House not getting much interest

So our house has been on for 4 months now. With very little interest, although all the house around this area seems to be in a similar situation.
Although it's starting to get frustrating as we would really like another baby but just do not have the space in this house.
Looking for some advice I'll add the link to our house I do understand some part are a bit cluttered (just struggling to find the time to give it a huge clear out)
I think maybe the kerb appeal is lacking?
Any suggestions (don't be too mean please 😂)

I think the photos are really poor you can't see whole rooms, the angles are odd and they been digitally stretched which makes them look weird. I don't think it's that cluttered and could see past it, but I can't get a sense of room dimensions which is off putting. The front drive or access path needs blitzing and the lawn in the garden is a real mess too. I know Beccles I have family there. Having looked to buy in Suffolk lots of the properties are very very dated internally, this isn't by comparison, especially the kitchen, lots we looked at looked like they hadn't been touched since 1985.

It's funny, but we were discussing this today. A good kitchen or bathroom from the 80's/90's well installed would be far more attractive than the cheap stuff badly done in the last 20 years. It's really hard to get any quality work done these days so we'd rather see a plain home well maintained even if out-dated.

Think you have done the right thing. Beecles is lovely, had a friend who had a holiday home there many years ago. If you reduce the price then hopefully you will buy that bit cheaper too. Good luck. It’s not nice to sell and buy.

I didn't think the price was hugely far out, but how the market responds is the real test.

My feeling was the gardens looked poor and scruffy and a bit of work there needed.

It's a shame you did not go for an ASHP rather than the oil burner as these work well to mop up any excess solar and would remove the large oil tank from outside.

Also if the solar is yours or you are on a "rent a roof" scheme. Buyer/mortgages tend not to like the rent a roof schemes.

Edit : Also might be worth pushing the potential for extension, as that side bit where the oil tank is looks massive if it is all yours, and currently unused space.

A lot to learn here including a few truths. Don't get put off by the clickbait title - it doesn't occupy much time in the video.

OP when I look at your house I just think of all the work I'd need to do. The garden is a mess and your target audience isn't families, it's retirees, so they don't want to see your children's toys, they want a nice, tidy garden to sit in. Your garden isn't that and it will be very off-putting.

To improve its appeal I would:

  • Have a huge de-clutter. People don't want to see YOUR stuff, they want to imagine THEIR stuff in your house.
  • Paint the whole thing white. It's a small house and every room is a different colour with different bits of wallpaper and it's YOUR taste, not anyone else's.
  • Spray your driveway with weedkiller and then put down some gravel. Box in your oil tank.
  • Aerate, compost and reseed your lawn, water it for a couple of months, mow it and get rid of the toys and clutter.
  • Take a look at the house 4 miles away that is immaculately presented - yours doesn't have to be quite that soulless and devoid of personal effects - but you need to err towards that. Remember, people want to see the space and imagine their belongings in it.
  • After you've made the changes, get the photos redone.
  • And finally, put it on the market for £199,950.

I have a property that has an original 1964 (year of build) kitchen
it is not "fitted" but..

  • the wall cupboards are made of real solid wood, no melamine, no MDF.
  • each corner is made with a joinery joint, no dowel pins or corner "blocks"
  • all doors are as good as the day they were fitted, no door sag, no loose hinges
  • all drawers are solid and can support a lot more weight than a flimsy MDF thing
  • enamel costed drainer so no worries about burn rings if you put something hot on it
ok the downsides
  • there are no door soft /self closers, (my life is ruined)
  • the enamel sink and drainer is chipped and could (should) be replaced

It's a very nice house and must be so cheap to run. It would suit me if it was in my neck of the woods.
