House not getting much interest

So our house has been on for 4 months now. With very little interest, although all the house around this area seems to be in a similar situation.
Although it's starting to get frustrating as we would really like another baby but just do not have the space in this house.
Looking for some advice I'll add the link to our house I do understand some part are a bit cluttered (just struggling to find the time to give it a huge clear out)
I think maybe the kerb appeal is lacking?
Any suggestions (don't be too mean please 😂)

Personally, as others have said I would focus your efforts on decluttering and investing as much TLC as you can into the garden and the driveway. Hide as much of the kids garden stuff as you can. Consider returfing the lawn. Clean and/or repaint the front of the garden office. Def remove the skeletons. Paint the front fence and gate. You want to make it appeal to as many different people as possible.

inside, I think is better - declutter as much as you can (esp from the tops of cupboards etc) and as others have said I would focus your efforts on the utility.

I think it's lovely OP. Having just bought a two bed bungalow in Suffolk I'd have been very interested in yours had it been in a suitable area. I really don't understand why people go on about clutter and storage space....it isn't particularly cluttered and surely people can use their imagination a bit?
I (stupidly) put my right move listing on here a few months ago and someone told me to remove personal photos. As if someone's going to walk in and say "Well it's a lovely house but I can't cope with the photos on the sideboard"!

Such a lovely house!! My first thoughts are lack of kerb appeal out front, and the clutter as others have mentioned. You might need to be in a position to reduce below your bottom line. The market can be very stale for sellers right now.

We recently sold having been on the market for near on 18 months. We ended up selling for 20k LESS than what we bought it for 3 years ago. Any less than that and we would have had zero deposit for an onward purchase.

In the end, all you can do it take the best suggestions above, and get your price low. You're either prioritising a quick sale or a sale at your preferred price I think!

Okay so I had a look on Google Street map which shows older photos dating back to 2009.
The OP mentioned that it has an ‘access’ through the garden and I can see this on the older street map. It splits the garden in 2 so you have a separate garden plot as it were where the cabin is.

Is it a public footpath OP or just a private access for the properties perpendicular to yours?
This may be why you aren’t getting viewings.

The garden looks really pretty in the older photos which does show its potential.

@BurntBroccoli oh wow I've never seen that 2009 one before the garden looks a lot manageable when we got it.
Nice to see what it's like if we did cut the plants back always worried about loosing the privacy as you can see in the window quite a lot maybe if we just kept the big palm tree rather than all the bushes near the fence

Yes I would trim all the bushes right down at the front of the house (you don’t need to remove them completely). You could invest in some pretty pots and plants (that you could take). I would also get the leylandii height trimmed down if it’s still high.
Maybe paint your front fence a nice sage green - you could also paint the fence alongside the garden area to make it look coherent. Some of those fence planters would look pretty along there.

It looks a really quiet little area. I’m sure it’ll sell!

Things that would put me off

Solar panels at the front of the property
Wood panelling in kitchen ( is that hiding something )
The back garden isn’t attractive with the building on the right and the grass needs attention
Clutter needs clearing

no idea on price as I don’t know the area

Drive area looks like the Sahara as does the back 'lawn' ... there's a drought but that doesn't account for how awful it looks.

@Plantatreetoday it's not hiding anything i just lik panelling personal preference and the house is old so the walls aren't the straightest so we had a bit of a nightmare doing the tiles in the bathroom so went for something a bit quicker.

@mumda vey annoyingly we got this all returfed for a load of moles to rip through it one summer ...never had it happen before and hadn't happened since but been a nightmare to get it back to how it was

You might not 'personally' like it but thats the big new trend, its called modern farmhouse and will be everywhere soon.

A new trend cannot be 'dated' just because its not your taste, its like how popular baby names now are Edith and Olive and Evelyn, they might sound 'old' to some generations but they are the 'current new trend' too.

Most people don't get round to hopping on trends until they are almost dead but its very much the OPPOSITE of dated, its brand new and on trend.

The Artex isn't on trend in the UK (although bizzarey is coming back among gen Z buyers especially in the USA though so probably will hit trend in 10 years or so) but many houses have artex its not a huge issue especially in a retirement bungalow.

