Critique my photos – selling house

Hi all,

I'm planning on selling soon, and am looking for some feedback on staging.

I live in an area where the houses that sell for most are a bit eclectic and 'have character' and colour. The ones that sell for the least are plain (which goes against everything I'd heard about making your house a blank slate!) so I'm thinking of leaning into this and maybe painting the chimney breast wall green and painting the kitchen, which is probably the most bland bit.

I'm also wondering if the living room is too busy and if I should just have one chair and fewer accessories.

The wardrobe in the second bedroom blocks light from the window so would it be worth swapping it out for a desk?

Please do point out anything else – if something looks cluttered etc.

Also should I remove all cat equipment? Planning to remove the litter boxes but wondering if it would be ok to leave up the cat tree in the living room if it blends into the room enough.

Appreciate any thoughts :)

On the lighting front, I would consider buying some 1500 lumen bright white LED bulbs, or at least one, and see if you find that makes a difference to how your photos look - you can always buy more if it makes a big difference. That's what I use in the back of my house, which is very dark, during the day, and it helps a lot.

Like your house OP. Not sure I would go around slapping dark colours on, deeper tones are highly subjective, one buyer may love and another hate. In any event, the market is a bit bumpy, so I’d save my cash for my next home.

Sainsbury's has a sale at the moment with lots of their orange fake Creuset stuff. Includes cast iron, ceramic serving dishes and salt and pepper pots. If you need anything for your kitchen, might be worth a look.

I've actually got a Staub Pumpkin dish which I should put on the hob – very lifestyle-y!

Looks lovely if a little unloved in - lack of wall art / photos etc but that’s a personal issue

the open stairs to the loft doesn’t comply with building regulations I wouldn’t have thought so you’d need to be careful how you market that room

Yes I'm marketing it as a two bed, not going to put anything resembling a bed up there either!

I find it so hard to find wall art I like :( maybe need to do one last push..

Accessorise the kitchen with bright bowls, flowers, fruit etc. It looks bland in comparison to other rooms.

Just a few minimal touches. A nice jug in the kitchen, fresh flowers and basil plant and flowers instead of the admittedly nice cat.

Maybe poster framed in bedroom. You’re pretty close tbh

I love the cat! But I have 2 and wouldn’t be putting them through the stress of a cattery for viewing. Can a family member have them for the day.
Your house looks lovely. I always look at the floor plan. As I hope the seller is taking their furniture with them!

Remove the cat tree, any photo with a cat in it, and is that a pet bed in one of the bedrooms?

I would be very put off by an obviously cat-prioritising house, cat fleas bite humans when long dormant eggs hatch and the cat has moved away.

Plus cat-allergic buyers will be factoring in a deep clean of carpets.

Don’t paint the wall, just get some lovely coloured cushions. And coloured accessories or artwork in the kitchen and house. It does look a bit dark and beige. Put all the lights on when the EA takes pics.

It looks a nice house in good nick so I wouldn’t start doing hard to reverse decor changes.

When NDN moved in five years ago, they removed all the carpets ready for new ones to be laid (previous owner had two cats), but forgot about the carpet in the cupboard under the stairs. Their toddler DS ended up getting badly bitten by cat fleas, so they had to de-flea the whole house.

Cat. Cat litter. I love animals but I just know potential buyers will think allergies, cat poop, cat mess.

Do you have any favourite albums on vinyl? Maybe put some of the covers in frames?

I like your style but it all looks a bit overly tonal to me ( if that's a word) , its a look/style but not much personality. The kitchen just looks bland. I think you need to add in/back in some things that show you live there, some bits of brighter colour to lift the look something individual, artwork. I don't think you need to paint walls though.

Beautiful rooms.
Just the kitchen and loft look unloved. Easy to fix that for the photos by moving a big plant into the loft and putting a couple of colourful things on the kitchen counters.

I'd focus on the kitchen and add some warm touches to it. A bunch of sunflowers/flowers in similar colours to the other rooms plus perhaps a tea towel / oven gloves in a complementary colour to hang on the oven or a small rug might be sufficient.

You have a lovely home. But each buyer is different to what they want. If you get people to view you're on the right track.

I would keep the plants - I really like them!
