Am I right to be disheartened after 3 weeks?

My property is on the market now, it’s been just over 3 weeks and we have had 2 viewings booked, one of whom cancelled 😞.

I think it’s priced correctly, I think it’s presented pretty well by the agent. Am I missing something? I have a property I want to buy so I’m stressing myself silly 😩

If the valuations came in at £350K why is it priced at £450K on the estate agents' flyer? People will be comparing this with other similar properties and finding it over priced.

I've never liked grey and my understanding is that it is falling out of fashion now. Whilst it is all tidy and well finished, the fully grey colour palette would put me off, as I'd be thinking I needed to paint everything and replace all carpets before even considering the kitchen/ bathroom. Which would put it in the 'project' category for me, which it clearly isn't meant to be. Sorry

It’s white walls and the kitchen is a Taupe kinda colour, I think it’s the photos 🧐

Well from what I can see something went for 440k nearby a year ago with pretty much the same format plus a conservatory.

It depends on the area but the market could have well moved down since then, so I think 450k rather than being well priced could at the top end of the range you might expect.

I don't think there is anything majorly wrong with the listing. It's a good enough house and if it represented good value for the area someone would go for it.

Yep, I know the house, it’s over the road. I think it was just over a year ago that one sold. The agents seem to think that prices have risen in the last 18 months. Not majorly but a little. A couple of other people on the estate have put their properties on the market but sadly both changed their minds and ended up staying so no sold data. This was end of last year. They listed for offers over 450k and 460k

If you'd accept £450k then put it on at that.

I can only see photos of 3 bedrooms. I agree it looks stark (which subconsciously means cold) compared with the other 2 linked above.

Is the EA selling it? Really working for you?

price is normally the sticking point, but you seam to have followed their lead by putting it on at 450, so I don't think it is that.

Hard to say on the estate agent front isn’t it? It feels early days but I’m just having a wobble I think. We sold our last house in a really busy market so I wasn’t expecting this. 😭

There’s both bedrooms on there, my children have exactly the same beds so it confuses things somewhat!

It really does look basic and cold - nothing inviting or homely about it. I know it is good to remove clutter for the pics, but maybe this is a step too far!

And the garden is also small and stark and uninviting.

But 3 weeks is very very early days.

Yeah that's hugely confusing. Can you borrow some different soft furnishings so they look distinctly different?

I agree about the need for dims on the floor plan. I also like to see total square footage/meterage without having to seek out the EPC to find it there. Otherwise, I don't know that, for example, the chalet bungalow linked by a previous poster is smaller.....

It's an attractive house, very well presented (if rather monotone for my taste) @Newbeginnings2024 but a bit bland/nothing to set it apart/make someone fall in love with it, imo. Otherwise, it's very early days. I don't know the area at all, so not sure if it's priced correctly, but I would lose the 'offers in excess of' as it's unlikely anyone would offer over in the current climate and it does put some people off.

I love a bland house personally! I haven't got a clue about interior design so my whole house is magnolia 😂

It's a lovely house.
I do think the market has a lot to answer for. I'm not in the same area, but put my very spacious flat on the market just over two weeks ago, priced significantly less than a similar one. One viewing from someone who hasn't even had her property valued! I know others have had similar problems.
Don't lose hope. I know you said you'd take £450 on the nose to be rid of it. Hold firm with that for a little longer. Three weeks isn't that long in the current market.

Maybe give it another 3 weeks (6 weeks in total then) if the agent seems confident. I would get rid of the 'offers in excess of'. The housing market isn't great in most areas and really poor in some. The SDLT is higher than one the other house in your road sold last year too.

It's alright for YOU - it is how you like it - that's fine. But you are trying to sell it and your niche taste for the stark is not a selling point.

I go on and on and on about this but…. It really bugs me when there aren’t any dimensions on the floor plan. I want to know how much house I’m getting for my money. I see the estate agent has done a half arsed job of putting a few dimensions in the description, but where are the rest of them and what is the overall size, I don’t want to be doing quadratic equations to figure this out! (exaggerating but you get the idea)

It’s a lovely looking house from the outside. I really like the interior, but I agree with others that the photos are rubbish.
id also add some colour to the garden and make it more inviting.
