxes but wondering if it would be ok to leave up the cat tree in the living room if it blends into the room enough.

Appreciate any thoughts :)

Pictures look a little dark because your camera has picked up light levels from the bright windows. Just adjust the photograph exposure levels on your editor

so it was a 2 up 2 down which has had:

  • downstairs knocked into one with a kitchen extension to give a "modern" kitchen?
  • loft conversion with what appears to be open stairwell that would fail a fire safety inspection unless there is a fire door somewhere. Did you get building regulations sign off?

if the asking price is competitive with others of the same ilk people will come to view, pictures not withstanding.

Your home looks lovely. I've painted one wall in our kitchen a turquoise blue colour but only on one wall. The units are wood and painted navy blue but the rest is cream. It does look lovely, we think!
I think you should go with your own taste but the kitchen could do with a bit of colour. Good luck too.

Beautiful house very homely and love the decor. Would be put off by the cat tree and cat bed as allergic/not a cat fan and would be thinking new carpets. Though it would be helpful as a buyer to know that.

it may have been said already, but could you buy some big canvases and paint abstract designs? Or make some fabric collages with fabric scraps. These would add colour but not cost much.
