which property would you buy?

Apartment 1 is €250,000 euros, 3rd floor top floor, balcony, lift, 105 square meters, 2 bedrooms, 1 bathroom and bathroom with just toilet and sink

Apartment 2 is €264,000, 2nd floor from 5 floors, no balcony, lifr, 126 square meters, 3 bedrooms, 1 of those has an ensuite, 1 bathroom.

Both have their pros! If outdoor space and top-floor quiet are important, Apartment 1 sounds lovely with the balcony and lift. But if you need more space and an extra bedroom, Apartment 2 offers great value, especially with the ensuite. Personally, I’d lean toward Apartment 2 for the extra room and practicality geometry dash —unless the lack of a balcony is a dealbreaker.

On just those detailsI would buy property 1, no upstairs noise, balcony, LIFT (not so much for every day, but shopping, furniture, visitors etc & my bike. It just about killed me carrying it up & down several flights of stairs a few times a day!!)

but without relevant information (such as for how many people/service charges/local amenities area safety' I don't know what you should do

Who will be living their ? Is it a forever home? I ask as 3 bedrooms would be better if family bigger but lift would be bonus if retirement to consider

It seems strange to be comparing flats with different number of bedrooms.

That said, I would choose the first one because I prefer top floor flats - no one walking about above you; if you don't need 3 bedrooms then the extra space will either be unused or fill up with clutter. And I like a balcony - somewhere to grown plants and sit out.

Not clear whether 2 has a lift or doesn't have a lift.

So if 2 has a lift the biggest difference is 1 has one less bedroom but has balcony.
So my questions are - how big is balcony? And is balcony covered or open top?

Also - which one does your gut like?

Don't suppose you'd post links so we can see both better?

Definitely apartment 1. Having some outdoor
space would be important to me and having lived with noisy neighbours upstairs I would never do it again

Hard to answer without knowing how many people would be living there.

on the face of it 1 seems a much better option, if 2 bedrooms works for you,

what about soundproofing, views, neighbourhoods?

a very hard question to answer without context for your needs. Do you need 3rd bedroom? How many people are moving in?
For me without knowing context, neither. I wouldn't buy a flat without balcony and I wouldn't buy a flat without 2 proper bathrooms.

Just me, when I was in my 20s looking for a starter flat - definitely apartment 1 - I'd tell my friends it was the penthouse 😂

Me, now, with a family in my 40s - neither.

OP is asking which of these two you would choose, it being implied that you are looking at this from the OPs perspective, with the OPs budget

I'd do apartment 1

No one living above you for noise
Lift
Balcony for outside space and, presumably, the ability to open doors and get some fresh air in ...after the past two weeks so important!

I would look more into the roof. Is it likely to be OK in heavy rain, or noisy, and do birds nest or walk around on it at 4am on summer mornings! What's the insulation and roof structure like? Will it be too hot in summer too cold in winter?

I would instinctively choose top floor and balcony. BUT, is it big enough for your family is the question?

Also, what is the aspect of flat 2 (eg nice large windows/view/is there communal outside space or landscaping that makes up for no balcony?)

Also, what is the climate like? A hot place means a balcony would be more appealing for eg.

2, for the extra bedroom.

I might consider 1 if the balcony was massive, there was no green space whatsoever locally (ie in the middle of Barcelona), or if the person living there is either a single person or couple, with no kids.

For me with kids though, I’d want more space (we used to live in a 2BR flat until DS was 7, close to 2 large London parks and multiple smaller ones so could be outdoors whenever we wanted. Moving to a 3BR has been great - adding a balcony to our old flat wouldn’t have done much).

I'd never buy, rent or holiday in an apartment without some outside space. Remember covid?

Top floor all the way with the balcony, if the sq m is enough for your needs.
