Found this property which looks OK and I’ve contacted the estate agent and it looks like the property has not had any viewings despite being on for months.. is there anything I’m missing here?? It does seem overpriced but anything else jumps at you please?

I don't know the area so can't comment in the price. The decor is very outdated, especially the bathrooms and kitchen. Bedroom 2 is an odd shape - long but only 7 feet wide. Overall, it's smaller than it looks from the outside. The garden is just a patch of lawn.

Edited to correct factual errors

TheSilentSister · 24/07/2025 23:00

I don't know the prices in that area but it seems reasonable for a 5 bed detached house.
The agent hasn't done them any favours with the photos. There are no pics of the conservatory and what about the separate lounge? All I saw was a lounge with a dining table in front of a TV - all next to the kitchen.
Looks a bit dated.
Defo worth a viewing though.

TrousersOfTime · 24/07/2025 23:01

I don't know the area well, but Chatham doesn't have a good rep. Bedroom 2 is a weird shape - long and very narrow...bedroom 5 isn't really a bedroom, unless it's occupant is very good friends with the occupant of bedroom 4, given that that's the only access!
Kitchen is miniscule (although there is a utility) and it needs full redecoration, plus new kitchen and bathrooms...
Oh, and the garden is tiny.

Rabbitrabbitrun · 24/07/2025 23:04

It’s a bit short of photos. I wonder why the dining room is also used as a living room and what’s going on with the actual living room.

abathofmilkwithladydi · 24/07/2025 23:23

You couldn't pay me to live in Chatham.

Ellmau · 24/07/2025 23:36

Only two bathrooms, one of which is an ensuite - everyone else has to use the main bath.

Is bedroom 5 a mezzanine from no 4? A loft conversion?

The garden looks unloved. There's just nothing in it apart from a mossy bit of concrete which is what I assume they're calling a patio, but is at the far end of the garden.

Conservatories are not energy efficient, and it looks rather like a lean-to.

But if you think it's worth a look, view it. And do report back!

EnjoythemoneyJane · 24/07/2025 23:37

It’s very dated and will need a fair bit of cosmetic work. It’s not a 5 bed, it’s a 3 bed with a box room where you can climb up to a 6’ wide strip of extra space (could make a fun kids’ bedroom out of it though). Not fully photographed so I wonder what’s going on with the living room. Garden fence is falling down.

But it seems like a fair amount of house for the money (no idea whether that’s good value for the area or not, though). Road looks nice enough, you’ve got secure parking and garden. If you had enough spare cash you could do something really nice with it - sort out the bedrooms and bathrooms, reconfigure the kitchen diner, zhush up the outside space

ZoomingSusan · 25/07/2025 00:04

I love the garden, surrounded by trees and not paved or covered in plastic grass. The downstairs layout is good and the house is a good size.
I don't think it's reasonable to call it 5 beds when one 'bedroom' is not much more than a passage into another bedroom. They should call it a study or dressing room.
The bathrooms are all dated and a bit tatty and the kitchen though in OK condition is also dated. Many buyers would want to replace them which would be expensive.
It's close to the M2 and you'll probably hear traffic noise from that, and notice some pollution, though those lovely tress will help with that.

Ddakji · 25/07/2025 00:11

Dead person’s house. Lots of updating needed. I don’t know Chatham but it looks within earshot of that road (motorway?). It’s not 5 beds really.

nottoplan · 25/07/2025 00:23

I would pay the purchase price not to live in Chatham

DazedAndConfused321 · 25/07/2025 00:26

Odd size and shape rooms but it's a nice house. Other than decor, not terribly outdated. Kitchen seems ok, bathrooms could do with redesign but you could paint the kitchen if you don't want to fully renovate/replace it. Garden is great, probably room to extend if you wanted to, or build a garden summer house/office type thing.

If you don't need all of the bedrooms, you could spend some money renovating the top floor, knock out walls and make it make more sense. I don't think it's too bad though really. Worth a look!

I'd imagine a downside is the proximity to the motorway, but that might not bother you.

SaintGermain · 25/07/2025 00:27

It is dated inside. On the exterior is that wood or composite? If it’s wood then it will require maintenance.

Personally,, I don’t like it and Chatham isn’t a great area.

