Am I right to be disheartened after 3 weeks?

My property is on the market now, it’s been just over 3 weeks and we have had 2 viewings booked, one of whom cancelled 😞.

I think it’s priced correctly, I think it’s presented pretty well by the agent. Am I missing something? I have a property I want to buy so I’m stressing myself silly 😩

It's a very nice house OP, and you've done a great job staging it for the photos. Very neutral and easy to see how I could live in it, it's a beautiful home.

Unfortunately, the agent has really half-arsed the listing. There's no measurements on the floor plan at all, and they're not even all provided on the listing. I think a few of the photos could do with retouching too, as they make some rooms - especially the kitchen - look very dark. If the kitchen looks dark even with the lights on, it could be quite offputting.

You are likely to find that it's a slow market at this price point (and the high council tax will dissuade a few people too, I think) - and if I can be brutally honest, I think that the asking price is too high. When you were getting valuations, where did they come in?

The photos are pretty poor - 4 of a set of bunk beds or whatever it is and a photo of the loo roll ? Measurements are crucial in a listing too but I’d also say viewings around school year start will be lower volume

I agree, the listing needs work. I almost automatically assume that if dimensions aren't on the floor plans, they are trying to hide that the rooms are small.

Second, I don't think the photos are doing you any favours. Overall the angles aren't the most useful or flattering to the space. The kitchen looks incredibly dark - this is a fairly easy fix! it's a lovely kitchen, I've just taken a screenshot as we're planning our own new kitchen at the moment.

In the bedrooms, it's clear that under the high sleepers the carpets have faded differently and that really draws the eye and make people think they'll have to replace them - can you get some big cheap rugs for under the beds?

On the room with the sofa bed - why is it made up as a bed, rather than just being a sofa/office style set up? It makes the room look cramped.

I'd also take the desk out of the bay window for the photos and put a small armchair there instead - otherwise you're drawing attention to the fact that you don't have enough space for a dedicated office.

I'd tidy a bit more for the photos - handbag on the back of the living room door handle, rug over the chair at your dressing table, mirror on the floor in the sofa bed room, loads of bottles out in the bathroom. Don't give people any chance to wonder if there's enough storage.

Assume you mean that the valuations came in at 450/465?

Ok - it was that you said £350k etc whereas the listing is £450k.

It’s been valued between £350k to £365k and you’re looking for offers in excess of £450k?
it’s a nice house but that seems a huge discrepancy in how much you can hope to get.

I think 350k is realistic. I think 450k is wildly unrealistic.

Looking at what's sold nearby that pricing may be a little ambitious? I don't think the market has really moved much in the last year.

But overall I'd sort the photos first.

Agree you definitely need floor plan measurements and better photos to replace the ones which are poor. There are two other four-bed, two-bath detached properties on the market very close by, at £400K and £420K, both which have been on for a few months. In that context, and that of other recently sold properties, offers over £450K seems punchy. It’s well-presented inside and out, but not without equally well-presented competition and at lower price points.

3 weeks isn't long though.

Is the EA selling it? Really working for you?

price is normally the sticking point, but you seam to have followed their lead by putting it on at 450, so I don't think it is that.

It's a nice house, nothing glaringly awful.
The estate agent needs to the dimensions to the floor plan.
Other than that, I think it's a bit overpriced. Usually, you get a large number of viewings in the first two weeks if it's correctly priced.

I mean it might be my personal taste but you house is very 'plain' and 'stark' OP, some might really like that 'clean' feel but it just feels cold to me where as the above two houses are both cheaper and also 4 bed but feel like they have more warmth and character, just more homely than the stark white 'waiting room' vibe.

To be £30 - £50k more it would have to be better than those to me.

You say valuations came in at 350 offers over 350 and 365.
There appears to be a misprint on the listing then as it says offers over 450.

Well from what I can see something went for 440k nearby a year ago with pretty much the same format plus a conservatory.

It depends on the area but the market could have well moved down since then, so I think 450k rather than being well priced could at the top end of the range you might expect.

I don't think there is anything majorly wrong with the listing. It's a good enough house and if it represented good value for the area someone would go for it.

I've never liked grey and my understanding is that it is falling out of fashion now. Whilst it is all tidy and well finished, the fully grey colour palette would put me off, as I'd be thinking I needed to paint everything and replace all carpets before even considering the kitchen/ bathroom. Which would put it in the 'project' category for me, which it clearly isn't meant to be. Sorry

If the valuations came in at £350K why is it priced at £450K on the estate agents' flyer? People will be comparing this with other similar properties and finding it over priced.

So the first one is a dormer bungalow so some of the bedrooms are downstairs which I guess isn’t for everyone, it’s also 300 sq ft smaller and right at the top of a massive hill. It’s only up the road so same area but mine is within the newer estate which some might think increases the kerb appeal.

The second one is at the other side of the village which is less desirable as next to social housing.

I do agree the photos make it look quite Stark, it’s not as stark in person 😢 But I appreciate your comments. Thanks.

To be honest, we would accept 450k on the nose to be rid of it. I’m going through a divorce so it’s quite contentious.
