Found this property which looks OK and I’ve contacted the estate agent and it looks like the property has not had any viewings despite being on for months.. is there anything I’m missing here?? It does seem overpriced but anything else jumps at you please?

It's really badly marketed! Two photos of the kitchen / diner but none of the living room or conservatory and only 3 bedrooms shown. Bedroom 5 isn't really bedroom as it's off bedroom 4, and bedroom 2 is an odd shape. Bedroom 1 and 3 are the only good sized double rooms. I agree with PP, it looks a lot smaller on the photos than it does from the outside but that style of house is always going to lose a lot space upstairs due to the sloping roof.
Compared to the 2 properties nearby that are on the market at £575 and £595 it seems very over-priced given how much modernisation it needs (I reckon £100k+)

columnatedruinsdomino · 25/07/2025 10:02

The owners should be very angry at the EA! The photos are appalling and only show two bedrooms. None of the conservatory or the main reception room. What is going on? Yes, it needs updating but it is liveable and shouldn’t really expect to reduce by tens of thousands just because it isn’t to current tastes. A great family home to put your own stamp on I would say. The close looks cosy and green. Have you visited the road op? Get a feel for shade, road noise etc. I don’t know the town so can’t comment on how nice/horrid it is and also whether the price is reasonable. I can’t think why there have been no viewings, did the EA mean no offers?

MinnieGirl · 25/07/2025 13:32

I know the area…it’s a nicer part of Chatham! Very near the motorway and close to the private hospital. Not a bad price although as others have said, the EA has done no favours with the photos. Go and have a look. See what street parking is like. You are very close to the hospital where parking is not easy, so may get issues there.. if no one is offering you might get a bargain

Cattery · 25/07/2025 13:40

Looks fine from the outside. The inside looks like something from a weird US movie. Horrible plus a terrible overload of pine and dismal decorating.

DelphiniumBlue · 25/07/2025 13:44

It's a strange listing. It doesn't show photos of all the bedrooms, or of the lounge.
It describes it as 5 bedrooms whereas access to the 5th is via the 4th, so I'd call that misleading. I'd be wondering what they were trying to hide by not showing all the bedrooms and living room, and wondering what's happened to the garden. If the owners have lived there for so long, why is it empty? No borders/mature plants etc?
I'd go to view it though if I was looking for a large house in that area. But the whole time I'd be thinking that the sellers or their agents were not being transparent, and I would be looking for problems.

RantzNotBantz · 25/07/2025 13:44

Noise from the M2?

Odd that only 3 bedrooms are photographed.

The 5th bedroom is accessed via another bedroom so it isn’t really 5 bed.

But if you like the look of it, go and see.

myheadsjustmush · 25/07/2025 15:02

I cannot comment on the price, as I don't know this area at all.

Looking at the photographs, this property does seem quite dark inside. It is not presented particularly well - the living room being a prime example.

It does look very dated - the interior would need completely redoing.

The garden is a lovely size, surrounded by trees - but again, some of the fence panels are being propped up with a piece of wood.

The rooms are not that big either.

But, if you like it, and are prepared to spend some money bringing it up to standard, then go for it!

Viviennemary · 25/07/2025 15:06

The kitchen looks absolutely tiny. And the garden is uninspiring. It's quite nice from the outside though.

dotdotdotdash · 25/07/2025 15:19

Renovation is expensive these days and the whole place needs updating which would cost £££. There’s no proper photos of the conservatory. They can be a liability if they’re old and falling to bits so probably would be off putting.

Gunz · 25/07/2025 16:57

Needs alot of updating and has that been reflected in the price?. Ceilings, Kitchen, two bathrooms and no doubt the conservatory roof if it's not been shown. That could set you back 100K. Heating and CT will be high - needs a buyer with deep pockets.

Gardendiary · 25/07/2025 17:07

Rabbitrabbitrun · 24/07/2025 23:04

It’s a bit short of photos. I wonder why the dining room is also used as a living room and what’s going on with the actual living room.

Exactly this, why is there a massive living room on the plan and no photo?

GasPanic · 25/07/2025 17:10

To me photos don't look good.
Conservatory looks more like a lean to than a proper conservatory.
Bathrooms and kitchens look dated.
It looks like the road might be private, so all the issues with shared driveways.

It certainly doesn't look like a bargin.

Hellohelga · 25/07/2025 17:13

Proximity to motorway?

FancyBiscuitsLevel · 25/07/2025 17:21

As everyone else has said, needs redecorating, which if it’s priced at the same as similar sized properties that don’t need decorating, could be the reason for no viewings.

from the map, it looks like there’s a public footpath running alongside and across the back garden. What’s the crime like in the area? If there’s quite a few break ins, buyers will be put off a place with public access to the back.

Itsawildridealright · 25/07/2025 17:27

Only 12 photos, only one pic of one of the bathrooms, 3 photos of 2 bedrooms (where are the other 3?).. definitely looks like they are trying to hide something! And as others have said, terrible, terrible decor... 😳

Amyc24 · 25/07/2025 17:27

Guys!!! Wow!!! Thank you!!! But let’s just say I’m shocked after reading all these comments lol I hadn’t thought of half of the things everyone had come up with 😂
I think I will arrange a viewing next week and see what’s going on myself. But Walderslade isn’t Chatham per say it’s a lovely area x

Roselilly36 · 25/07/2025 17:34

Why aren’t all the rooms photographed? This always makes me a little suspicious. Seems overpriced for the level of renovations required. Very poorly presented. And on a hill?

Tinytigertail · 25/07/2025 17:35

That is a really good price for the house, or at least it would be where I live. The decor needs a revamp, but that's not a huge job. I wonder about the area though, l'm pretty sure it's Medway, Kent which doesn't have the greatest reputation with friends in other areas of Kent.

Darlingk · 25/07/2025 17:45

Bedroom 5 isn't really a bedroom as you can't access it. Neither bedroom 4 nor bedroom 5 have a window so query whether they can be used as bedrooms at all (unless it's an issue with the plan). Really you would need to reconfigure the whole upstairs to make decent use of the space. Downstairs layout isn't great either and it all needs updating. No idea on price as I don't know the area.

I'm surprised that the agent would tell you there have been no viewings! Not a great salesman.

Nevergotdivorced · 25/07/2025 17:49

I’ve had a good look, the floor plan is really poor but with some money and a good architect you could have a fabulous forever home.

The kitchen, dining room and utility need to be knocked through to create an open plan kitchen, living diner.

Bedrooms 4&5 need to reconfigured to one large master suite with walk in wardrobes and an en suite bathroom.

The conservatory needs to be demolished.

Replacement windows, render and new cladding would really look fabulous.

The street view looks really nice, lots of lovely individual homes.

There is a good reason the other rooms have not been photographed, they will be fairly dire!

Check the age of the boiler, the flood risk and asbestos(most likely in garage).

OnARainyDay2012 · 25/07/2025 18:58

You have to walk through one of the bedrooms to get to the other. Kitchen is tiny. No pic of the living room or conservatory. Decor is dated. Houses in Chatham can't be worth that much surely!