  • Overall Crime Rate: Chatham's overall crime rate is higher than the Kent average, and it ranks among the top 20 most dangerous towns in Kent.
  • Violent Crime: Violent and sexual offenses are the most prevalent crimes in Chatham.
  • Shoplifting: Shoplifting has seen a notable increase in the past year, according to Plumplot.
  • Anti-social behaviour: Chatham has also experienced high rates of anti-social behavior.
  • Criminal Damage and Arson: Chatham has also seen high rates of criminal damage and arson

Dstoat · 25/07/2025 00:35

The layout upstairs is awful and would need to be sorted or it’s not a usable 5 bed.

sarsaparillatree · 25/07/2025 00:54

It's a bit of a 70's mish-mash but I think with a refresh of the decor it would be great. It looks well-built - get a survey and if that's fine everything else is just cosmetic. A good, well constructed building is far more important than the frills.

I don't understand the obsession with en-suite bathrooms everywhere unless you are running a hotel. They are unnecessary and take up useful bedroom space. So long as there are at least 2 loos, and maybe one shower room plus a bathroom somewhere it's fine for a family.

Yes the garden is empty, but it means you have a blank canvas to indulge your own ideas.

There are not enough photos to comment more, and I know nothing about the area it is in.

Mumwithbaggage · 25/07/2025 02:04

Walderslade and Chatham are very different! Go and look, check exactly where it is then decide. Definitely a doer upper.

Longingforspringtime · 25/07/2025 04:27

It’s not actually in Chatham. It’s quite a pleasant area and very handy for the motorway. It looks good value for the size of the house and plot. If you’re prepared to update it, it could be a lovely home.

XVGN · 25/07/2025 07:33

The current owners have been there for over 25 years. That's always a good recommendation. Next door are 18 years.

The area is as safe as can be for the area. No flood risk. Just the potential of noise from the motorway.

If the price had increased along with the county average then it should be on for £760K (or £700K for neighbour). £600K looks good allowing for updates.

DrySherry · 25/07/2025 07:51

Seems to be quite a lot of 4 bed layouts in better more up to date condition in the general area for similar prices. As pointed out its not really a 5 bed and the layout would frustrate. I would say price is a bit top end'y and plenty of others to choose from will be why it's not popular

ScoobyDoesnt · 25/07/2025 07:58

Don’t know the area at all.

But it’s a quirky interesting house! Very dated, but all cosmetic.

Agree with PPs that it’s odd there’s no pictures of the lounge or the conservatory, which looks like it might just be a glorified lean to. The upstairs layout is weird, but if you don’t need 5 bedrooms, the bed 4/5 would make a fun teenagers space.

If you don’t need all the garage space, I’d put the utility in the back part of the garage and knock the kitchen / utility / dining room into one big kitchen / dining space.

Garden looks a bit boring, but a really good size.

PrincessOfPreschool · 25/07/2025 08:09

My parents have struggled to sell their dated (all cosmetic) house. In the end they came down nearly 100 grand to a similar price to this. I would say their house is a lot nicer (newer kitchen/bathrooms) and commuting distance to London but not a particularly desirable town. You could put in a cheeky offer on this one (I would go around 80k less) if you're willing to do the work/ live with it, after looking round it. The windows probably need doing too in the long run as it will bring in much more light not to have the diamond panes but I think it looks like a great house with lots of potential. I like the look on the outside.

PrincessOfPreschool · 25/07/2025 08:15

Check council tax price. That's a high band! That was another problem with my parents' house, v high council tax and just the two of them.

It’s not high for a house of that size, my 2 bed flat worth less than half that house is in band F!

PrincessOfPreschool · 25/07/2025 08:31

Really? My 5 bed house, edge of London is band E. We did appeal as they moved it up 2 bands after we moved in. It depends what the council tax price is in the area, and what you're used to paying, but it is important to check.

Mauro711 · 25/07/2025 09:00

It's not really a 5 bedroom place. Bedroom 5 has no window, you have to walk through bedroom 4 to get to it. It's more like a dressing room for bedroom 4. Bedroom 2 is unusable the way it is right now as they have built in wardrobes in the only space that a bed could fit. The bedrooms are all strange shapes and the built in wardrobes in most of them makes them difficult to furnish + there will be sloping ceilings in all of them. Otherwise, it's all very dated but the garden is a good size. The area in general is very green and leafy, but I am not sure if the motorway noice would be an issue.

summerskyblue · 25/07/2025 09:02

Don't know the area but wanted to say it looks like it has artex ceilings and that should be tested for asbestos.