’modern farmhouse’? I’m sorry but Hannah Hauxwell lived in a more modern farmhouse than this!
Anyone young and/or living in the south may want to google her!

Im just saying that some people, including myself, would be concerned

We bought a house on 2000 with panelling like that and when we moved in and removed it moisture had become trapped ( due to lack of ventilation ) behind it and the plaster and brickwork was coming away

So for me
It would be a concern

I was expecting a bomb site based on the comments. But it looks like a great home. Refreshingly, no inspirational writings, twigs or over-sized clocks!

First things first, increasing your £150K pp in line with house prices would only take it to around £175K today. You can't expect the additional £30K invested to be returned to you in full. Go for 50%.

I like all the new eco gear but putting the panels on the roof without cleaning it or replacing it makes it look "rough" and a potential issue. The listing doesn't mention batteries.

Apply to the council to drop the curb. Tidy the driveway. Add some fencing to shield off the back from the front. See if you can get someone to returf the garden.

Good luck. Pop it back on in the Spring. And check the EA stats before you sign up with them. Tel them to quote you a price to sell within 8 weeks and limit their contract to 8 weeks. Expect to pay a bigger fee but it demonstrates real motivation to sell.

Honestly OP, I think it’s fine, and the price is okay.

What I would do is major declutter, make the conservatory a conservatory and not a storage room. Minimalise wherever you can. Viewers should be able too see beyond clutter, but many can’t. Could family, friends store stuff for you?

I think it’s a perfect retirement bungalow, in a nice area.

So I’d put baby plans on hold until next Spring, do the declutter, and hold firm on the price. If no sensible offer before then, give the estate agent notice, have a break, then remarket just before Easter with new agent . I think prices will level out, maybe increase next year, so hold tight for now.

It looks like there's something weird happening with the ceilings with the dark shadows? Like mould/damp, especially the photo where you can see over the kitchen cabinets. I'm sure it's the photo not actually mouldy but it would make me think twice.

Your driveway isn't really a driveway as there's no dropped kerb - and it looks like the edge of the pavement is getting damaged - did you get permission for a drive? I'd worry about the council turning up, charging me for the pavement repair and banning use of the drive.

But, overall I like it, nice little home, affordable for lots of people.

It's nice enough, and it will sell, but I think you need to adjust your price expectation I'm afraid. Looking at what else is available I would value it about 180k. That's not what you want to hear I know - but realistically prices are falling in most areas now and if you do want to achieve a sale then don't wait too long to reduce. It won't get much better value wise in the near future. Prices are likley to keep working downward for a while imo.

Good luck OP, you've had a lot of great advice. I would be very drawn to a house that was so economical to run, so I think highlighting that is key. And your garden could be a keen veg growers dream.

Also, I just want to say thank you, as I went down a 'Beccles' rabbit hole and now I can add Puddingmoor to my list of potential retirement moves (especially if it's a pink house with river access! What a treat!).
Beccles looks lovely. Is the Lido open most of the year?

I looked at the Rightmove listing on the OP, which has 17 pics (still on both Rightmove and agent's own site). The final photo is the only one of the "off road parking" but has no cars on the drive at all

Only being honest here but these are my thoughts…
Sorry but my immediate thought from the outside pic was ‘old people’s bungalow’
Your inside pics are absolutely terrible….you need a MASSIVE clear out
Does your child REALLY need all those soft toys hanging over the bed?
Clutter everywhere just says ‘no storage’ but I assume there’s plenty space, just far too many belongings.
Internal soft furnishings …e.g. curtains need to go. Invest a hundred or so on some ikea voiles to lighten the place up.
Can you spare a weekend and a couple of hundred quid to tidy up the garden…?
Im sorry if this is harsh but if you want to sell before winter you need to take drastic action.
Sometimes you need an independent and honest view…although I know from my own experience it’s hard to hear some things

@Rehab4rightmove Beccles is beautiful! Obviously you get better part than others but Puddingmoor is definitely one of the best part and yes the lido is open all year.

We've asked the agent to take the house off the market...so just waiting for that. Then we can give it a freshen up and go on at a lower price in a few months 🤞
